Canceled boat rental storage contract with [redacted], DWB Properties LLC. Should have been refunded $150.00 unused month of rental storage. Entered into written boat rental storage contract with DWB Properties LLC on Augusts 6, 2013. Paid $150 per month each month until I sold my boat in May 2014. Telephonically [redacted] approximately 2 weeks before end of May and informed him that I had my boat sold and would be vacating the boat storage facility. One month passed and I did not receive a refund of $150.00 for unused storage. Telephonically contacted him on July 3, 2014 to inquire about refund. He stated he would refund half of the $150.00 and referred me to the contract that reflected he was under no obligation to refund any amount. I told him that I felt his offer was wrong and not a good business practice and I would file a formal complaint. He then retracted his refund offer of half of the $150.00. I do not feel that an honest business person would take someone's money like this after the renter has vacated the property and left no damage to the property. Additionally, I feel that he was deceptive in stating that electricity was available at the boat storage facility. It is available if the renter wishes to purchase approximately $100.00 worth of electrical cords to adjust the electricity from 50 amp to 120 which I needed. Additionally, he advertised his storage units at $150.00 per month but shortly after I signed a contract with him he was offering similar storage for $100.00 per month. I am very disappointed in the way he conducts his business affairs. I am filing this complaint mainly to show others who may be contemplating doing business with DWB Properties LLC to rethink their decision to do business with them. Desired SettlementI feel that a reputable business person would refund the full unused monthly storage fee of $150.00 regardless of what the written contract may state. I was out of the storage facility several days prior to the upcoming month and I did not leave any damage or debris at the storage facility. I telephoned him on two occasions prior to leaving the facility to inform him that I had sold my boat and would be clearing the storage facility well before the upcoming month that I had paid for. Business Response Contact Name and Title: [redacted]Contact Phone: [redacted]Contact Email:[redacted]All storage areas are rented on a 3 month reocurring contract. (I would like to send you a copy of his contact). He stated that he paid each month. He did not. He paid payments according to the contract which was $450.00 every 3 months.[redacted] cancelled before the last 3 month period exprired and the contact specifically states in big bold print. (There are no prorated refunds of rental payments in the event occupant vacates his storage unit before the last date of the month.)DWB Properties has been incorporated since 1998 and has not recieved any compaints from the Revdex.com. To retailate against me,[redacted] has posted ads in [redacted] against me instead of waiting for the proper response from the Revdex.com. Consumer Response [redacted] response is partilly factual. I initially signed a 3 month contract with him. After approximately one year with him I called him to inform him that I was selling my boat and would he work with me on a month to month basis. He stated that he would do 2 months and implied that if I sold the boat before the next month I could be refunded my unused month's rent. As I stated in my previous narrative I told Him approximately 2 weeks prior to the new month that I had a buyer for my boat. I moved the boat out of his storage facility 3 days before the new month began. Legally he may be correct in keeping my rent for the unused month but morally it is wrong. I think other people should be wary of him and his business practices. I have said nothing untrue about him or how he handled this matter. Final Business Response [redacted] continues to put negative ads in [redacted] against my company instead of letting the Revdex.com respond to his allegations. DWB Properties has a clean Revdex.com record and and has over 300 clients. Until he takes these ads down, I will let my record stand for itself.
