Revdex.com Case #12575833 – [redacted] and [redacted] moved into [redacted] July 1, 2017.  Since this time they have been late on rent 5 times and an eviction was file in November 2017.  All delinquent rent accounts are sent a required Ohio 3-day letter that reads legal...

fees will be charged to the residents account if an eviction is processed.  The account was charged $350 for eviction fees.  As of January 10, 2018 rent is delinquent and eviction proceedings may be filed again. On October 16th Mrs. [redacted] contacted the Home Office regarding her gas being shut off.  [redacted] (Regional Manager) spoke with Mrs. [redacted] on October 17th.  The gas was turned off for non-payment of invoice.  Mrs. [redacted] agreed it was shut off for non-payment and paid the bill immediately.  The gas company would not turn on the gas until [redacted]s has the gas lines grounded.  This was done immediately to restore gas service.  Mrs. [redacted] mentioned she has paperwork from the Gas Company stating there was a gas leak and when asked to provide this paperwork to the office she refused.  Our leasing office called the gas company immediately to confirm if the information Mrs. [redacted] provided via phone was correct and the gas company said there was no gas leak and that service will be restored once the lines were grounded.  Gas was restored within a few days and Mrs. [redacted] confirmed via email that the services will be restored by October 20th. Recently our office requested that all communication from Mr. & Mrs. [redacted] be communicated via email as there have been several inconsistent conversations between them and the office team regarding rent, utilities owed and small balances due.  Communication via email was also requested by the office due to the unprofessionalism of language used towards Tamika (Community Director) from both Mr. & Mrs. [redacted]. Our company policy is that our office asks if there is permission to enter an apartment when a work order is submitted and is clearly marked on the work order if permission to enter is granted or an appointment was requested.  Before entering an apartment, maintenance will knock on the door and if there is no answer they will unlock the door and call out “maintenance” before entering the apartment.
