Contract Disputes: On the first Management Agreement dated March 25, till March 25, it stated that the minimum amount of Management Fees that would be taken was 10% of monthly collected rents with a minimum of $per monthWhen the new agreement was sent for March 25, until March 24, it was inadvertently changed to 10% of monthly collected rents with a minimum of $per monthWhich was not caught by either partyWhen ***- [redacted] decided to cancel the Management of property they were reading thru the document to see what type of notice they needed to give when they noticed that the minimum had gone down from $ per month to 10% minimum $per monthDuring this time period [redacted] and Company did in fact take the minimum of $per monthUpon final calculations and Management fees were taken we found that [redacted] and Company owed ***- [redacted] a total of $which was promptly deposited into their account ? Paperwork: [redacted] had been in contact with [redacted] through email to sign the paperwork to release the security deposit but the tenant had not signed her part so we were unable to release the checkKory [redacted] was given copies of the leases and all keys to the propertyIt was our understanding from contacting [redacted] that he would call our office, so ***ela [redacted] did not call Kory [redacted] to pick upCurrently [redacted] and Company has a packet of paperwork for ***- [redacted] to pick up ? Donna Farrow and Company is a Property Management Company that manages and leases property for other peopleWe do not own any properties Attached you will find a copy of our tenant selection policy that outlines what the qualifications are to rent a property from our companyThese are only
guidelines and an owner may choose to wave certain aspects of themThe minimum requirements are (1) year of age (2) years landlord history (3) your rent can’t exceed 28% of your gross monthly incomeAlso attached is a copy of our Rental ApplicationEach person who signed the lease filled out the application and signed itAs you can see it states: I authorize Property Management, Incto order my credit report from the On-Line Rental and agree to pay a $non-refundable Processing fee ? Donna Farrow and Company is very sorry that they feel they have been wrongedAt the time they applied we did not have any other owners that would allow college students in one property as our tenant selection policy states only adults per property Currently we have another property that is available that may suit their needsIf they are interested they may call our office to applyThe application fee will be used against this property and no other application fee will be needed

[redacted] and Company took
over Management of [redacted], St. Joseph, MO, on March 25, 2013.
The Management Agreement was between [redacted] & Company and [redacted]
LLC.
 
Contract Disputes: On the first Management Agreement dated March 25, 2013
till
March 25, 2015 it stated that
the minimum amount of Management Fees that would be taken was 10% of monthly
collected rents with a minimum of $100.00 per month. When the new agreement was
sent for March 25, 2015 until March 24, 2017 it was inadvertently changed to
10% of monthly collected rents with a minimum of $50.00 per month. Which was
not caught by either party. When [redacted] decided to cancel the Management of
property they were reading thru the document to see what type of notice they
needed to give when they noticed that the minimum had gone down from $100.00
per month to 10% minimum $50.00 per month. During this time period [redacted]
and Company did in fact take the minimum of $100.00 per month. Upon final
calculations and Management fees were taken we found that [redacted] and
Company owed [redacted] a total of $176.80 which was promptly deposited into
their account.
 
Paperwork: [redacted]
[redacted] had been in contact with [redacted] through email to sign the
paperwork to release the security deposit but the tenant had not signed her
part so we were unable to release the check. Kory [redacted] was given copies of the
leases and all keys to the property. It was our understanding from contacting
[redacted] that he would call our office, so [redacted]ela [redacted] did not call Kory [redacted]
to pick up. Currently [redacted] and Company has a packet of paperwork for
[redacted] to pick up.

ledger does however state every check that was written on account and who it

The minimum requirements are (1) 21 year of age (2) 3 years landlord history (3) your rent can’t exceed 28% of your gross monthly income. Also attached is a copy of our Rental Application. Each person who signed the lease filled out the application and signed it. As you can see it states: I authorize Property Management, Inc. to order my credit report from the On-Line Rental and agree to pay a $30.00 non-refundable Processing fee.   Donna Farrow and Company is very sorry that they feel they have been wronged. At the time they applied we did not have any other owners that would allow 3 college students in one property as our tenant selection policy states only 2 adults per property. Currently we have another property that is available that may suit their needs. If they are interested they may call our office to apply. The application fee will be used against this property and no other application fee will be needed.
