*** ***,I received the complaint from Ms*** *** in reference to ** *** *** ** *** *** **.Ms *** has complained about many things from cleaning not being to her standard, bushes not trimmed enough, doorbell not working, garage door not operating properly, gate on fence not
operating properly, toilet running improperly, closet racks need adjusting, washing machine hookup needs adjusting, bathtub leaking, HVAC not cooling enough, Mailbox needs replacing, and the chimney leaks from rain….among other thingsWe have worked diligently to verify these complaints and to fix the ones that are legitimateNot all complaints are emergencies, a safety concern or something we can force the owner to spend money onThe ones that are classified as such, are dealt with as quickly as possibleThe “Chimney Drip” she referred to has been looked at by numerous contractors to try and alleviate the problemThe owner even paid to have the cap replaced on top of the chimney, thinking this would solve the problemThe result was an email from Ms***, dated 19May2016, where she said “thank you for getting the chimney top repaired” and also said “thank you for working so hard to get the homeowner to agree to the repairs”. Evidently, the chimney is still dripping? But we are not neglecting Ms ***We have gone above and beyond to try and please her. This complaint was filed after Ms *** came in to tell us she was terminating her lease early, and we reminded her that she wasn’t allowed to just terminate with a day notice.Ms *** signed a one year lease, a legally binding contract in the state of ***, on March 7th, The contract states that the lease runs from March 8th, thru March 7th, 2017. On page of the lease contract, #under special stipulations says “ If tenant chooses to move out of the property prior to the expiration of the lease for any reason other than Official Military Orders that qualify for early move-out under the “SCRA” tenants are aware that they are fully responsible for the monthly rental payment until Lease expires or until said property is re-rented by qualified tenantTenant will be required to pay one (1) months rent as an Additional Administrative FeeTenant may not use Security Deposit to pay Additional Administrative Fee.”Ms *** and her ***, which are both on the lease, initialed this page when they signed the contract.Ms *** and her *** are not allowed under the contract to simply give a day notice to terminate the lease.I feel these complaints about repairs and filing a complaint with the Revdex.com are her way of trying to strong-arm us into letting her out of this legally binding contract. Please feel free to contact me with any questions or concerns.*** ** *** ***Disciple Property Management***

I am rejecting this response because:Many of the items listed as complaints in the Discipline's response were items that needed to taken care of when moved into the house.  An example is that none of the wire shelving was not attached to the back wall in the pantry and one of long wire shelves in the master closet. There have many problems with this house. None of our making. Discipline did not disclosed to us before we rented this house that any repairs over $250.00 required the homeowner's approval. We had full intention to live in this house until the end the first year's lease ended. Then we were planning on  terminating the lease and moving. However, I am a ** year old mother that had to move in with my [redacted], [redacted], in 2012 because of health reasons. [redacted]'s job changed here and she had to find a new job. She was unable to find employment in the [redacted], but through her contacts with [redacted] she was hired to work in  [redacted].  She had to report to work September 11, 2016.  A copy of her offer letter was supplied to Disciple. We have no choice but to terminate the lease effective 09/30/2016.[redacted]
