This is in response to [redacted] complaint regarding his security deposit Ripton Properties, LLC is the Management Company that handles tenant mo/ move-out issues [redacted] is responsible for damages he caused while a tenant with us and refuses to take responsibility for these damages In early November [redacted] attempted to clean the ovenHe used spray on oven cleaner and then proceeded to use the self-cleaning feature of the ovenThis caused a major short circuit and blew out the oven element beyond repair We brought in our appliance repair vendor for diagnosis and were told it could not be repairedKnowing he was a single parent on a tight budget we offered to split the cost of a new oven at $eachHe said he did not have the moneyI told him to let me know when he did and he never didOnce he provided days notice he was vacating, this offer was revoked In early December he came to me and explained he had no waterUpon inspection, that was caused by frozen pipes due to him turning off the heat to save moneyWe immediately remedied the situation by bringing in heaters and turning up the heat before the pipes burst When [redacted] moved out, he did not disassemble his metal queen size bed frame and caused major damage by dropping it down the steps and getting it stuck in the lower foyer stairwellThis caused gouges in the drywall and joint cracks that had to be repaired The ceiling also had to be repainted since it merged with the stairwell repair The carpet cleaning and any unpaid utility bills are the tenants responsibility upon vacating the unit Interest on the security deposit was paid at the state of CT rate of 0.11% in full with the remainder of the security deposit Everything [redacted] is responsible for is clearly explained in his signed lease Regards, [redacted]

Complaint: [redacted] I am rejecting this response because: Complaint: [redacted] I am rejecting this response because: On May 31, *** arrived at my front door where my year year old daughter and I were completing our move out of [redacted] Where [redacted] , resided as our neighbor for the past year June 1, to May 31, [redacted] asked, are you done, ready for the walk through I said, thats fine but we are not complete in our cleaning At this point it was 1:pm on May 31, [redacted] commented, he had a prospective tenant coming to see the place and he needed to work that evening so we could do the walk through then Walking in, [redacted] commented The place looks great As we had spent considerable time cleaning the town home inside and out Actually, more clean that when we moved in I also took pictures of the entire place As we walked through the town house [redacted] commented that he did not have the move in/ move out inspection check list Though he lives right next door, I trusted him as we had a positive, respectful tenant landlord relationship until the move out We verbally agreed I would take care of the cost of the carpet cleaning at I also called directly the carpet cleaning company [redacted] wanted to use to make sure they were coming Then referred them to *** We also spoke about the stove That we would split the cost of the stove and [redacted] stated, I will keep my word on that I also have text messages directly from [redacted] as late as May 5th where he stated I will keep my word We agreed to split the cost of the stove replacement at each I can provide the printed text messages with dates and times When we were walking down the stairs ***, my daughter and myself looked at the stairwell I offered my [redacted] to look at it I mentioned, I planned on continuing to work on the scratches that I caused I was going to home depot to get spakle repair and I was going to fix the scratches caused by the bed [redacted] said Thats fine As I still had the remainder of May to repair scratches Upon leaving Myself, my daughter and [redacted] walked out of the home [redacted] asked if I had the keys I provided [redacted] with the keys that I had and said that I thought my ex girlfriend may have a set of keys and I would contact her and get them back Before I was able to call her, I received a call from my ex- girlfriend stating that my landlord had called her directly Standing now outside of the townhouse [redacted] stated, the place looks great to me I need to give the place a "refresh" painting anyway, so don't worry about the minor scratches I am going to have my painter come in before the new tenant comes in We again agreed, that he would take out the for the stove and the for the carpet cleaning Even though there is a deducatble for any appliance or repairs needed in the home Beyond that I verbally agreed to pay for half of the cost of the stove And agreed to the carpet cleaning though that should be classified under wear and tear So, by our agreement, [redacted] was taking of the security deposit On July 2nd Over days later I receive a invoice in the mail Stating - for stairwell/ drywall repair for [redacted] * This is unknown to me I had electricity in my name until I moved out and now I am being charged a additional [redacted] I have called and they do not know why either Written that I revoked the offer to split the cost of the stove I never revoked this offer I provided a day notice, documented, for our move out And I have documented text messages from ***'s email address Stating our agreement of the stove All which I can easily provide to you So instead of each [redacted] charged me for the entire cost of the stove and a estimate charge Conveiently, did not provide a inspection report upon move out and then kept over percent of my security deposit I called, professional painters locally Each one explained to me, a rough estimate Where a town home the size of the one we were in To paint the entire place would be approx To repair and paint a portion of a stairwell Would be, on a extreme end Not I was informed, your landlord is trying to charge you for painting his entire townhouse or he found a painter that is extremely over priced To request information about the painter/ contractor that did the repairs, though if in with your landlord, will not be honest I received a check for When I was expecting 1,of the 1,security deposit And it is unacceptable to be scammed of my money by a dishonest realtor and landlord That seems to have a personal issue with me and has not handled this whole matter professionally Which has surprised me as he is a real estate broker " [redacted] I received a invoice stating Ripton Properties so that is whom I am putting in my complaint Sincerely, [redacted]

