When I first arrived to my unit the lock box was not opening with the code they gave usIt was very late at night and I did not have phone service for hours, so I was unable to call the maintenance service and had to sleep in the uhaulWhen I called them the next morning, I had to borrow a phone from a businessI left a message with the answering service that I was locked out of my apartmentIt began to snowI called them back an hour later, and they said the maintenance technician on call, Keenon, had read the message (they can see when the message is read by the tech) however he did not get back to them at allI left another messageAfter calling more times (in a span of hours) he was finally available for me to be patched through by the answering serviceHe then began to give me a series of codes that did not work to try on the lockboxThis lasted about hoursEvery time he gave me a new code I would have to drive home from the business I borrowed the phone from, try the code only to have it fail, and drive back to call him againIt was snowing Finally, in the dead of night, I explained to him that I had to sleep in a uhaul, and all I had been throughAnd he said "OkayI guess I'll call a locksmith"Then, he finally sent me a code that workedWowI walked in the apartment, I instantly see mac and cheese smeared on the tile in the kitchenLike, before you cook itThe dry cheese and noodles were stuck to the groundThe floor has black footprints all overThe refrigerator sticks and this is because there is orange gunk on the inside of itThe bathtub is yellow and grayDead roachesBlack fingerprints on the doorsAll shelves have stainsI wish I could post pictures as I have manyWe took of our shoes and socks upon coming in, and the bottoms of our feet were black after walking around for minutesAlso, it was freezing coldThe heater was not workingThe pilot light was not litI attempted to light it myself, but it would not light, only sparkI assumed I didn't have gasThey left the bathroom window open and it was degrees outsideThe coaxial cable for internet was damaged badly, the previous tenant seemed to have ripped the connector off of itThe cable repairmen I paid for coming out had to rewire the connectionI called them the next day, furiousI told them I needed to be compensated for the days I paid for an apartment I couldn't accessMindy told me they would not refund me because if I would have informed them that I was moving in on the 6th it would have given them "time to prepare" for the lock box code to not workI told her she was blaming me and she told me not to "put words in her mouth"I was so frustrated with them and running on no sleep I began yelling and cussingThey started hanging up on me repeatedly, every time I called if they didn't like my toneI had so many issues with the apartment I couldn't give them notice because they kept hanging up on me when I would angrily explain to them the issues I was having with the apartmentIts been days and I still have more things to go over with themThe garbage disposal doesn't even workNothing in this house worksNEVER rent with Gerson RealtyDon't do itYou WILL regret it

In November 2012, I attended the HOA meeting for my neighborhood and presented Mike G [redacted] and the HOA Master Board a bill for $for a fence that had been replaced in an emergency situation The board agreed to pay half per Association rules, even though several members of the Board stated that the damage was entirely a result of the sprinklers on the Master side and had nothing to do with my yard At the HOA Master Board meeting in March 2013, Mike G [redacted] was asked if he had paid me for the fence and he stated he "had not since payments to the Association's own contractors has taken precedence" Finally, in August, 2013, I received a check for $from G [redacted] for the fence In September 2016, I went to the HOA Master Board meeting with documentation showing that I was stilled owed $ Mike G [redacted] LIED to the Board and told them he had paid me, but he has not At that point, the Board President told Mike G [redacted] to pay me IMMEDIATELY!!! It has now been weeks si

I have contacted G [redacted] Realty regarding several repair issues to a property that I rented from them on Dec 28th and weeks later still nothing has been doneUpon moving in I had no heat and it took them over days to take care of it even though their paper work that they have you sign and it's a part of the lease, states that they would handle not having properly working utilities like that as an emergencyElectric issue that continually shuts off the breakers every time I use something in the house, they sent a handy man who had no business card to prove he was an electrician and when I asked for his license he stated to me that he was told he wasn't allowed to give me any infoWhen I spoke with the company again on Friday Jan 5th when I turned in my walk through list of what needed to be fixed, Sandy stated to me that the company did not send anyone to the home nor do they have anyone by the name of William working for them A broken window that has been letting in the

