I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below
Thank you for the response to our complaint. At this time actually we are amazed that such property management would say the house was a mess when we visited homes prior to us finding one where even the realtors showing us the homes said the *** house looked amazing. There may have been some odds and end weeds growing, but the yard and everything will still very nice, and we have neighbors that can attest to this as well for they are shocked after we told them property management said we destroyed the house basically. They said they would never rent from the owner of this home anywhere just knowing how bad they ripped the tenant off for repairs for work that was quoted for $750. Also, pretty sad to say that they still knowingly rip a good family off after one of the family members has a major heart attack and pretty much was in NJ and unable to take a look at any water issue, etcso he trusted the actual property management vendor to be honest with repair costs. Come to find out from the contractors I called after returning from NJ to ask what it would have cost to fix things they gave me quotes at $750, and said we got ripped off. It is besides the point. I am not seeing any funds back other than keeping a complaint against this property management company for overcharging. To even quote $for landscaping is beyond us. Even our neighbor down the way from the *** house said what did your owner of house do charge you for call all of their foot trees in the back, or they charged you $to pull weeds when their guy does it for $40. Well, I am keeping the complaint on file, and we will make sure no one rents from this owner of this property since there are so many rental review websites online. We would rather save others if they forget to pull weeds, or dust some base boards and do some minor cleaning, that they might get a bill for 10x what it would cost. And as far as staying in the house until October 1st, it is because no one ever emailed us back saying cannot stay. I already paid the full months rent and was never emailed saying we will just charge you until the 20th. Also, I am sure we actually were never reimbursed for our hotel stay for $111, in which are neighbors said if your owner does not reimburse you for that, to remind them never to rent or refer them to rent anything from this owner. I was a former landlord actually, and had to fully clean one of my properties and actually replace some sheet rocked walls, and I told the tenant I know things are tight for you, so do not worry about it, just get back on your feet. They still email me to this day. It is interesting to see when you go online how many property management and landlords try to keep their tenants deposits. There would not be so many articles on it if it was not a shady practice of a few bad owners of homes.

The [redacted] family had been tenants at [redacted] for over 2 years. They have always kept the house well decorated and neat and have had only one HOA violation for weeds in that time period. 
In December of 2013 they had a mishap in the house by leaving the main...

upstairs bathroom sink running for hours thus causing a tremendous amount of water damage. Originally [redacted] called our office saying a water pipe had burst. We went to look at the damage and problem that caused it and did not find a burst pipe. 
We were stumped as to what happened. While in the house looking for the reason for the flooding the oldest son came home from high school and we asked what he knew. He told us that his sister left the water on in the sink what created the flooding and the damage made more sense. Later that day we got a call from [redacted] saying the dog jumped on the vanity and turned on the water which at that point we knew was not true. Since it was damage that the tenant cause they were responsible for the repairs and remediation. 
I bring this up because it shows again how these people will be untruthful when it comes to money out of their pocket. The owner paid the bill for the repairs and worked with Mr [redacted] and Ms [redacted] for repayment. The reason they only got back $612 out of $1700 deposit was not only because they did not clean the house and landscape but also because they owned the owners for the rest of the repairs.
In total what is being challenged is $500 was kept from their deposit by direction of the owner; $200 for landscaping and $300 for house cleaning. 
I have attached several pictures showing how dirty the house was. Also [redacted] signed a cleaning addendum with their lease which they agreed to abide by. They continually throw off their responsibility to clean and vacate the house properly to the owner, new tenant and us the agents by saying that "the owner visited the house twice before we moved out, as well as the new tenants and said it looked great"  well what did he expect them to say; "the house is decorated nicely and it looks good but it is really dirty so I hope you clean it well" 
On 9/4 Mr. [redacted] sent me a text asking if the owners would be willing to accept an early move out and he only pay until the 20th. So again looking to reduce what he is obligated to pay per the lease agreement. In the end he was still in the house with belongs still on site on October 1st. They were not charged extra even though we had no access until the 2nd. 
On 10/2 the owner went to the house and at 6:54 am sent me a text saying the yard in front and back is a mess and she started cleaning it up. There were weeds in the planters and in the rocks in back and front. At 2:23 pm she text-ed again and said "[redacted] is disgusting, no deposit back for [redacted]."  I had to reminder her that we could not keep it all  just because the house was dirty. There was no damage so they did deserve what they got back. 
Last but not least the owner is not obligated to pay for a hotel because there was no AC. They had no air for less than 24 hours and we immediately called for service when notified the AC was not functioning. IF we did owe for a hotel the cap is the daily cost if the rent which in the case would be $55 not the whole hotel bill.
