Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below. There is nothing wrong with the pipes We have high standards regarding our plumbing & fix any & all problems promptly to withstand long-term useage, not just patch it up Some paint got on the piping, so your conclusion was that we were hiding something The electrical panels were installed by professionals according to the code of the time & are not illegal If the caulking used on the roof is good enough for boats it’s certainly good enough for roofs & meets the minimum rating The deadbolt lock works perfectly fine, but because it “sticks a little” you recommended replacing it Same for the doorbell Our entire entertainment system was moved, presumably to check the electrical outlets; I seriously doubt the buyer did that You didn’t just disconnect the dryer vent, you sufficiently pulled the hose out & away from the opening so that we had to crawl under the house to fix it; it was working perfectly fine before you arrived Then you wrote us up for having a non-working dryer vent Now you’re trying to blame the buyer It took us over a month to uncover all the damage you did The ceiling has been tested for asbestos & came up negative Your scare tactics was enough to run the buyer off, which was obviously the goal all along They found a house they liked better & just wanted out of the contract without forfeiting their deposit Your sloppy workmanship didn’t fool us for a moment You’re a liar & a scoundrel & we are investigating your license for, among other things, conflict of interest There is no resolution to this confict I just want others to know what they're getting if they hire this dishonest person, & to send him back where he came from

In response to the complaint regarding the home inspection. I have a responsibility to the buyer to identify material defect of the systems and components of the home on the day of the inspection, there are photos documenting the problems that were identified in the report such
as I inferred that wiring or plumbing needs replacement is wrong if you read the report summary it identifies the waste piping is cast iron which has a service life or approximately years and I recommended a video scope be performed to identify defects not replacement as you stated. All main electrical service panels are required to have inch clearance in front and inches to the side and all circuit breakers must be labeled as required by the National electric code, if they are not labeled would ask them to be labeled but I would not tell a client the wiring needs to be replaced that is not true. The marine caulking looks similar to interior bath caulking however this caulking is for boats not roofs. We do not test acoustic ceiling texture and quite commonly homes built during this era contained asbestos and as such the buyers should be aware of thisI recommend testing for asbestos. The complaint states that I damaged computers and cords which is not true, nor did I break or damage anything or move anything however the buyer could have as I cannot keep tabs during my inspection. I do apologize if I accidentally knocked over the pet headstone but this not done maliciously but purely on accident, sorry about that

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below. There is nothing wrong with the pipes.  We have high standards regarding our plumbing & fix any & all problems promptly to withstand long-term useage, not just patch it up.  Some paint got on the piping, so your conclusion was that we were hiding something.  The electrical panels were installed by professionals according to the code of the time & are not illegal.  If the caulking used on the roof is good enough for boats it’s certainly good enough for roofs & meets the minimum rating.  The deadbolt lock works perfectly fine, but because it “sticks a little” you recommended replacing it.  Same for the doorbell.  Our entire entertainment system was moved, presumably to check the electrical outlets; I seriously doubt the buyer did that.  You didn’t just disconnect the dryer vent, you sufficiently pulled the hose out & away from the opening so that we had to crawl under the house to fix it; it was working perfectly fine before you arrived.  Then you wrote us up for having a non-working dryer vent.  Now you’re trying to blame the buyer.  It took us over a month to uncover all the damage you did.  The ceiling has been tested for asbestos & came up negative.  Your scare tactics was enough to run the buyer off, which was obviously the goal all along.  They found a house they liked better & just wanted out of the contract without forfeiting their deposit.  Your sloppy workmanship didn’t fool us for a moment.  You’re a liar & a scoundrel & we are investigating your license for, among other things, conflict of interest.
There is no resolution to this confict.  I just want others to know what they're getting if they hire this dishonest person, & to send him back where he came from.

Review: Home inspector said things weren't working in our home that were, gave such a lousy report that the buyers backed out of the contract. Even things that were working perfectly fine by his own account, like the deadbolt & doorbell, he recommended replacing anyway. Made general comments like ceiling MAY contain asbestos - does it or doesn't it?Implied house was not up to code when it is.Said plumbing had no regulator when it does.Said interior caulking was used outside when it wasn't, 3M5200 Marine Sealant was used.Nothing wrong with the plumbing but said it should all be replaced anyway; said a pipe painted indicated we might have something to hide so therefore all the plumbing should be replaced throughout the whole house.Same for the electric - nothing wrong there either, we've not had even so much as a breaker blow in over a decade, but he puts on the report breakers aren't labeled so therefore recommend rewiring entire house. There were dozens of incidences like that - if something squeaked or stuck, he didn't recommend fixing, he recommend replacing entirely by a qualified contractor.None of these things are expensive or time-consuming to do but the client didn't want to negotiate. They obviously wanted to back out of the contract & the realtor, [redacted], said she could help & so got this numbnut, [redacted], who comes right out & claims on his report that he's not a qualified anything, to declare our home should be condemned by the health dept.Other things on his report states that he doesn't comment on cosmetic considerations, which is a boldfaced lie - if something was functional but ugly he recommended it be replaced. It didn't keep him from commenting on things that weren't staying after we move.He moved furniture which his report said he wouldn't do - he disconnected several computers, pinched & crimped cords, stripped washers, & TUMPED OVER MY DEAD PET'S TOMBSTONE. He was a bull in a china shop - if it wasn't broken before, it was when he got done with it.Desired Settlement: I want the $8000 [redacted] should have lost for backing out of the contract erroneously. I also want [redacted] to get out of the home inspection business - he's not a professional anything & the public needs to know he does not tell the truth. He is not an electrician or a plumber, doesn't know what he's looking at, & isn't qualified to comment. He just downright lied about some things & I want to know why - I deserve the truth.

In response to the complaint regarding the home inspection. I have a responsibility to the buyer to identify material defect of the systems and components of the home on the day of the inspection, there are photos documenting the problems that were identified in the report such as I inferred that wiring or plumbing needs replacement is wrong if you read the report summary it identifies the waste piping is cast iron which has a service life or approximately 40 years and I recommended a video scope be performed to identify defects not replacement as you stated. All main electrical service panels are required to have 36 inch clearance in front and 12 inches to the side and all circuit breakers must be labeled as required by the National electric code, if they are not labeled would ask them to be labeled but I would not tell a client the wiring needs to be replaced that is not true. The marine caulking looks similar to interior bath caulking however this caulking is for boats not roofs. We do not test acoustic ceiling texture and quite commonly homes built during this era contained asbestos and as such the buyers should be aware of this. I recommend testing for asbestos.
