Revdex.comDear Ms***,I am in receipt of your letter concerning a complaint from Mr***.Mrand Mrs*** originally purchased an "online" houseplan from another company which has no affiliation with Design Options, Inc That plan did not meet code
requirements for their county They came to us to get wall bracing details and to make changes to the houseplan We gave them two options: We could do the wall bracing and mathe original plan with their changes at a lesser cost.We could redo the entire plan with their changes including everything the county would need to issue a permit, which would be more expensive. We recommended the second choice, which would have been a guaranteed product from our company They chose the first option to have us provide the wall bracing and matheir original plan per their specifications Mr***'s complaints regarding doors, master bath, bay window, etcwere all changes which he or Mrs*** specifically requested to the original plan Yes, they were marked directly on the plan because that was their choice If they had allowed us to redo the plan per our recommendation, they would have received clean original prints. The wall bracing detail is correct; it is shown on a panel, which they object to; however, the purpose of a wall bracing detail is to show a nail pattern, it does not mean that a panel has to be usedIt is a standard method of showing wall bracing according to Virginia building codes. The original "online" plan, which they purchased from another company, was somewhat jumbled, and apparently their plan reviewer had difficulty finding things In a phone conversation with the plan reviewer our CAD operator was able to direct the reviewer to sections of the original houseplan which seemed to answer his questions. The roofplan which Mr*** contends was not provided is located on page of the original "online" houseplan. We have requested that Mr*** send us the plan reviewer's comment sheet so that we can address any remaining issues, but we have not received that document. We understand Mr***'s frustration, and were willing to work with him through the often difficult process of securing a permit, however, we did what was requested.Sincerely,*** ***Business ManagerDesign Options, Inc

Review: We rendered Design options Inc. service with the understanding that you would provide everything that is needed in order to submit for our building application to Spotsylvania county building department for the permit approval process . they were to correct the main things that werent up to code:Unfortunately the county denied the wall bracing that was provided (so we had to hire another company who had an engineer on staff). The tactics that Design options Inc. used to lure us in to get our money was morally wrong and terrible business ethics. The quality of work that was sent back to us was something I could have done from the start. below are some examples of what was done by Design options Inc.-Crossing out bay windows doesnt work-No roof drawing-Master bathroom doors are too small-The toilet area is way to narrow in the master bath. Now we lost a lot of time and money, because the plan that you revised for us was inadequate work. We asked you to make it to where our county will accept it.Desired Settlement: We request a full refund..

Revdex.comDear Ms. [redacted],I am in receipt of your letter concerning a complaint from Mr. [redacted].Mr. and Mrs. [redacted] originally purchased an "online" houseplan from another company which has no affiliation with Design Options, Inc. That plan did not meet code requirements for their county. They came to us to get wall bracing details and to make changes to the houseplan. We gave them two options: We could do the wall bracing and mark-up the original plan with their changes at a lesser cost.We could redo the entire plan with their changes including everything the county would need to issue a permit, which would be more expensive. We recommended the second choice, which would have been a guaranteed product from our company. They chose the first option to have us provide the wall bracing and mark-up their original plan per their specifications. Mr. [redacted]'s complaints regarding doors, master bath, bay window, etc. were all changes which he or Mrs. [redacted] specifically requested to the original plan. Yes, they were marked directly on the plan because that was their choice. If they had allowed us to redo the plan per our recommendation, they would have received clean original prints. The wall bracing detail is correct; it is shown on a panel, which they object to; however, the purpose of a wall bracing detail is to show a nail pattern, it does not mean that a panel has to be used. It is a standard method of showing wall bracing according to Virginia building codes. The original "online" plan, which they purchased from another company, was somewhat jumbled, and apparently their plan reviewer had difficulty finding things. In a phone conversation with the plan reviewer our CAD operator was able to direct the reviewer to sections of the original houseplan which seemed to answer his questions. The roofplan which Mr. [redacted] contends was not provided is located on page 3 of the original "online" houseplan. We have requested that Mr. [redacted] send us the plan reviewer's comment sheet so that we can address any remaining issues, but we have not received that document. We understand Mr. [redacted]'s frustration, and were willing to work with him through the often difficult process of securing a permit, however, we did what was requested.Sincerely,[redacted]Business ManagerDesign Options, Inc