Upon leaving.  Myself, my daughter and [redacted] walked out of the home.  [redacted] asked if I had the keys.  I provided [redacted] with the keys that I had and said that I thought my ex girlfriend may have a set of keys and I would contact her and get them back.  Before I was able to call her, I received a call from my ex- girlfriend stating that my landlord had called her directly.
 
Standing now outside of the townhouse [redacted] stated, the place looks great to me.  I need to give the place a "refresh" painting anyway, so don't worry about the minor scratches.  I am going to have my painter come in before the new tenant comes in.  We again agreed, that he would take out the 250.00 for the stove and the 150.00 for the carpet cleaning.  Even though there is a 100.00 deducatble for any appliance or repairs needed in the home.  Beyond that I verbally agreed to pay for half of the cost of the stove.  And agreed to the carpet cleaning though that should be classified under normal wear and tear.
 
So, by our agreement, [redacted] was taking 400.00 of the 1600.00 security deposit.
 
On July 2nd.  Over 30 days later.  I receive a invoice in the mail.  
Stating - 650.00 for stairwell/ drywall repair
38.00 for [redacted] *.  This is unknown to me.  I had electricity in my name until I moved out and now I am being charged a additional 38.00.  [redacted] * I have called and they do not know why either.
Written that I revoked the offer to split the cost of the stove.  I never revoked this offer.  I provided a 60 day notice, documented, for our move out.  And I have documented text messages from [redacted]'s email address.  Stating our agreement of the stove.  All which I can easily provide to you.
So instead of 250.00 each.  [redacted] charged me 500.00 for the entire cost of the stove and a 49.00 estimate charge.
 
Conveiently, did not provide a inspection report upon move out and then kept over 80 percent of my security deposit.
 
I called, 4 professional painters locally.  Each one explained to me, a rough estimate.  Where a town home the size of the one we were in.  To paint the entire place would be approx. 650.00.  To repair and paint a portion of a stairwell.  Would be, on a extreme end 200.00.  Not 650.00.  I was informed, your landlord is trying to charge you for painting his entire townhouse or he found a painter that is extremely over priced.  To request information about the painter/ contractor that did the repairs, though if in with your landlord, will not be honest.
 
I received a check for 215.00.  When I was expecting 1,200.00 of the 1,600.00 security deposit.  And it is unacceptable to be scammed of my money by a dishonest realtor and landlord.  That seems to have a personal issue with me and has not handled this whole matter professionally.  Which has surprised me as he is a real estate broker "[redacted]  I received a invoice stating Ripton Properties so that is whom I am putting in my complaint.

Our agent, Gerald D[redacted] was extremely knowledgable, personable, and attentive. He was always available to answer any questions as well as offer support and sound advice. He demonstrated that his clients best interests are a priority as he guided us through the purchase of our first family home. Mr. D[redacted] was an absolute pleasure to work with, from showing to closing. It was a wonderful experience!
