The client states that her loan was denied due to "too many inquiries"... Too many inquiries was not a reason for denial in the Notice of Action Taken letter that was sent to her so maybe someone else denied her for that reason, but not this office. The main reason... for the denial of her loan is due to the fact that she has Credit Disputes on her credit report and we can not proceed with a loan with open disputes. After disputes were discovered, I informed the client that there was some minor work to be done with the credit. She became upset by this news. The Notice of Action Taken document has been attached for review with the reasons for the denial and "too many inquiries" is not one of them. Given this the client has no basis for this specific complaint (denial due to too many inquiries). Also, once you apply for a loan the inquiries are on the credit report and can not be removed; the only way to not have credit inquiries is not to apply for loans. [redacted] ***

Once a client applies for credit the credit inquiry is on the report for months and there is nothing anyone can do, it is the classic water under the bridge scenario. The issue with the clients credit is not the inquiry it is the Credit Disputes that need to be removed to proceed
