It starts here, Diversified Property ManagementHow you run your business is a cruel joke and a reflection of the type of people you areYou've lied to us, you don't respond to voicemails with a return call, and you hide behind paperwork written to protect you while practicing unfair bully tacticsI've heard that you've been steadily increasing your rates over the last months, and that is, also, a sad jokeYou hire contractors who do very little property lawn maintenanceGiving the appearance of ex-cons who do nothing but sit around and smoke, and cuss, and loudly talk about how they're gonna beat up some person they knew, on several occasionsWhen we, and several of our neighbors, who have also consequently moved, told you that there was a person living in the complex illegally who was convicted of sexually molesting a child, you ignored us all and did nothingYou instead chose to put your energy towards towing our car which was legally parked in a spot still belonging to *** mother, who owns the condoAsk me if I'm surprised that the tow company you contract with is all the way down in Fountain? Then ask me if I was surprised that they conveniently sell used cars of similar age and value as ours? Next is to warn everyone about you on every single business review websiteThen I'm taking it to the Revdex.com, followed by talking to an attorneyI encourage anyone who doesn't appreciate shady business practices to share this and warn the people you care aboutIf this company is in charge of managing where you live, or you are thinking of moving to property they manage, avoid them at all costs

One person, while nice, is the single point of contact for multiple neighborhoods, so service is terrible. This leads to a one size fits all mentality about specific issues of homeowners, which leads to blind enforcement of the bylaws. I agree with assessing a late fee on the dues, but after only 9 days?! Sometimes a bill that only comes 4 times a year can slip your mind. Plus the fee is a little exorbitant, $15 plus 21% interest, seriously!? For my neighborhood that equates to a 44% penalty, outrageous! In my book, that puts this business in the same league as payday lending companies. Also, the weeds in the common areas are allowed to grow rampant until anything is done about them. This makes the neighborhood look trashy throughout the summer. The landscaping leading into the neighborhood doesn't seem to be maintained at all, embarrassing. I was considering this company to manage rental property, but I don't stand for this and wont expect a prospective tenant to either.

I live in an HOA managed by a different company - NOT by Diversified Property Management. I'm quite displeased with my HOA's current company, not because of anything about my particular home (I have no "violations" and financials are in order) - my complaints are about their lousy service to the Board and all homeowners. So I started researching whether my HOA could get better service. I contacted DPM and asked if I could pose some questions to them about what level of service my HOA could get. I made clear I am not on the Board, so I would not be able to change my HOA's mgt co. Even tho I had no relation to DPM or its owners, even tho they had no obligation to help me, and even tho DPM could not be confident of getting a new client, one of the OWNERS ([redacted]) spent more than an hour fielding my questions (and confirming my HOA can get FAR better service). I offered to pay for his time - he wouldn't take it - just wanted to be helpful. Fantastic! But more than his willingness to help, I was impressed with DPM's stated willingness to fire HOAs - that's right - to decline to deal with unethical Boards who want to force the HOA company to violate the law or ethics in the proper management of HOAs. I appreciated his philosophy of encouraging transparency - he was startled to hear how non-transparent my HOA works. I liked how the OWNERS of DPM occasionally observe HOA meetings so the OWNERS can be aware of problems before they get too bad - my HOA seems to never see any rep of the mgt. co. except the property manager - so apparently the bosses of my HOA's mgt co. assume everything is fine. I was impressed that DPM actually surveys its client HOAs (and I think they also survey the HOA's homeowners) for feedback on DPM's performance - Wow! BOTTOM LINE: If you're considering getting a new HOA mgt company here in Co Springs, I would definitely recommend you consider hiring DPM.
