any current balance you have with us while in the rental agreement. You were made aware of the requirements needed to bring a pet into our community. This was made clear to you both in the rental agreement as well as written email correspondence with [redacted]. However, to this day, you continue to have an illegal pet reside in the premises without paying the required fees and completing the required paperwork. These issues have nothing to do with the early lease termination that was agreed either verbally or in writing. Section 4 of your lease agreement:  E. Setoff Prohibited: Tenant shall have no right to deduct Security Deposit from the rental payment for the last month of any term of this Lease.  Section 5 of your lease: D. Rent is Inclusive. For purposes of this Lease, the term Rent shall include late fees, bad check fees, costs incurred by Landlord to repair damage for which Tenant is responsible, and utility charges owed by Tenant and paid by Landlord and all other amounts owed by Tenant to Landlord. Section 5 of our Community Policies:5. Pets Resident agrees to abide by Pet Policies set out in Pet Addendum in their lease. However, if a Resident is found to have a pet inside their residence for ANY length of time without prior written approval of Management, an executed Pet Addendum and paid Pet Fees in full, they will be fined a $500 illegal pet fee and every $50 pet rent each month that the pet is inside of the residences. These fees and rent will not be prorated. Pets must be leashed while outside on the property. Residents are responsible for cleaning up after their pet and using supplied pet stations for waste removal
