Review: I lived in an apartment managed by this company. The landlord short changed me $57.00 in interest along with the fact he deducted bogus charges from my security deposit for 1. Blinds I paid for, 2. cleaning which was not necsssary.Desired Settlement: They need to pay me the $185.00 which I am due.

This is a reply to Ms [redacted]'s complaint regarding not being paid her interest on her security deposit and charges deducted from her security deposit.

Ms [redacted] lived at [redacted] for 89 months of those 89 months Ms [redacted] paid her rent late 61 times and only paid 8 late fee's

We are not required to pay any interest on a security deposit for any given month that the rent is late and a late fee was not paid.

We have made a correction already as there was an error to the percentage needed to be paid to security deposit interest. That corrected amount will be sent back to tenant but not the amount she claims.

Ms [redacted] feels that she should not have paid any late fee's and was habitually late paying her rent for 89 months. In all that time we never raised her rent due to her financial problems and continually tried to work with her. She always asked for a favor and we would always help her out. Doing the math of 53 late fee's x $50=$2,650.

When it was mentioned to her that in all that time she resided at [redacted] her rent was never raised she just replied well that was on you. Doing the math again had her rent been raised to adjust for inflation from $775 until the time that she vacated at just 1% per year would have been approx. $378 added rent she did not pay.

She was also given an assigned parking spot when no other tenant was given one so that she could be closer to the building entrance.

Addressing the bogus charges Ms [redacted] claims she bought all the mini blinds in her apt. We have been putting mini blinds in apts since 2003. They are required in all our apts and always installed. this building was completely remodeled in 2006 and all apts had mini blinds installed in them it is our policy.

There was trash left behind in the back porch and cleaning that was not completed by tenant. She liked to fry a lot of food and grease was everywhere on top and underneath all kitchen cabinets, side of frig and the stove and frig were not cleaned well at all

All told Ms [redacted] had only $126 deducted from her deposit, she was even given a good referral to her new landlord when asked about paying rent late. So after all that was done to assist and help her she has decided to file claim after claim to satisfy herself. We could have kept the whole security deposit to cover the expense of the late fee's she owed.

I am not in agreement with all the unnecessary information [redacted] put in his response. My paying late was NOT due to financial difficulty, however, it was mutually agreed upon numerous times due to at one point, my pay date changed on a job.

The terms were mutually agreed upon like I stated. When [redacted] asked or required a late fee, I paid it and never went over a month on my rent. If my payment was problematic, I would not have lived there for almost 9 years.

I’d like to add that the [redacted] made him pay me an additional $28.00 for his short changing me on my interest.

Review: Upon termination of our lease from DLM Properties and Investments in July of 2013, myself and my roommate received a portion of our security deposit back as per our lease agreementHowever, our security deposit was short $due to a "cleaning fee." The apartment was clean upon our exit, so we immediately contacted DLM Properties and Investments questioning this matter through:-phone calls-emails-certified letters-priority mail with delivery confirmationAs of 11/16/we have yet to receive a response through any mediumRepeated attempts have been made through all the above means with the intent to receive a receipt for cleaning fees or photographs of damaged/dirty areas of the apartment.Desired Settlement: Remainder of security deposit ($150) refunded

There was clearly an oversight of this matter and this situation will be corrected at once
I travel a lot between [redacted] and [redacted] and do not always get all messages and calls
We believe that this tenant's inspection report was confused with another tenant as to the results of the inspection of apt unit as July is a busy time of year for us
I have reviewed the inspection reports and this was clearly an error on our part and will correct this security deposit issue with past tenant immediately
