Ms [redacted] is a tenant currently leasing a property from Dixon Leasing At the end of Ms [redacted] ’s most recent lease term, she was offered a standard renewal lease increasing her rent The renewal lease raised Ms [redacted] ’s monthly rental payment to the market rate - comparable with the surrounding area – as is common practice in accordance with New Jersey lawMs [redacted] ’s claim that Dixon Leasing “won’t give her any reason why” her rental amount has been increased is incorrect Dixon Leasing has responded to Ms [redacted] ’s numerous inquiries on this subject through phone, email, and standard mail, informing Ms [redacted] on each occasion that her rent is being increased to the market rate for the area

The property in question was tenanted and was not available to show until August 1st,
2016. ** *** is correct that we do not allow any person to pay a holding fee or lease a property sight unseen. *** *** had booked to view the property on August 2nd at 4.45pm. Prior to this time the property was viewed by another prospective tenant and was subsequently leased. In an effort to minimize inconvenience, ** *** and all other prospects booked to view the property after this time were notified as soon as possible that the property had been leased and that no further showings would take place

I am rejecting this response because:
The increase is over 19% and the late fee is over 30%, bothe are extremely over average market value

Flooding complaint was received and plumber was sent out within hours Another complaint came in on September 12, plumber was dispatched and cleared line and advised tenants that it was due to baby wipes
improperly being flushedOn September 16, an alternative vendor came in to check out the issue and confirmed there are no structural issues with the drain and issues were likely related to tenant flushing improper objects down the toilet
