Initial Business Response / [redacted] (1000, 5, 2015/07/20) */ We contract with Outdoor Property Management to provided landscaping at this propertyThey cut back the landscaping this spring, and are contracted to provide monthly upkeepThe reality is the the record rain this year has not only limited the days that were available to work in June and July, but has also caused the growth at a faster rate than normalThat said, I would be very comfortable with anyone from your business viewing the landscaping at this property, as it is in acceptable, if not good, condition On the one occasion that I recall Ms [redacted] contacting us with an emergency, her call was returned almost immediately, and the situation resolved very quicklyMs [redacted] has tended to call the emergency cell phone number and not leave messages, or to refuse to leave messages at the office with our assistant, who should be considered the primary contact point to submit general maintenance requestsMs [redacted] needs to utilize the resources in place to ensure that we are able to efficiently process requests

Initial Business Response / [redacted] (1000, 15, 2015/08/25) */ Ms [redacted] complained that her central air conditioner had failed, and we immediately sent out our independently contracted ac repair person to repair the unit. He indicated that it was unfixable, and we authorized its replacement immediately.... However, he was unable to get it replaced for several weeks due to the fact that we had record rain in June, and they cannot replace air conditioners in the rain. It was further delayed because replacement of the air conditioner required a crane to put it on the three story building. Because of the rain, the crane operators were also behind. We had her unit installed as soon as was feasible under the circumstances. Obviously, the ac installer wants to make money, so it was in his interest to install the replacement sooner if that was possible. In addition, Ms. [redacted] was immediately provided with a window air conditioner, and was provided with a second unit upon request. Her complaints about the prior owner are ironicwe've spent hundreds of thousands of dollars on this property repairing and replacing items since out purchase of this property in 2014. Ms. ***'s is one of about 15 central air conditioners we have replaced in the 18 months we've owned the property.

First, the property is serviced by the City of St. Louis for trash. They have installed dumpsters in the alley, which we do not own, and pick up trash twice weekly. If Mr. [redacted] is unhappy with their service, he should contact them. This is...

the same service used by the prior owner. Additionally, there has been no change in the interior cleaning service, as we employ the same cleaning service utilized by the prior owner, on the same schedule.
His allegations regarding the landscaping are simply untrue. We hire a company to tend to the landscaping, and pick up trash from the parking lot. Quite frankly, that allegation is absurd. If needed, the landscape company, not to mention my billing records, would show that.
Mr. [redacted]'s leak issue, which occurred well over a year ago (in his bathroom only) happened late Friday, and was dealt with Saturday, when we could get our emergency maintenance on site. Additionally, his ceiling was fully repaired in less than a week. Apparently, the valve for the washer dryer in the unit above Mr. [redacted]'s was bd. We had recently purchased the property, and were informed by Mr. [redacted] that the problem had happened before. Upon inspection, our contractor determined that the valve should have been replaced when it leaked the first time, as when a washer was disconnected, it would leak. Unlike the prior owner, we immediately made the correct repair to ensure it wouldn't happen again. Despite the fact that there was no reason Mr. [redacted] could not stay in his apartment, as it was completely functional by Saturday afternoon, he unilaterally booked a nonrefundable hotel stay for two nights, and threatened to sue if we didn't agree to pay for it. He became irate when informed that his self-help measure was not supported by the law.
Quite frankly, I think a day's notice that maintenance will be out is reasonable, so I'm unclear why that is a complaint.
To my knowledge, Mr. [redacted] has initiated no calls to the office in months, except to respond to my request to schedule the install of a new stove in his apartment, so I am unclear why he would complain about communication.
With regards to the allegations regarding his neighbor's ac, I don't even know how to respond to such a vague complaint, as there are 50 apartments at this property. I can say that we have spent ten of thousands of dollars replacing air conditioners at this property in the 18 mos we've owned the property, as the prior owner had not replaced most of the units at the property in decades.
