Contacted Dominion Lending services with an agent named *** at first for a refinancing for my mortgage. Was told a home appraisal was needed so we did at the cost of 300 three hundred dollars. Home was appraised and an approval was apparently made with mortgage company ***. I received commitment letter and signed. Suddenly things change a new commitment needed to be signed and then another one. I questioned this and went right to head office. *** President assured me after a discussion that I had nothing to worry about. He apparently got me a new approval and commitment letter. He then proceded to tell me he would not email me it to go over and I have to drive all the way back to his office in Vaughan from Wasaga Beach to sign. This seemed fishy so I asked another broker in town and showed her what I did have. She too works for a Dominion lending saw what they had been doing and done and said it was all not right and not at all what I was requesting and that they did this for their benefit and not mine. The refinancing was to use the equity out of my home to purchase equipment for my business. I almost lost out on a huge contract for my business and equipment had this other mortgage broker not stepped in and caught what they were doing

There's more to this story and I have emails and text messages too I want them to be held accountable for what they are trying to do manipulating peoples income and money to benefit themselves and not being honest to mortgage companies such as ***. What they did was cause nothing but stress to me and my family and almost cost me my business contracts. They played me since AUGUST 2017 TIll now!!!

I want it to be known not to trust these people and do not apply for any type of mortgage of financial loans through them. When I told him finally I was recording the call he told me my contract was canceled. HE RAN BECAUSE HE KNEW I WAS ON TO HIM and I will expose them!

Refund I would like my 300 dollars back for the home appraisal that I had done for the commitment letter they would not allow me to have from *** to read and go over. When I demanded the letter to read they told me no.

Upon reviewing all emails and texts message correspondence between the client-and my agent, I have determined that Agent did not mislead or misrepresent the client.
A commitment was issued by *** Bank and we will not be refunding the client for his appraisal.
He refused to meet in person to go through the commitment - see the following detail of events:
The client approached Agent for a Line of Credit to purchase some equipment. She offered a line of credit product without touching the mortgage, however, he did not like the interest rate.
The only alternative then was to break the mortgage and go with a new company for the Mortgage and Line of Credit. He agreed to pay a higher mortgage interest rate and pay a penalty to get a lower rate on the Line of Credit. Due to ratio exceptions, the only Mortgage\Line of Credit Mr. qualified for (through the Broker channel ) was a All in One product offered by *** Bank.
We received an approval from *** for a Line of Credit and Mortgage with certain conditions.
1.Payout a Credit Card
2.Proof of Property Taxes

However, the client refused to payout one of the card, as it was NO PAY situation for 12 months. And the property taxes came in much higher - therefore the qualification ratios were out. Also, he did not want to pay for a lawyer to close the deal (approx. $1200- $1500) so we got First Canadian Title Closing service for $800. Since, Client wanted to use First Canadian Title to close the mortgage\line of credit, *** had to re issued a new commitment.
Due to the taxes coming in at a high value *** insisted the credit card be paid off or the file doesn't work.
This resulted in delays as he was un cooperative and felt that he was entitled and did not need the Credit card paid off.
We asked and emailed him several times to review the *** ONE Video as it is a bit more sophisticated than the typical mortgage with line of credit. Over a 2 month period he did not find 5 minutes to review. We offered to meet with him and his mother to go over and he never set the appointment up. It became apparent that he was not co operating and was unsophisticated with financial matters. (Being that his mother worked in the financial sector, we were trying to set a meeting with the both of them, to make sure he understood the type of mortgage he was obtaining.)
The first commitment *** issued should never have been issued as the ratios were off- They made a mistake and started back peddling. This is a *** issue- however- it was a great approval but he refused to pay card out.
He showed up at my office in Vaughan on Wednesday to complain about Agent. In my review of the file - this had nothing to do with the agent.
*** as do other lenders have a process- you must qualify at *** and ***- his ratios were out because of his refusal to pay out the Credit Card and the increased amount of property taxes.
On Thursday he called me, and halfway through the call he informed me that he was recording the call ( he called me) this is illegal and a criminal offence.
However, I continued to speak with him, and assured him I would get it resolved.
I received an approval on Thursday, from *** for a mortgage and line of credit exactly meeting his needs and because of the delays- they waived him paying out the credit card.
He insisted that I email the approval for him to review. First of all, he still did not review video and after recording the call illegally I was only prepared to continue in person. If he could show up at my office to complain without an appointment , it should not be a big issue to come in and go through the commitment in person. It became clear he was playing games.
I advised him that I would go through the commitment in detail, as it became clear that he was not understanding the product despite our numerous attempts. I also advised him that he should obtain independent legal advice as we do not want him entering into something that he was not comfortable with. (this was done verbally and in an email). It was entirely up to him. If we were misleading the client I would not advise him to seek independent legal advice.

