We hired [redacted] to inspect a condo we were interested in purchasing. [redacted] went over the place with a fine tooth comb and pointed out everything that was wrong with the place, unsafe or in need of major repair. Needless to say after receiving his report we did not purchase it. A few weeks later we found a home to purchase. Because of his excellent work the first time, we requested him again. This time though, we were not present when he supposedly checked out the house. Just he and the real estate agent were present. The report we received on the home from him listed very minimal issues with the house so we ended up purchasing it. It has been several years since we have lived here, and every time I have to get a technician out here for one type of repair or another, I am always asked if we had a home inspector come through before purchase. Yes, we did. The technicians continue to tell me of all the things he missed and should have told us about. I am beginning to wonder if he even bothered to come to the house. His report states the home has no fences. He kind of missed the fence that runs down the entire west side of the back yard, the short section on the north side of the yard and another section on the east side of the yard. I could understand missing the east because that is behind the garage, but the rest?? He missed, or failed to mention an entire basement window that was buried under dirt. I noticed it right away when I went in the basement, but he didn't notice it at all. The outlets in the house are not flush with the drywall, and sink back into the wall when you try and plug things in. Front porch light? We have a switch to turn it on and off, but the entire light is gone. I have an electrician coming to try and find it under the siding. Electric eye on the garage door, the door repair man said there was never anything like that on the door, but [redacted] said it was there in his report. He also missed the fact that the back patio drains water towards the house and cannot be repaired, it must be completely torn out and redone. But the latest home inspector fiasco was just last week. We were going to be remodeling the bathroom (he also missed the fact that the ceiling fan vents into the attic, nowhere else) and when we had the construction people here measuring and checking out plumbing I got the same question. And once again when they got done laughing and shaking their heads, they pointed out the blatant code violations on the pipes that ran through the basement from the bathroom. I was told that any inspector should have noticed it right away if they actually looked at it. So for an additional $5000.00 I must have plumbing now replaced that was put in wrong to begin with and never noticed by the home inspector. If you can be with this man when he is inspecting a possible purchase for you, great, but never trust him to do the job when you are not there watching him!!
