refundable as we are charged when we run consumers credit/background.

They did refund the deposit and I didn't expect them to refund the application fee but thought out of good faith they would consider it. I would never recommend this complex to anyone as they have poor business practices. I do appreciate the assistance of the Revdex.com.

Ms. [redacted] was sent a copy of her move out state, which did included the following charges:
PRIME & PAINT - [redacted]
This was because the walls were yellowed with smoke and needed to be primed instead of just covered with one paint of coat,...

which is the normal painting proceedure.
REPLACE VERT BLINDS - [redacted]
This was also due to heavy smoke damage to the blinds. The yellow coloring can be removed from the blind slat, however the smell remains. This is why the vert blinds were replaced.
FRIDGE, OVEN, TOILET & TUB CLEANING - [redacted]
Fridge was left with food in freezer, and food/liquid spills on bottom shelf, door shelves and under drawers.
Oven was left with burnt on food "cooked" onto bottom of oven & oven window.
Toilet was left with heavy staining inside from not being cleaned regularly.
Tub was left with heavy soap sm residue and slight mildew in caulk areas.
CARPET CLEANING - [redacted]
Carpet & padding smelled of smoke so bad it had to be cleaned above and beyond the normal scrub that is including in the regular carpet cleaning fee.
Ms. [redacted] came into the office to dispute the charges on the statement. At which time we showed her the pictures from the move out inspection showing these items. While Ms. [redacted] may smoke and not mind the smell, we can not rent out an apartment that smells heavily of smoke to another tenant. Which is why we had to replace, cover and scrub what we did. As for the cleaning, the photos were evidence that these items were not cleaned at move out as she is stating.
We are sorry Ms. [redacted] feels this way, and appreciate the effort she put into cleaning the apartment upon move out & her on time rental payments, however these charges are indisputable as the photos clearly show the damaged/unclean items.
Attached is the inspection report including pics for Ms. [redacted] move out.

I am ** years old and disabled and the amount of the charges are excessive. I could have had the carpets professionally cleaned for much less. Also, it is the apartment's responsibility to paint when a tenant moves out, and not to use me being a smoker as an excuse to charge me [redacted] for it. One person can't cause as much "smoke damage" as they call it. And it's funny how quick they are to charge me for supposed damages, and yet my sink backed up daily and I repeatedly called them and they never fixed it. Also, the wood on the balcony above my apartment had rotted from lack of upkeep by the apartment complex. When it rained, water would pour down through the upstairs balcony, and into my apartment through my patio doors. I called them repeatedly for about a year about it. They kept saying they would get an outside company to fix it, but they never did.
Also had to put up with neighbors fighting in the hallway, the smell of weed, shootings in the complex, break ins, and someone smashed my driver's side window in.

resident to alert the office and make a work order request.
The storm that effected many throughout the area of South Bend during the week of August 15th-19th did effect your unit as well. [redacted] Property Owner, offered transfer of units within the property and waived transfer fees. To ease the burdern, he granted the resident to vacate the unit, waiving termination fees, notice period fees, and only request that the resident returns the unit back to Laurenz Place by August 31, 2016. Laurenz Place requires all residents to have renter's insurance. Renter's Insurance, depending on policy coverage selected, could pay for your personal belongings.

I have photos showing that there was no sealing done on my sliding glass door and my upstairs neighbor is willing to write a statement stating no one sealed her balcony. I like many others work a full time job and have a young daughter to care for therefore I am not able to be home at all times to know that the sliding glass door was still leaking. If the leak was fixed properly I would not be in the position that I am currently in. Gordon did offer me to move to one unit that was upstairs, but due to having a small child and dog along with a play house that I had on my patio I had to decline. I have turned over the apartment to Laurenz place apartments, but I was not able to stay there the remainder of the month because of the mold growth. I now have an upper respiratory infection which could have been caused by the mold exposure. My doctor is willing to write a statement about the infection as well. I do have renters insurance, but I feel that I should not be responsible for the damages because if the leak was fixed properly I would not be in the position I am in currently. I remain with my request for my furniture to be replaced and the remainder of August's rent be refunded. I have not only lost some of my personal property, but also my health was put at risk.