I rent a condo that is managed by Gerson and have had nothing but negative experiences with them for yearsthey avoid doing any kind of work and put everything off on the HOA, which also does almost nothing.Our landlord is great and takes care of any internal problems (just standard wear and tear on an older home) immediately, but any problem that has to be taken care of by Gerson is a monumental hassle
The grounds are filthy and covered in trash, laundry room is also always filthy and costs more to use than any laundromat in the city, the grass is nothing but weeds and sticker plantsIn the summer the cold water comes out of the pipes literally steaming and will burn you; you have to run it for about minutes to clear the line before it is cool enough to use
Most recently the hot water in of the buildings has not been working for a monthThey only accept complaints from owners, not tenants, so even though ourselves and several of our neighbors have complained they refused to respond and did not send a plumber out for weeksThey then said the problem was in one of the condos and will not fix it because it is the responsibility of the ownerSo even though they know what and where the problem is, they refuse to do anything about it and half of the complex still has no hot waterThey are complete sheisters
DO NOT MOVE ANYWHERE THAT IS MANAGED BY GERSON IF YOU ENJOY A FIRST WORLD QUALITY OF LIFE

They gave us a lock box code to retrieve our keys when we first got hereTHEY GAVE US THE WRONG CODE! We had to leave THREE messages at the after hours answering service over a span of hours just for someone to get a hold of usThe on-call finally called us back and gave us a new code to try, it didn't workHad to leave another message at the answering service and he gave us a 3rd code to tryThat code was also wrongHad to leave yet another message and he gave us a 4th code to tryIt finally opened our door after hoursWe had to sleep in a U-Haul with our 10-month old baby because they GAVE US THE WRONG CODE! When we spoke to Mindy, she said it was our fault for showing up at our new house after office hours! When we spoke to Mike G***, he lied and said that Mindy gave us the right code to begin with! I wrote down the code and repeated the code back to her and she said it was correctThe correct code wasn't even close to the original one I was givenWe paid a $cleaning deposit and when we got here, it was FILTHY! There was a huge puddle of dried up mac n' cheese on the floor, the freezer had orange and black gunk lining the inside door, crayon markings all over the walls, and our feet were BLACK after walking barefoot for minutes!
Everything came brokenThe gas furnace, the wall heater in the bathroom, the shower curtain rod, the window screens, the garbage disposalWe had no heat when we first moved in, it was snowing outside, and they left a window open! We had a maintenance guy look at our gas furnace and he saw a giant crack in it that someone filled with siliconeHe had to condemn it and said it needed to be replaced because it may leak carbon monoxideThere are no carbon monoxide detectors in this houseThey sent more people to look at the gas furnace because they didn't like the quote they received to replace the furnaceFinally got the furnace replaced and now they shut off our gas! On the apartment listing on Hotpads, it says "utilities included." We even asked them before we moved in if we had to pay for gas and they told us it runs through the whole building, it's paid for by them, and there's no way for them to bill us for gasTL;DR:
* They locked us out for hours and blamed us* After months of living here, we still don't have a working gas furnace* Our house was filthy and they haven't refunded our $cleaning deposit yet

Kate was helpful in every aspect of being a property managerShe was easy to get in touch with, and helped me work with the landlord when I had an issueI would rent from them again if I was staying in the area for sure! Kate was amazing! I will definitely rent from them in the future!

The absolute most rude, lying, uncaring, group in a company I have EVER dealt withSave yourself the headache, money, and total disrespect and don't ever have dealing with this so called "Management Company".!

Just wanted to let you know how much I appreciate the work that your company and Erina in particular do in managing the Osborn TerraceI know it is not easy and often thankless but Erina consistently responds promptly and thoroughly to requests, acts quickly when there is a problem and works well with the governing committee to protect our collective investmentThe quality of management was a major factor in my decision to purchase a second rental unit there recentlyThank you!!!
