[redacted] Please See Attached Documents [redacted] July 17.2015Revdex.com Station Drive Suite DuPontWA 98327Dear Revdex.com:We received your notice that there was a concern made against Drexel Investments LLC on July 13, with a concern ID [redacted] This concern was forwarded to [redacted] as the property manager of Customer's apartment buildingWe have reviewed Customer's information and records and are issuing the below response: [redacted] manages and maintains the eight (8) units of the freestanding building that the Customer is residing for Drexel Investments LLC, the owner and landlord of the building [redacted] utilizes a Ratio Utility Billing (RUB) System for utilities at multi-unit properties that are paid through the landlord, such as water, garbage, and sewerThe RUB system, detailed at http://www.dimensionpm.com/utility-billing/, divides the combined bill from the utility company for the building or complex by the number of bathrooms and bedrooms in the whole complex, then charges each individual unit based on the bedrooms and bathrooms in that individual unit.In Customer's case, the building's eight units, including customers, were all two Bedrooms and one Bathroom apartmentsConsequently, for each applicable utility bill, Customer was charged l/8th of what the utility charged to the complex, which was combined into a single monthly invoice for convenience.For example, the utility bills [redacted] received in May for the building were as follows:• Water from [redacted] : $for the service period of February to May 01, or $for each month• Sewage service from [redacted] ***: $for the service period of March to April 30, 2015• Garbage service from [redacted] : $for the service period of April 2015• Electricity (for common areas) from [redacted] $for the service period of April through April 29, 2015As Customer's portion of the utilities is l/8th of the utilities, the individual utility charges forwarded to Customer were as follows: $for water, $for sewage, $for garbage, and $for electricity for the building's common areasHei resulting total bill for utilities received In May was $Customer and other tenants of the building were sent invoices to that effect on June 15, with a due date of July If a tenant wishes to review the utility bills in person, they would either need to come into the [redacted] office on a Wednesday when the accountant is available or schedule an appointment to view on another day [redacted] does not upload copies of common billing statements online for public viewing[redacted] makes no statement as to whether the amounts charged by the respective utility companies are excessive or not [redacted] simply acts as an intermediary between tenants and the utility companies for the purposes of payment and the maintaining of services.Please let us know if there is anything else you need to know or if you would like to speak to a representative for [redacted] or Drexel Investments LLC in person as part of your review processWe thank you for bringing Customer's concern to our attentionWe also hope that you will accurately evaluate the concern made in light of these facts and find it to be without merit.Suneet D***Manager for [redacted] Sincerely

Consequently, for each applicable utility bill, Customer was charged l/8th of what the utility charged to the complex, which was combined into a single monthly invoice for convenience.For example, the utility bills [redacted] received in May 2015 for the building were as follows:• Water from [redacted]: $119.73 for the service period of February 28 to May 01, 2015 or $59.86 for each month• Sewage service from [redacted]: $420.80 for the service period of March 31 to April 30, 2015• Garbage service from [redacted]: $339.82 for the service period of April 2015• Electricity (for common areas) from [redacted] $24.10 for the service period of April 1 through April 29, 2015As Customer's portion of the utilities is l/8th of the utilities, the individual utility charges forwarded to Customer were as follows: $7.48 for water, $52.60 for sewage, $42.48 for garbage, and $1.98 for electricity for the building's common areas. Customer and other tenants of the building were sent invoices to that effect on June 15, 2015 with a due date of July 15. 2015. If a tenant wishes to review the utility bills in person, they would either need to come into the [redacted] office on a Wednesday when the accountant is available or schedule an appointment to view on another day.
