I am rejecting this response because: The management of this company is not being truthful The house had minor repair work neededI asked Mr [redacted] to do a walk through and he refusedI have the email where I attempted to set a dateHe returned my email with a call stating he did not want a walk through, Which was a red flag I was never told about any type of service that was brought up in his responseI also have pictures and a form that I filled out upon my move in which none of the rental property staff did a walk throughMy deposit was more than enough according to the letter I received from him which listed the repair as keysWhich I returned intactI had informed them regarding the bar door and was told it would be fineHis letter states: keys-109.94, carpet repair :275, day rent In Jan The he charged me and stated the charge was to get his house rent ready which when I moved in was unpainted, Carpets poorly cleaned, blinds not functioning properlyGarage door opener never workedI have an email stating that and the repair man stated it needed to be replacedHe did nothing to that house when I moved thereMy move in report I signed and delivered to them is in my files as well as move in and out pictures This Was very surprising to me that this company, after paying my rent on time and taking care of the property as if it was mine that this would happenI have witnessed that will attest to my characterI lived there alone and I’m very neat and cleanPlease help me to fight this injustice Thank you [redacted] Also im a RNMy profession is to keep a clean environmentAnyone who knows me will testify to that factI just want my business to be fair

The lack of cleanliness was not what made the house unlivable; it was the infestation of cockroachesWhen thr management refused to handle this problem, we did break the leaseThe health and safety of our five month old daughter was at stakeThe lease was broken because we were not willing to put her in danger, contrary the "management" company

This is a standard tenant ledger showing all transactions for this tenantThere are no mistakesThis report shows what the tenant paid and what was charged to the tenant and the amount returned to the tenantThey can make an appointment with me to meet at my office and I can explain the ledger in detail
This tenant signed a year lease and broke the leaseThat makes them responsible for rent until the property is rented againWe placed a new tenant in the house and they are moving in on 6-21-We charged the old tenant pro rated rent for days and charged them for the tenant placement fee of 30% of the 1st months rentWe had to have a lock smith open the house because they did not turn in a key for several days after we received an email that they vacated the houseThis charge is on the ledger The rest of there deposit was returned to them

The management informed us that the property was on a bi-monthly spraying service, and would continue with that system albeit ineffective with the cockroachesI have documentation to prove that when we asked for a more frequent spraying service, we were denied
They previous tenant entered the house one two occasionsThe most recent was on May 6thMy husband came home and the both the garage and the kitchen cabinet were ajarIt was then that the previous tenant left the garage door openerI'm not sure why the management is denying this, when we filed a police report at their suggestion
The management digresses to avoid the undeniable fact that they allowed an infant to move into a house that was infested with cockroaches

I am rejecting this response because:
The management of this company is not being truthful.  The house had minor repair work needed. I asked Mr [redacted] to do a walk through and he refused. I have the email where I attempted to set a date. He returned my email with a call stating he did not want a walk through, Which was a red flag.  I was never told about any type of service that was brought up in his response. I also have pictures and a form that I filled out upon my move in which none of the rental property staff did a walk through. My 1850.00 deposit was more than enough according to the letter I received from him which listed the repair as keys. Which I returned intact. I had informed them regarding the bar door and was told it would be fine. His letter states: keys-109.94, carpet repair :275, 5 day rent In Jan 225. The he charged me 352900 and stated the charge was to get his house rent ready which when I moved in was unpainted, Carpets poorly cleaned, blinds not functioning properly. Garage door opener never worked. I have an email stating that and the repair man stated it needed to be replaced. He did nothing to that house when I moved there. My move in report I signed and delivered to them is in my files as well as move in and out pictures.   This Was very surprising to me that this company, after paying my rent on time and taking care of the property as if it was mine that this would happen. I have witnessed that will attest to my character. I lived there alone and I’m very neat and clean. Please help me to fight this injustice.  Thank you. [redacted].  Also im a RN. This complaint was a surprise to me considering the condition the property was left in. Most of our tenants received a full deposit upon move out.  Less than 10% of our tenants don't receive some or all there deposit back. The prior tenant had the property professionally cleaned by Clean...

Stride.  (invoice and pics attached). They received there deposit back. This house meet our standards to be rented. [redacted] viewed the property before applying.After move out we inspected the house and the keys we received from [redacted] did not work. She had installed a security door without permission. We had a lock smith change the locks. The kitchen tiles where broken, a trash can was left full of trash, items left on counter and in drawers, oven dirty, cabinets dirty, floor dirty. Carpet was frayed at the office  entrance. foot prints in hallway, carpets filthy. Dark hand prints on hall way walls. Bathroom floor filthy blinds broken, personal items left in closet, ceiling fan blades dirty. broken toilet lid and a bidet was left in master bath. Back door and screens where damaged by dog. trim around widows where destroyed by dogs, Back yard was dead. Sprinklers where destroyed by dogs, ( pics attached)I mailed [redacted] her closing statement and copy of invoices. She has a balance due after security deposit of $2,288.94. (copy attached)

The fact is : this property was returned to us in need of repairs caused by tenant. There is a balance due of $2,288.94 after the deposit was used. This is not a Revdex.com issue and should be solved in small claims court.  I will file with small claims court today and let a judge decide what the outcome will be. This is my last response to this issue.

Fortunately, I anticipated that this would be Dobb's response, so I have already prepared my complaint to file a Limited Civil Action regarding this matter. If he thinks I am going to submit to a $10,000 jurisdictional limit after he wrongfully withheld my security deposit, committing liable against me, wrongfully sending me to a collection agency, and completely disregarding California landlord tenant law, then he is mistaken
I have given [redacted] every opportunity to handle this as a responsible businessman, but his actions indicate that his is not.
