Diamond Rock is not a company to rent from. They will overcharge you, put poor quality appliances in their rental units, and have poor service resolution. Examples:
1. Moved in and right off the bat had a non-functioning furnace (no heat) for the first 6 months. Finally resolved in November. Keep in mind I was a single mom with 2 small daughters. We had to all snuggle around the fire place at nice to keep warm until it was fixed. The service man (they went through 3 during that time) even told me that he didn't even recognize the brand of furnace I had in my unit.
2. Leak under my sink within 2 days of living there. Had to have them come out again.
3. Dishwasher broke - they had to replace it. After being replaced, they put it in crooked so it kept rubbing the side wood panel and cracked it.
4. One of the high recessed light fixtures in the kitchen kept going out since the canister or wiring was bad. It was very expensive to keep buying bulbs for it. Even after they came out a couple of times and 'fixed' it, it still kept going out.
5. Only gave me one garage door opener, but said they gave me two and is now charging me for a unreturned opener for $25 more than the lease said it would be to replace one.
6. Charging for a dent in the inside panel of the garage door. Didn't give me an invoice for it ($400)
7. Says in the lease you are allowed to have holes to hang pictures, but charge for them anyway after you move out...even though they were filled in by me.
8. The duplex was spotless (clean) when I moved out, but they are charging me $180 for cleaning ladies to come in and clean it. Other than the garage needing a little more cleaning, I can't think of anything that wasn't spotless when I moved out. When asked for an itemized breakdown of what was cleaned (twice), only the hours worked and how many rooms they 'cleaned' was included. The cleaning invoice was $175.00, but my move out statement charged me $180.00.
9. They want to charge me $395 to fill holes that I already did, replace one refrigerator drawer that had a tiny crack in it, 5 HOURS labor to fix two little holes in the kitchen floor the size of a nickel and a dime, and a door stop.
10. Now they are saying that the the duplex should look exactly the way it did when I moved in. Keep in mind it was new when I moved in. My 2 daughters and I lived there 6 years and when I moved out it was nearly spotless. When I asked what constituted 'wear and tear', they (the company's mediator) said the paint job. Really??
Now that I'm sharing my story with people I know, I've been told that Diamond Rock nickel and dime's people. I wish I would have known when I was looking for places to live.
