Unfortunatly we were built in the 1970's and we have alot of the original plumbing. There are times that we get water line breaks that are not scheduled. They are what we call emergencies. We work hard to conserve water and take action right away. If there is a water
emergencey it is in my policy to fix the problem immediatley. This in turn at times causes an emergencey water shut off. I hate these too they are a pain to fix. I am glad that we do fix the problems. I feel we should not be punished for taking good care of our property. If there is a water repair to be made that comes up in a preventative matter then we do scheduale the shut off and send notices to our residents. I will not abate someones rent for the water being shut off for a few hours at a time. I do acknowledge an inconvienince but we work diligently to get the repairs made. If there was ever a time where we had the water off for hours or more I would definitely consider a rent abatement

I am rejecting this response because: New Mexico Statutes 47-8-paragraph six and New Mexico Statutes 47-8-paragraph In one instance the pipe at the north east end of the property was leaking for three days before you shut off the waterThe fact that you did not notify your tenants of the water being shut off was due to your laziness and not an "emergency" Waking up and not having water to make my baby a bottle, having to go to my mother in laws house in order to bathe and feed my daughter, caused by you not meeting your required state owner obligations, makes the apartment inhospitable on those days
