We have checked our database and all contact information for this customer has been removed from our system as requested.  This ensures there is no chance they will get called from us again.  According to our system, they were removed on 8/7/2014 which was the first time our call reps...

were asked.  Due to the nature of internet leads, there will be multiple mortgage companies that contact each customer (sometimes up to 5) and therefore it is best for them to also contact the Lead Provider to be removed from the database as well.  If other mortgage companies are calling them as well, this is out of our control.  Please let us know if there is any further assistance we can provide and we hope this has taken care of your concern.

I couldn’t even stomach the response, it was so full of lies. The only way the customer could get approved for the loan was to add her boyfriend and payoff some debts.  She was relieved and then called the next day and had paid all the suggested accounts. She did all this before we even had a chance to get documents out to her and before we gave her the go ahead upon receiving the conditions from the underwriter (which was advised to her).In response to the biggest part of my complaint the advising of paying off my debt prior to getting underwriter approval, attached is a follow up email from the loan officer seeing if I made any progress on that. If they advised me not to do it, why would they follow up asking if I had made any progress in paying those off. No I am not satisfied. Admit I was a difficult client however this was a life changing event for me.

We responded to this mortgage company repeatedly dating back to July when we first started receiving their calls asking them to please remove us from their contact list. We have the dates and times documented.  In fact we found that once we tried to resolve this problem with them it just made matters worse, the calls increased. It was not unitl August 7, 2014 when we told them that we were contacting the Revdex.com did they then comply with our request.  And they should not be trying to put blame other mortgage lenders. We are not being contacted by other lenders, that is also a false statement.  We have caller id to prove that.  It was just Dominion Capital Mortgage that was harassing us with their unsolicited robo calls.
We have never had to contact the Revdex.com.  It wasn't until we went online to search this company and saw other postings and complaints did we learn how to stop them.  We want Revdex.com to know how much we apprciate your help in getting the calls to finally stop.

When this customer came to Dominion Capital Mortgage in September of 2014 she had already written the check to [redacted] for the deposit of 25K without being pre-approved by us. We then gave her a verbalPre-Approval the next day with the terms and conditions that were subject to...

underwriting.  That Pre-Approval was for 60 days and was for a $500,000 house and putting down 20%. After that letter the next known communication was when we sent her an updated letter on November 17th. Her credit wasn’t re-pulled and nothing was submitted to the lender for approval at this point. At that time she had started to shop with other mortgage companies and there was no more contact with our company. In February of 2015, the customer showed back up out of nowhere, frantically asking for help stating she couldn’t get approved at any other mortgage companies. At this point, our company had to start the process over because so much time has gone by.  The only way the customer could get approved for the loan was to add her boyfriend and payoff some debts.  She was relieved and then called the next day and had paid all the suggested accounts. She did all this before we even had a chance to get documents out to her and before we gave her the go ahead upon receiving the conditions from the underwriter (which was advised to her). Everything was moving along fine with the file until we got back the 4506T results and the co-borrower had not filed taxes for 2013 and 2014. We worked with the lender on getting some exceptions, they allowed the income as long as the 2 years showed up as filed and the 2013 balance was paid and there were enough funds to cover 2014 balance closing before April 15th. The results from the government  on the 4506T took longer than expected and we advised the customer of this delay.  During the time when we were waiting for these results to come back, she decided to look elsewhere for financing as asked us to return her paperwork and assign her appraisal to her new lender, which we did in accordance with her wishes.Dominion Capital Mortgage feels it did everything right on this file.  We never knew if this customer was working with us or with another company because she was constantly questioning everything we did. If this customer had gone through the process in the correct manner/timeline and followed our instruction from the beginning, all of this could have been avoided.  We assigned her appraisal over to her new lender as requested along with all of her paperwork. What she failed to mention wasthat she was very spastic on every request and update. If it wasn’t the answershe wanted to hear she turned to [redacted] for advise and then argued with us whywhat she supplied should suffice. We never told her she couldn’t close but itwasn’t going to happen in her desired timeframe. [redacted] is currently working thefile as we structured it but I believe they wouldn’t extend her contract unlessshe used them.

Review: We are constantly being contacted and harassed by Dominion Capital Mortgage for a mortgage loan. We have no interest in doing business with them nor have we ever contacted them for business. We have asked them repeatedly during the past 30 days to remove our contact information from their database. They are still contacting us and harassing us a minimum of 4 or more times a day by very rude and aggressive sales people. We were told that they can not stop it because it is their computer system that is doing it????Desired Settlement: To make Dominion Capital Mortgage to stop contacting us by phone, mail or by any other means.

