Dorado Heights Apartments [redacted] ###-###-#### Revdex.com [redacted] ###-###-#### Tuesday, September 12, To Whom It May Concern: Please find the following response to the items listed in complaint ID # [redacted] : Required 60-day written Notice to Vacate: Previous to September 1st, residents were required to give a 30-day written Notice to Vacate should they decide to move out of their apartment home at any timeHowever, on September 1st, and going forward, our policy with all new leases does require a 60-day Notice to Vacate in writingThis is written in the Lease Agreement on page 1, paragraph and reiterated in the Buy Out Agreement AddendumThe complainant signed the new Lease Agreement with all aforementioned documentation in writing on 3/20/Further, as a courtesy to the complainant, a written notice was posted on her door on 7/26/as a reminder that the Lease Agreement would be expiring on 9/30/and that a 60-day Notice to Vacate in writing must be provided should the individual want to terminate the Lease AgreementMonth To Month Rate: Also annotated on the Lease Agreement on page 1, paragraph 3, it states that "If neither party gives notice of termination as provided in this paragraph, then the agreement shall renew on a month to month basis."In the same letter that was provided on 7/26/2017, the complainant was notified of the rate that would become effective 10/1/Again, the complainant signed this Lease Agreement with the above-mentioned terms and conditions on 3/20/She choose to sign the agreement electronically through DocuSign, in which she was required to acknowledge that she was signing a legally binding document and that she agreed to all Terms and ConditionsService Requests for A/C and pest control issues: The complainant, in the entirety of her residency, only submitted two (2) service request for a pest problem which was submitted on 4/20/and 7/11/In both cases, a third-party pest control business was hired to spray her apartmentThe first request was addressed on 4/22/and the second request was addressed on 7/14/In not hearing from the individual after the pest control service, it was assumed that all issues were addressed and no longer existedPlease note, residents are given the option of submitting service requests via our website, by calling the office staff or reporting any issues in person to the office staffIn regards to the A/C issue, again, there was only one (1) service request submittedThis request for the A/C which was not cooling properly was submitted on 6/20/and was addressed the same dayThe complainant had set the thermostat too low and the A/C then froze overThe resident was given instructions by our maintenance supervisor on how to prevent this from happening in the futureThere were no further requests submitted after that pointWe hope that you have found this response to be helpfulShould you need any further information or documentation to further support our position, please let us know as we are happy to cooperate in any way possibleThank you, Adrianna G [redacted] Community Manager Dorado Heights Apartments [redacted] Phone: ###-###-#### Fax: [redacted] Email: [redacted]

Revdex.com Jefferson StNE Ste A Albuquerque, NM (505) 346-March 10, Re; Complaint # [redacted] To Whom It May Concern; Resident did indeed break the lease and paid all applicable cancellation feesHowever, upon evaluating the apartment (#***) on March 27th, at 10:AM, it was documented and noted that the apartment was left in very disappointing conditionThough there was a leak due to a faulty water heater on 11/13/in the apartment previously, no permanent damages were caused by this, as maintenance took all necessary steps to fix the problem immediately and called out a third-party vendor to extract any extra water in the carpet and left resident with fans to continue drying the carpetThe damages to the carpet that caused it to be replaced were multiple stains that included pink stains, black stains, blue stains and pet stainsThe carpet had previously been replaced on 5/30/and [redacted] moved in on 6/2/The carpet was only a couple of days old upon resident's move in, and Dorado Heights is happy to provide proof thereofIn addition to, pictures have been taken of all damage and uncleanlinessAgain, Dorado Heights is happy to provide all documentation to whomever might need itAs for staff member Gina A [redacted] , she is a very professional staff member and Property Manager, Adrianna G [redacted] , was witness to the conversation in which the complainant is accusing Gina of being rudeUnfortunately, there were a series of checks that were bounced by the resident and Gina simply called the other Lease Holder ( [redacted] 's Grandmother) to let her know that the checks had bounced, what the balance was, and that Dorado Heights would no longer accept personal checks or online payments for their account going forwardAll charges for this account stand and are to be paid as outlined on the Final Account Statement sent out on 03/05/Thank you, Adrianna G [redacted] Property Manager Montgomery BlvdNE Albuquerque, NM Phone: (###) ###-#### Fax: (###) ###-####Email: [email protected]

I am rejecting this response because:I feel that after renewing leases for almost three years with the traditional 30-day notice (which has been done at every apartment complex I have live in for over 10 years) in the contract, to make a significant change all of a sudden to a 60-day notice without acknowledging it at the time of lease renewal with something as minimal as an initial is very shady practice and misleading.
