Our experience with Design Homes has been excellent. From the very beginning their customer service is top-notch. Angela is great to work with on the buy/sell side and all the staff whom I have come into contact with have been very friendly and helpful. They build with impeccable quality. I would highly recommend Design Homes!

My husband and I recently purchased a new move-in ready home and we are so happy with our decision; we love our new home! This is our second time purchasing from Design Homes, and our third time working directly with Angela Flory, their VP of Sales & Marketing (two purchases and one sale). We reached out to Angela when we began looking at homes in the Centerville-area (we were relocating back to Ohio from Virginia). We knew that it would be a challenge to home shop from another state, let alone during a global pandemic (thanks COVID). As our realtor, Angela went above and beyond and made sure that our transition back, and the purchase of a new home, was as seamless as possible. She also intervened in areas that were outside of her normal duties, in order to ensure that we were able to close on time. Similarly, Shery Oakes, President & Owner of Design Homes, was very accommodating as well. We are grateful to Design Homes for building quality homes in beautiful communities, and we are grateful for their gorgeous move-in ready homes (which prevented us from having to relocate, rent, and wait to build a new home). While we were familiar with the quality and beauty that Design Homes produces (having purchased from them before), the commitment and dedication from Angela further solidified our appreciation and respect for her and Design Homes. - Suzanne & Shaun B.

Buying a home is a lot of steps and effort. Building a home requires many more steps and efforts and they are more involved. Our experience with Design Homes began when we found a house being built and our experience continues to be very professional. Changes were made, very few issues (which were all minor) were smoothly resolved.
Over the past couple of years we watched as Soraya Farms took shape. When it was time to downsize (which we did ha ha to a slightly bigger home) we found a great team to guide us through what is a highly organized and helpful process.
It is our experience that folks in Soraya are very pleased with their house and with the neighborhood. My wife and I love our Magnolia house.

Building cuts corners on high ticket items like the hvac/ furnace. All Design Homes cares about is the $$$$ not their customers.
Noticed some issues in our house with air and heat issues. We could not properly cool or heat the house to a good temperature. Called Airtron which was a fail. All airtron did was an air balance which did nothing. The problem kept coming back.That's when I called a hvac specialist for some assistance and that's when I found out my unit was not going to keep up with my house because the unit was undersized. Tried to get the builder involved with Airtron to get a meeting planned to discuss why the unit was undersized. The builder was not interestd neither was Airtrton to hear me out. All they wanted me to do was to wait till it warms up then they can come and check it out. Mind you I have a one year old daughter living upstairs. Just got a lot of excuses from the company and telling me I was bullying them. I was trying to fix the problem in my house so that my daughter could sleep comfortable.

They never cared!

Deisgn Homes feels strongly we made every attempt to meet and discuss the HVAC issues the homeowner stated he was having. He declined meeting with the surperintedant on several occasions upon which time we considered the matter closed and sent him a letter stating just that. Please see the attached email correspondence.

Please note the house passed all inspections by the county as well as sized by our contractor to ensure the units installed are condusive to work well in the home.

Also please know the owner of Design Homes spoke to the homeowner on several occasions in an attempt to resolve his complaints.

Design Homes has gone above and beyond to try and remedy the issue for the homeowner. Bottom line is the homeowner wanted a new unit and didnt want to discuss any other option.

I offered *** to come out with Airtron and I was refused a meeting by both companies. Design Homes told me that they would not meet and my issue was not their concern.

The house passes inspections because they checked feasibility on the havac system. The inspector never calculated the numbers to see if the system would keep up with the house. Design Homes is aware of this and they know they can skip on hvac systemes in houses to keep their costs down. The county does nothing for the home buyers and this needs to change or I will see that this gets changed. There is nothing to protect the home buyer and builders take advantage! The county needs to inspect that insulation is to the approximately level. which Design Homes did put 1-3 inch insulation in areas in my attic. How do they get away with that? do they care about building a quality house?

Design Homes did nothing to solve my complaints I have saved every email and I can insure you they did nothing for my benefit. Stay away from this builder.

I'm not the only person complaining about heating/cooling issues. Design Homes has plenty of complaints in this area.

design homes needs to stop doing the bare minimum and build a quality home.

In May 2019, I purchased my home in Soraya Farms. The house was a spec home. There were a few minor issues that surfaced during the inspection. Design Homes addressed them right away without any pushback. What is standard with them is oftentimes upgrades with other builders. No matter who I dealt with, they were always willing to help! We love our house and the community!

The Tenant left his unit in a manner that is not acceptable or what was agreed upon in his Lease Agreement which states "Tenant shall be responsible for maintaining the property in as good of condition as when they took possession and shall return the property to the Landlord at the termination of the Agreement in the same condition they received it, ordinary wear and tear excepted." The Tenant is also required to have the carpets cleaned and did not. See pictures attached of proof of unit condition. I have more pictures if necessary. We are very fair when returning deposit money however this unit was left in an unacceptable manner as stated above.

