office and has avoided contact with our staffOur office took over the property in March and a "New Management Notice" was sent however mail came back unclaimed (see attachment)We were able to contact the tenant by phone soon after and inquire about the rent payment and were notified of an issue with the stove and no power in the bathroom, we advised the tenant that our we would follow up to schedule an appointment the same weekWe in repeated occasions tried to contact tenant thereafter in order to access the unitIn one occasion tenant was found outside but went into his unit when he saw our manager and did not answer the door when knocked onWe are aware of a dog in the unit and it is our practice not to access the unit unless someone is there for safety reasons
We were finally able to contact the tenant in person on Saturday June 21st at noon and delivered a five day notice herein attached and instructed him to contact our office on Monday, no call was receivedAs of today a lawsuit for unpaid rent and possession has been filedWe also contacted the tenant and an appointment was set for Friday July 25th to access the unitWe look forward to making any repairs if needed and collect rents due

for his clientWe followed our application process which provides all prospects the ability to apply for any of our properties as long as the unit is available and no lease agreement has been signed
We are happy to work with leasing agents and facilitate showing for their clientsIn fact the majority of our properties are leased by cooperating with other leasing agenciesFurthermore our website enable prospects to apply for rental considerationOur front desk which schedules for appointments with other agents follow through once an application or interest to apply is expressed
Our office first spoke with Mr*** on August On the same day our office emailed him a copy of the application with instruction that clearly states as follow "Your application will not be considered complete unless 1)A non refundable forty five ($45) application fee is attached to the rental application."
The application along with initialed instructions were emailed back to our office on August 14, however no application fee was includedOur office contacted Mr*** on August and informed him that his application was incomplete and that his client was required to pay for his screening in order for the application to be considered
The application fee was paid on August 20th, our office then proceeded to obtain a credit report dated 08/20/and ran a background search in cook county
All completed applications including Mr***'s client were presented for consideration to Management on August Our office called Mr*** that same day and informed him that another applicant had been chosen

the Tenant's security deposit. Our office is at no fault and has the contractual right to deduct for water and sewer cost which are the tenants responsibility according to the lease thus pay for repairs needed to bring the unit to its original move in condition when the tenant moved in.
The tenant first moved into our property in May 23 2013 and moved out June 3 2014. As noticed in the move-in/move-out form, the property was found in good condition upon the tenant moving in. Such move-in inspection is conducted with the tenant when signing the lease and taking possession, at that point the tenant is giving a chance to point out any repairs needed or issues with the property.
During tenancy our office attended several service calls and made repairs in timely manner including sewer backup caused by storms in the area.
As customary we conducted a final inspection once the tenant had moved out and turned all keys to our office. We related personally to the tenant that some of the walls needed to be painted. Such cost was deducted along with water expenses (see lease, page 3) and 3 days owed in rents for June 2014. We mailed a refund check for $135.94 to the tenant on June 20 2014.

I have been so blessed and impressed on the knowledge this one team brings to home renovation. They care and are honest, two characteristics missing in our world today. Every team member assigned to our project was original and skilled in their craft, friendly, caring, kind and experienced. Roberto, outstanding designer, Juan, a true extraordinary craftsman, they all are our extended family now! Pablo's expert concern and knowledge has helped us improve our home and enjoy what we worked hard to provide, a wonderful home and resting place to enjoy and entertain others.
