Dear Revdex.com,I am responding to your complaint letter of 4-1-15.I am sorry for the delay in responding but we have been extremely busy these past few months.I really don't know where to start with his letterHe is so far off and after you see documentation and pictures you can see for yourself.First of all, there were no corners cut in constructionWe pride ourselves in doing quality work.We passed the building inspections with flying colors and had his job passed by the City of Carlsbad months ago.I'm sure you will agree that the finished project looks greatFirst of all there was no architects design for the cricket on the plans, so I proceeded to build as per building code which is a 1/inch per foot slope(See pictures of original deck sloping)Mr [redacted] didn't like that design and proceeded to tell me how to design it and build it.I told him that he was asking for ponding issues because the slope wasn't correctIt wasn't going to flowI drew up an agreement (enclosed) to take responsibility for his designHe refused to sign it.I built it his way anyway. As a consolation, when the deck didn't drain,( What a shock) I installed drains at my expense to help take care of the problemMy deck coating specialist told Mr [redacted] as did I, that because the deck was older, it was more susceptible to air pockets being releasedThe only way to do it properly and not have any issues, was to remove the deck and rebuild it from the rafters up with all the necessary coatings.Mr [redacted] didn't agree with this and knew better and didn't want to pay for it.So coating over the old deck, as we did per his instructions and again he doesn't want to be responsible for the result. The bubbles that came up like mushrooms (as he puts it) amounted to small spotsI have been trying to coordinate a new contractor to redo this as the old one refuses to come out and deal with him especially after he told him this was going to happenI am not going to warranty anything that we are not responsible for.All of the problems that we have had on this job were because of Mr***'s decisions and design. He owes the balance and a lot more in my opinionHe never paid for the drains or any of the extra work that had to be done to accommodate his wishesI await your reply.Regards [redacted] p.sI have so much material regarding this case that it will probably have to be sent over several emails [redacted] DRONBERGER DEVELOPMENTS Licensed, Bonded, InsuredSince 1952, Lic # [redacted] [redacted] [redacted]

for yourself.First of all, there were no corners cut in construction. We pride ourselves in doing quality work.We passed the building inspections with flying colors and had his job passed by the City of Carlsbad months ago.I'm sure you will agree that the finished project looks great. First of all there was no architects design for the cricket on the plans, so I proceeded to build as per building code which is a 1/4 inch per foot slope. (See pictures of original deck sloping)Mr. [redacted] didn't like that design and proceeded to tell me how to design it and build it.I told him that he was asking for ponding issues because the slope wasn't correct. It wasn't going to flow. I drew up an agreement (enclosed) to take responsibility for his design. He refused to sign it.I built it his way anyway. As a consolation, when the deck didn't drain,( What a shock) I installed drains at my expense to help take care of the problem. My deck coating specialist told Mr. [redacted] as did I, that because the deck was older, it was more susceptible to air pockets being released. The only way to do it properly and not have any issues, was to remove the deck and rebuild it from the rafters up with all the necessary coatings.Mr. [redacted] didn't agree with this and knew better and didn't want to pay for it.So coating over the old deck, as we did per his instructions and again he doesn't want to be responsible for the result. The bubbles that came up like mushrooms (as he puts it) amounted to 6 small spots. I have been trying to coordinate a new contractor to redo this as the old one refuses to come out and deal with him especially after he told him this was going to happen. I am not going to warranty anything that we are not responsible for.All of the problems that we have had on this job were because of Mr. [redacted]'s decisions and design. He owes the balance and a lot more in my opinion. He never paid for the drains or any of the extra work that had to be done to accommodate his wishes. I await your reply.Regards[redacted] p.s. Review: Mr. [redacted] won a bit for rebuilding our Balcony and tried to cut corners to save cost. He changed the architect's design in order to save material without anticipating how to make the drainage functional. The surface of the balcony was supposed to be redone with new water proofing mechanism and proper sloping to provide good drain. But due to his design change, drain holes has to be installed at two corners of the deck. The problem is that they just put the metal pipe for drains on top of the original surface without properly sloping the edge down for water to flow. As a result the balcony ends up having water ponding issue. In order to amend the issue, they pushed me to install surface drains by drilling through the balcony and install pipes underneath the balcony. This did not resolve the water ponding issue completely. Worse yet the drain area start to leak at the first time it rains last October. Ever since then, I have asked them to come back to repair it, they have not been responsive. For the water proofing of the balcony, we were promised to have a new surface with proper sloping. But at the end he hired Mr. [redacted] (I will file complain too for him) to coat on top of the original surface. With promises from both of them that it will work and looks smooth and perfect after it is done, I had to agree the way they do it without other choices. After just one day, the surface started to bubble, after Mr. ** tried to fix them once, they bubble again and few days later, new bubbles came like mushrooms. Since last July, I have been sending them pictures and ask them to come to fix it, they have never done it. With the leak problem, I asked them again and until even I warned to take further action such as complaining them to Revdex.com, they still did not respond. The also left unused material in my back yard an never removed them. I paid [redacted] full after he install the coating and there is about $350 owned to Mr *, who is based in San Diego but use this licence owned by a Gentleman in Sacramento.Desired Settlement: I need to have them to do the following to really wrap up the job started from last April:1) fix the balcony leak around the surface drains. 2) fix the bubbles on the surface coating and make it smooth. 3) warrant the balcony free of leaks and bubbles for two years. 4) waive the last $350 payment for the job. 5) pick up the leftover materials from my back yard