For the past 2 years we have enjoyed living in Soraya Farms in our home built by Design Homes. We have had homes built in the past by other builders so we understand both the pleasures and pitfalls of having a home built. We have been very pleased with Design Homes construction. As with any new home, an issue or two (hopefully minor) will surface after construction. We are pleased to say our issues were addressed quickly and pleasantly. Our experience with Design Homes' quality, building process, and follow-up has been outstanding. Dennis and Sheryl R

Building a home can be a daunting undertaking and from past experience we were hesitant to go through it again. But, after touring the homes in Soraya Farms and spending time with the folks of Design Homes we decided to trust them to build our dream home! It has been 4 years since we built our home and we are still extremely happy. Any issues we had during the build and even after we moved in were quickly addressed and handled to our satisfaction.

Four and a half years ago we retired, sold our 4-bedroom home in another city and bought our Soraya Farms Condo. This existing one-story condo fit our wish list perfectly, from the configuration and colors, to wide plank flooring and spacious great room. We didn't need to build! We are most satisfied with Design Homes and the Soraya Farms community because of the quality-built homes, friendly community, quiet location and easy access to Dayton, Cincinnati and I75.

Every appliance in home has broken, most multiple times. The furnace and A/C alone have cost almost $10k in repairs. Still have leaks in basement.
Very poorly built home, design fixes nothing. Microwave broke 5 times, replaced twice now broke again and no longer manufactured. Dishwasher broke and repaired, Roof leaks, furnace repaired 4 times, A/C repaired 4 times and finally installed a new one at a $6000 cost. Design was always contacted and refused to fix anything. Now we have two leaks in the basement. One likely from tray under master bedroom shower which is cracked and entire tile shower floor needs to be pulled up but we can't find anybody to do it. Another leak in the walls nobody can fix. All repairmen just tell us how poorly built the home was. I'm in the USAF and this is our 8th home. Ive didn't more on repairs that I paid fir my entire first home.

Dear Dr. ***,

We at Design Homes are very concerned with your disappointment and subsequent review. Our goal is to have every homeowner enjoy their home. It is my understanding that you have raised concerns with the appliances in your home, the roof, and a shower pan in your bathroom.

As a preliminary matter, our records indicate that you recently contacted our front desk. Our records reflect that you requested vendor and manufacturer warranty information - primarily involving faulty appliances. We have no record that you expressed any of the other issues or concerns you have raised. If you did initiate a complaint or claim that was not responded to, I would personally like to know, as I strive for timely, professional, and courteous communication with all of our homeowners. Even if we provide an answer they do not want to hear, we aim for clear and direct communication. My sincere apologies if we failed to achieve that here.

Regarding your appliances, the number of issues you claim with your appliances is indeed extreme. But like all homebuilders, we must rely on manufacturer warranties as it relates to these items. We are happy to provide you any warranty information we have, but that information would also have been provided to you at the closing of your home. Further, as you might expect, we have no control over any manufacturer's decision to discontinue products or supply parts. I am hopeful you will get some positive response in any timely warranty claims you file with the various appliance manufacturers.

As it concerns the manner in which your home was constructed. All of our homes are inspected for quality workmanship before we give any homeowner the keys to their new home. Importantly, new construction must be inspected and signed off on by the County of residence throughout the construction of the home. That occurred here, and the home passed inspections. This approval process is in place to protect the homeowner, but it also protects the builder. If issues of workmanship are found during the building process, the builder would fail the county inspection and be required to fix those items before proceeding further with the home. If the construction passes inspection, the builder can point to that approval as evidence that the construction was sound. But even if the home satisfies county approval, Design Homes maintains its own rigorous internal inspection process to insure quality construction to prevent issues like those of which you have complained.

Please understand that many variables can affect the integrity of a home - especially as time passes. Routine maintenance is imperative, and if not timely completed, more serious issues may arise. We have no knowledge as to the manner in which you have maintained your home, but it is simply a reminder that timely repairs and proper use are critical to avoid more serious issues from occurring. It is also worth noting that in the 8 years since your home was constructed, there have been severe storms that may have caused damage to your roof. We often advise homeowners to consider an inspection of their home after a severe storm - particularly the roof and siding elements following hail and strong winds.

Please contact our office and I will be happy to meet you at your home. I look forward to working towards a resolution that allows you to enjoy your beautiful home. Before we meet, however, you have alleged that several contractors have informed you that the construction on your home was in some way defective. Would you please provide us with the contact information for these contractors and provided us with anything they provided you in writing that supports your comments? It will help me to be fully informed.

I have all the emails and messages from multiple contacts over the years always from *** and more recently *** I have never met *** even when purchasing the original home. The home did pass inspections when built and items starting breaking and leaking the day we moved in. For the first year most items were covered. However since that time we have been left to foot the large bills on our own. I have kept all emails of correspondence with the company and was always just given the numbers of contractors that I can pay to fix the items. We are actually doing less repairs as the home gets older as items are fixed properly and as we found our folks to fix items, no items Design fixed remained fixed.
As a member of the military it is imperative that honest reviews of companies are posted online as we use this when we move to new areas and know nobody in the area. Design is not a custom builder as we were told (6 homes with same floor plan on my street) and based on 8 prior homes, this is the most repairs we have ever had to make. I respect Revdex.com and other home sites for allowing me to tell others.
