To Whom it May Concern:Ms*** believed that she was able to simply terminate a contract without any repercussions and without following any type of protocol to do soAlthough we were made aware that the resident was purchasing a home, Ms*** gave a
letter to the Manager stating, "I am writing this letter to notify you that we will need to break our lease due to the arrival of a baby in May,cigarette smoke constantly coming into the unit and a cracked window in the secondbedroom." Regardless of the reasons she gave, this does not terminate the contract or the conditions to which she agreed to it, per WAState Landlord Tenant LawShe knowingly did not move into a non-smoking community and the small crack in the bedroom window was noted on her move in condition report and signed by her and her roommate indicating that the apartment was accepted in the condition to which they received it, per their rental contractThere are no written requests from either party to replace or repair the windowThere is also nothing documented prior to the notice to vacate indicating that there were any problems, thus allowing the Manager an opportunity to correct the situation as specified in RCW 59.18.060, Landlord Duties.As Ms*** states, the apartment was promptly re-rented and they were released from the obligation to pay any further rentHowever, the contract that she signed states "The Security Deposit, or any unused portion, shall be refunded if the vacating Resident(s) both occupied the rental for the duration of the Rental Contract, provide proper written notice to vacate etc.." Originally Ms*** was billed for the entire rental contract and the deposit was applied with the assumption that she may have to pay for the entire term of her contractWhen it was re-rented the revised statement forfeited the deposit as she did not pay or complete the term of the contract at that pointThe revision was mailed and the due date was extended to 6/10/On June 24, I replied for the last time to Ms*** as to why she was not receiving her deposit back and I considered this the final statement regarding this matter To date, there were no payments received from Ms*** and this account did not go to collections until 8/4/15.We would like this complaint to be considered closed and feel that it is merely an attempt to prolong the process to pay the debt owed.I have enclosed the documents that are referred to above for your convenience.LM***,Security Deposit Accounting Manager.Dobler Management Co., Inc

While reviewing the invoices, that had not been readily available when Ms*** started her dispute, the correction was madeIf there was an attempt to mislead her, this correction would not have been made.At no time did I receive a payment from Ms***If I had it would have been treated as a partial payment and a bill for the remaining amount would have been sentThis complaint needs to be closed as there will be no agreement of the parties involved It is never my intention for a resident to be unhappy, however, none of this is relevant and going back and forth on this complaint is a waste of her time and ours. I am still unable to log in or respond. 
This case concerns [redacted] who complained in complaint number # [redacted] about a refund check not refunded immediately by [redacted].  We do state in our application paperwork...

that upon denial, we must see the check clear before we refund a holding fee.  We did that as soon as the request was turned in and he was overnighted his check.  All documentation in included in the mailed copy of this response.

Complaint: [redacted]I am rejecting this response because: I was told by [redacted] staff member, Jennifer, that an order to fix the window was placed. I even followed up on the matter. Yes, the crack was small at first, but continued to grow over the 8 months we were there. I also was not aware that my family and I would be able to smell cigarette smoke while we had all doors and windows shut. 
It is no secret that Dobler Management is sub par based on the many complaints about them. I am very disappointed in their communication in this matter. I have brought up the fact that I lived with a broken window (which I was told would be fixed) many times with them, and not once did they mention not knowing about it until now. I believe they intentionally did not cash my payment to them that I sent in May. I even emailed them saying I sent a payment. 
When I disputed the bill through [redacted], Dobler took off $200 due to overcharging me for cleaning. It is obvious that mistakes are made by this company. I paid the $516 to keep this off of my credit and I would like to have that reimbursed at the least.Sincerely,[redacted]