In the complaint he states he went to another DLC Agent in Wasaga Beach, who completed a mortgage for him. After investigating and speaking with that agent, it is my understanding that he only got a mortgage with no Line of credit.
In conclusion, my agent or my firm acted any way misleading. We wanted the client to understand the *** One Product and go through the DISCLOSURE that he was breaking a lower mortgage rate, paying a penalty to obtain a mortgage with a higher rate and line of credit.
I take this very seriously, and any further slander by this client will be dealt with by my lawyers.

This is the response I expected!
However I was in your office *** and was assured by you things were fine my gf was present at the time as a witness ! I too have text messages I would like to share with the Revdex.com as to what I was told by the broker in question and a phone conversation by yourself and I ;) Funny how after I gave up on you two and went with *** of Dominion lending I got the approval I was needing and financing within 48 hrs. She too had reviewed things and said what you two were doing was NOT RIGHT! I had requested you send me this so called commitment letter from *** numerous times so I could read it and go over with my lawyer. Driving to Brampton when I'm in wasaga beach seems unnecessary to read a commitment ? You also stated in your office in front of myself and my gf that you would in fact refund the home appraisal!

What you and *** did was wrong ! I have every right to question things I did not agree to and I have every right to have a commitment letter with my name on it sent to me to review. You two also kept all my NOA statements from 2016 and my t4 you manipulated things more then once

*** heard what I wanted to do and it was no problem actually the easiest experience of my life but you two are sitting there acting like you've done nothing wrong! At the end of all this I want you to be held accountable I want everyone to know you send commitment letters that are false and that you hide things from clients

I am by no means just some guy that was trying to get money I'm a family and business man that almost was caught in a hole from you. I hope that at the very least we can chat about this in person in court so I can lay out my evidence of text messages and phone calls so you can eat your words

Do not go to this company do not put your financials in their hands you won't get them back and you won't get the truth!!

You have *** writing a statement sayin. You were transparent? How do they know what you were trying to sell me ? I tried to call the personally and request my file so I could read it and they didn't have any record of me even applying for a mortgage !! You should be embarrassed of the things you said in your office in front of me and my gf telling us to go ahead make the deal it's all good you'll have the papers to me in the morning ! They never came and when I requested to read them you refused then you were magically not in your office then you simply said you canceled it!

I will gladly testify and show everyone that two days later I got yet another home appraisal that I had to pay for and I got no hassle financing within 48 hrs with absolutely no issues !

The issue is and was you are a *** and you put undo stress onto families then you try to make people look like they are just not happy because they feel that they just deserve to get money and that I feel I'm just entitled and that because it wasn't working out with you I'm just mad well no *** I'm mad that you're a *** and a thief !! I'm mad that I was not given a commitment letter to read after I had three sent to me that were all different for whatever reason I'm mad that people like you get away with causing stress in people's lives !

I am a business man myself and if I ever treated a client the way you treated us I would expect nothing but the same type of response from those I've wronged! I hope this goes to court and if it doesn't through this channel I will go another route with my lawyer yea it's a three hundred dollar home appraisal that is all the money I put out at the time but it's the stress you caused and the lies you gave that force me to make sure you two never ever get the best of another poor family again!
