Complaint: [redacted] I am rejecting this response because: Again I am not disputing the extra rent money nor the water even tho we were never given the last water billI am disputing the carpet for oneThe flood traffic from an entire week we should not have to pay for and the measly 50$ you took off is ridiculousNot to mention [redacted] had numerous people in our home as well to look at the house which is more dirt tracked in so yes we deserved more than 50$ offSecondly it is not stated in the lease that we were to professionally clean the carpetWe have copies of the lease that do not state thatAlso we were charged for damage of an air conditioner that we never usedIt sat in the basement so any damage came from the flood which is your prolem so we get 35$ for thatAnd lastly [redacted] accused us of stealing yhe shower curtainThat is quite absurdWe have numerous witnesses who seen our camo shower curtain that weve had for yearsThere was no shower curtain there when we moved in and we took ours that wr paid forWe definately should not be paying for yoursThats ridiculousThat is another 15$ you owe usYou can not just make up things that you want and charge your past tenants for themThats called theftSo we expect 50$ at the least returned or we take this matter further Regards, [redacted] ***

[redacted] , It is true that the entire security deposit was not returned to the previous tenants, but that has nothing to do with when their rent had been paid. They received all moneys that were remaining after all costs incurred by the tenants were paid. There were some issues with the house, as there are with any house. Issues that we knew about were taken care of, with the exception of the" driveway". it was rather rough; it was not a cement driveway, but dirt, with access from the street. There was room at the curb for two to three vehicles to park. The first time we heard anything about kitchen cabinets breaking was after the tenants had moved. If there were plumbing issues, they were always taken care of promptly. The basement did flood right before the tenants moved. Hundreds of basements in Sterling flooded at that time, due to the high water table. The tenant called on Sunday, May 24, 2015, at 12 noon to say that there was approximately six inches of water in the basement. The owner and his father-in-law went to the house to pump out water. Monday, the 25th was Memorial Day, so the two on them had to be there quite often to try to keep up with pumping the water out. We tried to respect the tenants time and did not go before 8:30 AM or after 7:30 PM. We always called first, to make sure that it was acceptable. Two plumbers came to the house at 9:00 AM on Tuesday, May 26, to install a sump pump. The flood was not planned, but we had to deal with it, regardless of any inconvenience to ourselves or the tenants. The tenants seemed to be fine while the water problems were being taken care of. As you will see in their lease agreement, the carpets were to be professionally cleaned after they vacated the house. Per the lease, they had not fulfilled that obligation, so we hired a professional carpet cleaner. Due to the flood, the carpet in the basement and stairway was replaced, so the only carpet that was shampooed was upstairs. The total bill was $205.00: we deducted $50.00 from the total for the "flood traffic". As obvious in the photos, additional cleaning was necessary. All charges are valid; almost half of the security deposit was used to cover the prorated rent for the month, and the delinquent water bill and the charge to reconnect the water. Secondly it is not stated in the lease that we were to professionally clean the carpet. We have 3 copies of the lease that do not state that. Also we were charged for damage of an air conditioner that we never used. It sat in the basement so any damage came from the flood which is your prolem so we get 35$ for that.