Review: Dominion was processing my loan for a new house starting back in Sept. I was scheduled to close in the end of March. Well somehow in between my pre-approval for a conventional loan (which I took on good faith and made a $25k deposit on a house, my financial situation didn't change at all and when it was time to get the actual underwriter approval, I barely qualified for FHA with someone else on the loan. I was told my debt to income was to high, Dominion asked I pay off debt that wasn't due yet. I said I didn't want to do it unless I was guarenteed the loan. They assured me by paying for my brand new car which had 1% interest over a 5 year period was a good financial decision. So I paid $27k to pay the loan off. I also paid off credit cards which had 0 APR, it total spent to date $60k because they told me everything was going to be fine. As the date got closer to closing, they said I needed to pay for an appraisal. Again on good faith I was getting the loan, I paid $475 for the appraisal. I was told everything was going well, rented out my townhouse. It was about a week to closing, still didn't get go ahead from underwriter. I emailed and called, My loan officer actrually called me and told me to stop calling and asking so many questions. Evenutually Dominion stopped returning my calls. to this day they never called to say I wasn't making the closing date. I had to go to another mortgage company to fix things. I am currently living in a hotel, as I rented my townhouse. My new mortgage company can't use the appraisal I had paid for. I am spending more hotel fees than my original townhouse mortgage. I guess I could live in the car they made me pay off. So, I am at risk of loosing my $25k deposit on my new house or I would scap the whole thing. I used all my disposable income to pay of debt so I dont' have a 20% downpayment for anything else, so I sit and wait and hope every day that the loan goes through.Desired Settlement: I want so much more than just a refund of the $475 they made me pay for the appraisal, but that is the only tangible expense I can claim. They knew I wasn't going to get this loan through them yet they wouldn't admit it. So, I spent $475 on a worthless appraisal that when I went to a different mortgage company I had to spend the same for a new appraisal.

An apology would be nice, but between the $475 refund and apology, doesn't come close to the stress I encountered over the last 6 months. In my opinion, I probably shouldn't have been pre approved, but Dominion would never state that, they just kept asking me to use the funds I had to pay more and more debt off that didnt' need to be paid so quickly and now, I am suffering with a bank account that doesn't come close to what it was and I am basically homeless. All thanks to the wonderful financial advice I received from Dominion captial Mortgage.

Review: I replied to an ad from Dominion Capital Mortgage, describing a refinancing opportunity with very low rates and low closing costs. My phone conversation with the loan officer was pleasant, and he was very informative. He encouraged me to apply for a loan with an extremely attractive rate, noting that the rates were fluctuating rapidly and could change hourly. He suggested that I give him a fee to lock in a rate. When I indicated that I wanted to consult with my husband first, he said that I really shouldn't take too much time because the rates would "definitely change for the worse." I told him I wanted to consult with my husband and would call him back the next day. He pressed further, but I refused to give him my credit card for the fee. A day later, I called him back to tell him we were ready. He took my information, and the credit card number for the fee, and told me he would send some documents electronically. Those came, were signed, an appraisal fee of $400 was paid, and a rate was locked in. That was April 5. I was told that we would likely close the loan within a month to 60 days. I emailed a few questions, to which he responded. And then he stopped responding. At the end of May, almost 2 months after the start of the process, I couldn't reach him via phone or email. In the middle of June, I asked what was happening. I got no response. When I put "Please respond" in the subject line, he finally got back to me, saying that my primary mortgage company was the hassle. When I asked, "If this something I can help with? What can I do?" he replied, "It is my job to handle it. Don't worry."I emailed twice at the end of June. No response. I called his supervisor, who told me that the loan had expired because I never paid a subordination fee, which was never asked of me. He said we lost the rate, but could pay for another appraisal and get a different loan, with a higher rate. My 2-month old, $400 appraisal was "no good."We are out $400. And the rates have risen. This company is a sham.Desired Settlement: I would love to know if the appraisal I paid good money for is worth anything. And if not, why? The loan officer's supervisor told me that the "old" appraisal couldn't be used for a new loan application. Why is that? because the old one was no good from the start? Is Dominion Capital in the business of hiring scam artists to write up fake appraisals just to make unsuspecting customers think their loan applications are legitimate?Can the Revdex.com investigate this matter?

I am responding to the Revdex.com complaint Case # [redacted] as quickly as possible to get this issue resolved. I have spoken to the Manager and Mortgage Loan Originator assigned to the refinance transaction and feel that all attempts to explain the situation

were sufficient.

After the transaction had begun with the client, it was discovered that one of the existing mortgage companies for the client required a fee for subordination of the second mortgage. This was communicated to the client at which time they declined to pay the fee according to the Mortgage Loan Originator. Unfortunately in order to proceed with the transaction the fee would have to be paid by the client in order for approval of the

subordination.

The Production Manager was consulted by the Mortgage Loan Originator at this time of refusal to pay the fee, and this was confirmed.In late June the Production Manager was contacted by the client stating the problems listed in the complaint and immediately tried to find a resolution. He explained to the

client that since we were under the impression that the client didn’t want to pay for the subordination that the client no longer wanted to proceed with the transaction.

At this time the manager created a second option for the borrower that did not require a subordination of the second mortgage, but this option would require another appraisal.

The requirement of the additional appraisal was not due to the first appraisal being no good, but simply for the fact that the new option was with a different lender who would not accept the initial appraisal for this transaction.

