Our company purchases foreclosed homes and completely remodels them for renting; we spent over $35,on repairing this home for tenants and they were the 1st tenants in this home.We provide a move in checklist for all tenants to assure documentation of property condition and create work orders for any found problems to be repaired(attached checklist for reference) The move in move out checklist was never returned from tenants; therefore, upon move in we assumed all items in the home were satisfactory and in working orderPictures in our system prior to move in show home in clean/damage free/bug free condition(available upon request)Since the move in of the family on August 4, to Sorg Place we have had OVER service work orders that have been schedule and completedWe will list and address her concerns firstBroken Window: I have attached the broken window picturePlease notice the location of the trash canWindow was repaired per work order attached and pictures attachedWe have, also at this time, repaired the garage doorSecond Window: AC in place, repaired with plexi-glass, until window AC was removed and new windows were ordered and will be installed as soon as they arriveTemporary Plexi-glass is in placeNo ACI have attached the work order and repairThis was due to a clogged furnace filter, that burned up several parts on the unitThis was not the tenants faultWe did respond as quickly as possibleThere can be 1-days delay if needed parts are not locally availableA New HVAC System was installed at Rehab only days prior to tenants moving inInappropriate words to daughterOur policy is to NEVER enter a property where a minor is present without an adult guardianThe mother was not home at the time of the service call, there was a family friend, when we arrivedThe work was to be done outsideThe year old followed the repair man out doorsWe have discussed with all adult family members and staffI am not sure this is an appropriate discussionI am happy to have a phone conversation if you preferAppliances are not in every unit, but can be rented from our Company as a convenience to the tenants: (appliance rental attached) Upon the signing of the lease and request to rent Stove and Refrigerator for the unit; a work order was immediately placed on August 3, (Wednesday) for the delivery of the appliances to be installed on August 8, 2016(Monday) (Work order attached) We have now changed our policy to include notification that the appliances may take up to days for deliveryPer Agreement signed and initialed by said tenants: "I understand that I have rented my house and it is free of fleas, bed bugs & roachesI understand that if the property has a problemwith any of the above, I will be responsible for the extermination fees." (lease attached) Middletown City Ordinance requires owners to maintain a bug free environment at the owners expense in a Multi-Family Unit; there are no requirements for an owner in a Single Family Unit and it therefore is stated in the lease as shown.However; we have assisted when requested and there have been several treatments scheduled to spray for bugs on 8/10/2016, 8/17, 8/31, 12/27, 1/03/2017, 1/and 1/17; most treatments were completed and mice pellets were also place where possible for rodent issueThe only treatments not completed were on 8/31/and 1/17/in which the tenant was not available to allow us in to spray; several calls were made in attempt to contact the tenant for access for this scheduled treatment due to dogs being present and not friendlyNone of these charges were billed to said tenants.The tenants signed a lease with the intent of having a total of residents residing in the said homeThe residents signed a pet agreement and have dogsTo present day the family has outgrown the home by 3-more residents/children(lease attached)We manage properties for multiple owners, we cannot let a tenant out of a lease without the owners permissionWe do have a policy that allows tenants to move to another property, but there is a financial responsibility that is required(see lease agreement)On November 11th we returned a call to Ms [redacted] about what could be done for a largerhome, she had no idea why we were calling; a message was also left on Ms***'s phone with the same information: "Per the lease contract signed they would be responsible for the rent of Sorg and they would need to put a new deposit and rent down to move somewhere else; if interested in working this out you can call us back."The tenants resolution for the extra family members in the household was to choose to make the enclosed patio their bedroom; this is not a living space and does not have heat or air conditioningIt is a season enclosed patio.We have completed all repairs except windows that are on order.We have systems in place for continuous contact with tenants as needed or as they wish to set it up: Email; texting, and phone calls as how they wish to be contacted.We sincerely strive to keep our tenants happy and in healthy, safe environments.Dix Property Management [redacted]

I have read Thier response and it's filled with not so much of the truthI have spoken in great lengths with many people and some have been helpful and some not so muchI believe I'm being told one thing and you another yes mice and bug issue are on the way to mendWe are out several hundred dollars worth of clothing not to mention wiring and TV's we have had to replace due to mice eating itThe issues of where they are getting in the house from has still not been addressedMost importantly no widows were ever fixed at this location as stated in Thier replyThe day the door was fixed to the garage that was all that was doneA piece of plex glass was put in one of the windows as a temporary solution it does not cover or seal any or all of the window A widow professional and his son was out about a month ago and assured they would follow up that next week when glass order came inBoth windows are still broken and unfixedI spoke with *** the Maintance supervisor on his cell about weeks ago to update and still have not heard anythingI spent hours on the phone one evening with another lady from Maintance as well about a week before mine and ***'s last conversation and while I was pleased someone was finally listening I believe now that I'm not being heardI'm contact board of health and city at this point to put rent to escrow as I can see now that we are getting no whereU can not fix one problem and hopes that it keeps me quite which it did for a brief moment until I read Thier response and they decided to put all the blame on the tenant not on the company and Thier lack of honest employeesIt's disturbing to think u can pay alot of money each and every month to a company and they treat you like your the issueI was told by Maintance supervisor *** when he gave me his cell number not to make complaints of Maintance to ladies in office cause they do not communicate wellThe portal we have is a joke and Tina has only ever gotten a message fromOne lady and I spent hrs on the phone with her and was promised a follow up email I could list all ongoing Maintance issues so she could check them over as they were completed I never got that email I'm not hard to work with but one thing I can not stand is a listThey are highly in the wrong for allowing issues to go unresolved for this long and of Thier Maintance guys offered to fix the windows to my approval and they was told to wait and hold off til glass company came well that was a month ago and both windows are still brokenI suggested and was completely OK with *** and *** putting in plex glass that fit and making it work as those two guys are the only ones in company that seem to care about the people that rent from this companyI have always spoken vary highly of them both However now I feel as though we are just getting the run around on widows that should have been fixed months ago It's sad They can keep doing thisI was told I can't move to bigger place without paying rent in both places I was also told that a solution may have been reached on thatTo call tabathaWhich I did the moment *** and I hung up and I left a message and well weeks later I still have not received a call backit's been one run around after another and I'm less than pleased with the outcome of this circus they call a rental company

A piece of plex glass was put in one of the windows as a temporary solution it does not cover or seal any or all of the window.  A widow professional and his son was out about a month ago and assured they would follow up that next week when glass order came in. Both windows are still broken and unfixed. I spoke with [redacted] the Maintance supervisor on his cell about 2 weeks ago to update and still have not heard anything. I spent hours on the phone one evening with another lady from Maintance as well about a week before mine and [redacted]'s last conversation and while I was pleased someone was finally listening . I believe now that I'm not being heard. I'm contact board of health and city at this point to put rent to escrow as I can see now that we are getting no where.