The new option without the subordination and the fee associated with the subordination would however require another appraisal to proceed. I do not feel Dominion Capital Mortgage, it’s Manager nor the Mortgage Loan Originator were trying to scam the client, they were just under the impression the client didn’t want to proceed. I also feel that all actions of the Manager were in good faith to create another solution for the client that didn’t require the payment of a subordination fee.

Review: I was contacted by[redacted] of Dominion Capital Mortgage and asked whether I wanted to refinance my mortgage. We spoke about options as I was interested in knowing what was available. This was a process I was planning to start in any case and I had engaged in some initial conversations with Dominion Capital Mortgage in 2011 when I refinanced. From the beginning, the process has be fraught with confusion and incorrect information. I was interested in consolidating house debt. I have a primary mortgage, a HELOC and current expenses I am paying off for a bathroom renovation. I wanted to move these all to a primary mortgage, if possible. I was told this would be possible. I was told the only upfront costs would be $350 for the appraisal. I received information via email and was told I needed to sign it right away to get the process started. I immediately noticed the 30 year fixed rate of 4.25% and huge closing costs. I emailed [redacted] about the huge closing costs and was told I would need to pay $7,884 in upfront PMI because the loan package was at 85% of the loan to value (LTV). I clearly stated that I do not want to pay upfront PMI and asked how I could avoid this charge and was told via email that I could avoid paying it if we got the LTV to 80% or below. I was told I needed to sign the paperwork provided as soon as possible and return it. At no point was I told that I would need to sign different paperwork in order to lock in the rate that I had been quoted or that this rate would not be available if I switched to a different loan type. The appraisal was ordered. I was contacted by the appraiser and an appointment was scheduled. I was shocked to find that a charge of $475 was added to my credit card with no explanation. I initially thought it was a fraudulent charge until I contacted [redacted] and found out that it was the appraisal charge. I was told the appraisal was supposed to be $350, not $475. At no point was I provided an invoice. I was upset about this and [redacted] had her manager (or so I was told), [redacted] contact me. I was told I would have to pay $475. [redacted] said that this was the cost of the FHA appraisal. If I wanted to go with a conventional appraisal, it would be $45 less - $430, but that I would have to pay the full fee of $475 again if we went with a FHA loan. They were insistent that the costs for the different appraisals were different. During all these discussions, I discovered that I was given incorrect information and, in order to avoid paying upfront PMI, I could only go with a conventional loan. I did not understand why I was still supposed to pay for a FHA appraisal, but would only be able to get a conventional loan. At no point in this process was I told that I would need to lock in the rate again because the lock in for FHA and conventional was different. The appraisal was completed and, while it was higher than my very high level 'guess'timate, it was not as high as I thought it should be (I researched after this initial conversation). I emailed [redacted] about this and was basically told it was too bad; that an appeal would not make a difference. I wanted to question the usage of homes out of my immediate area for comparison, along with some other items that are misstated. I have basically been told that if I want to appeal the appraisal, I am on my own. I was sent an email from [redacted] that did not provide very much information, but said he could roll in my mortgage, my HELOC and cash out [redacted] at closing and what could we do to close the deal. This amount, based on my records, meant that I was still paying about $8000 in closing costs. I had no paperwork with an explanation of what he was proposing, only an email to get my loan request off the books. Very unprofessional. Next, I was contacted by [redacted] who claimed he was the manager of both [redacted]. There was a lot of discussion where [redacted] clearly admitted that I was given incorrect information throughout, but it was a mistake and Dominion Capital Mortgage was not going to do anything about it; I should just accept that it was a mistake. He made lots of excuses for the poor management of my case and never once apologized or offered anything other than to get me an updated Good Faith Estimate based on the loan that had been discussed throughout. This whole situation has been distressing, so I asked him to just send the Good Faith Estimate so that I could look at it and we will discuss further once I had time to review. At 4:30 pm on Friday afternoon, August 16, 2013, I received a password protected document from [redacted] with a note that [redacted] would call me on Monday and provide the password and an explanation. I promptly wrote back and indicated I would not be in on Monday as a family member would be in surgery and I needed to be at the hospital. [redacted] had [redacted] call my home, but he only left a message to call him back. I called on Saturday, August 17, 2013 to leave a message, but he answered the telephone. He told me he did not have the password, but that the interest rate I was quoted was only for a FHA loan and that I would have to pay a higher interest rate for a conventional because it was never locked in. I expressed my dismay at a higher rate as I should have been notified and locked in from the beginning. He basically said that there was nothing to be done; yes, there were mistakes and I would have to pay for Dominion Capital Mortgage’s mistake. I do not have access to the documents sent to me, but this is completely unacceptable. I have now lost out on the rate I was originally quoted because of mishandling and incorrect information from Dominion Capital Mortgage. I have been quoted incorrect fees. I have been passed from one person to another, the last one being extremely rude. This has been one of the most unprofessional encounters I have ever had with a mortgage company.Desired Settlement: I want to deal with an honest, reputable person who will provide absolute, correct information Honor the 4.25% 30 year fixed rate Refund, at a minimum, the difference between what I was told and what I was charged the appraisal fee
