The Regional Manager for this property has reached out to the Tenant at our Property that filed this complaint She is happy that we are actively working on a solution We have ordered a Pest Control contractor to inspect the unit and confirm if there is any ongoing problems that need to be rectified We have also given the tenant a rent credit to accommodate her for the unfortunate situation she has faced with pest at her unit We have taken steps to assure in the future that any inquiring of this nature is treated as an Emergency It indeed is something that can be addressed quickly and a third party is available to deal with this type of situation We would not handle this in the same manner in the future We appreciate that the tenant reached out to the Revdex.com so we could resolve this concern with her.If there are any further action that needs to be taken I am confident that myself, as the CFO or the Regional Manager will quickly act and respondRegards, Sharon D [redacted]

The Regional Manager for this property has reached out to the Tenant at our Property that filed this complaint. She is happy that we are actively working on a solution. We have ordered a Pest Control contractor to inspect the unit and confirm if there is any ongoing problems that need to

We have taken steps to assure in the future that any inquiring of this nature is treated as an Emergency. It indeed is something that can be addressed quickly and a third party is available to deal with this type of situation. We would not handle this in the same manner in the future. To Whom it may concern: *** *** purchased a portable dishwasher for only $including tax, delivery and warranty
over the ohone on 7/27/She began with a $deposit and later the rest and then we deliveredOur policy, for over years, is that we come to the customers home to repair problems if they occurrThis was all explained during the several lengthy phone conversationsI also explained during the conversations that she needed a faucet adaptor to be able to connect the dishwasher hosesNot too many places carry those adaptors, I have to special order them inThey run $and if you don't use one the water will leak all over the floorI know she had no idea of what I was talking about but I explained when she had the money for one we would stop out and install it for her.
Well after she received it she noticed a piece of debris in the bottomapologized and recommended to remove it and throw it awayIt was a used dishwasher, She then began calling, times according to my caller Id, saying she tried it and it leakedasked if she changed the aerator and she said yes, But yet she don't know what one isShe just screamed and hollered kept calling me a sirI repeatedly explained that I wasn't a sir and wanted to schedule a service callthen she proceeded to screamed obscenities that I was lying to her that I was a man and on and onI finally told her I would call back to schedule and appointment when she was rationalI then hung up and didn't answer the rest of the calls phone right after another

Whoa, she blew up again and acted like she didn't know what I was talking aboutShe then refused to make an appointment and began yelling her obscenities againI hung up and again she kept calling leaving nasty messages
The only settlement is as I said in the beginning, I have a service man to come out and check it out
Also, If the dishwasher was leaking it would have leaked at our shopWe ran all of our coffee cups through and there were no leaks
I've has a reputable business for over yearsOn occasion we have run into people like that you just can't pleaseI have sold over a million appliances throughout the years and have thousands of happy customers

I am writing today in response to the above referenced complaintI apologize for the delay in respondingAs discussed via phone this morning, the email dated Sunday 06/19/sent at 1:am was the first notification that came directly to me and I appreciate the
follow up call to also confirm that I received the emailPer the complaint, it was submitted on June 6th, and I was able to obtain email communications that had gone out to both residents (*** *** and *** ***) on June 6, at 10:a.mfrom our Regional Manager, Neal W*** regarding the Lease Agreement for *** *** ***See attached "Lease Agreement",(Exhibit A) and "Acknowledgement of Notice and Lease Termination Terms" (Exhibit B) I have reviewed the Lease File and the email communications which indicate that *** *** intends to move out at the end of June (the date of 06/30/which coincides with the lease end date in Exhibit A)I have reviewed the Customer's Statement of the Problem and the desired Billing AdjustmentI have confirmed that they did reside at *** *** prior to moving into *** *** ***I also have reviewed our property management software and both locations provided the same notification letters which are sent out in advance of the day notification requirement For the current lease, the original notice was sent on March 22,and a follow up letter was sent on April 26th, See Exhibit C (copy of the Mailing Notice to *** ***, metered postage date,April25. and letter dated April26, 2016)The two written notification letters are consistent with notices provided to all our residents with expiring leasing at the *** *** *** community.Van Rooy Properties Incmust apply the Indiana fair housing laws and the enforcement of the legal binding contracts consistently to all residents. Therefore we are unable to make a billing adjustment. Based on the complaint, we are moving forward with seeking a tenant to lease the unit, effective August 1, The residents will be obligated for the $rent for the month of .July, If the residents have executed a lease elsewhere and Intend to vacate the unit on or before June 30, and desire to have a move out inspection done at that time; they would need to make arrangements for a move out inspection to be scheduled which they could attend and then turn In the keys to their unitIf, they desire to stay In the apartment and vacate the unit on .July 31,2016;they certainly have the right to do so, since their rent obligation will continue through the end of .July. The customer's statement implies that the location where they currently reside Is ideal for leasing to college students at the *** universityHowever, the location is equally ideal for Individuals employed at the hospital and other businesses In that area and close to downtown, not only studentsFurthermore, all eases in the Indianapolis downtown area are primarily set to expire at the end of May, June, July and August to coincide with the City of Indianapolis Public School System not the UniversityThe peak season for moving Is the summer and there was no Intent on the part of our organization to prolong their lease until a month other than .June. The customer's statement also implies that the location where they lived In the prior year was similar to the location where they currently resideThe two locations are very differentThe *** Apartments, where they previously lived, have several apartment buildings and a rental office on site, with a fulltime site manager and leasing agent and a waiting listThe *** *** *** Is made up of townhomes spread out over several blocks and there is no office with a site manager or leasing agentThis community Is managed from our downtown corporate office at N College Avenue. At the Corporate office, there are two leasing agents and over apartment units, in various areas throughout downtown Indianapolis, which are leased from the main officeThere was no malicious intent when dealing with this resident; the two locations are just different and have unique ways of handling the leasing process when there Is a full time leasing agent on site at the community. The customer's statement indicated that the person was out of town for several months and did not receive the noticeIt Is common for our residents to work for companies that require them to travel and in those cases the resident puts in a temporary forwarding address to receive mailWhile the resident that the letter was addressed to may have been out of the country, the roommate had been in communication with our leasingagent and expressed an interest in moving to a one bedroom apartment and one of our agents had taken down the request and there Is no documentation that the roommate expressed interest In or put in an application to move to any of the one bedroom apartments we had available for lease. The lease agreement Indicates that there Is an $security deposit which Is standard for most apartment or townhomes that we rentProvided there are no damages to the unit and the apartment is cleaned and in the same condition as the move in Inspection list which the residents signed at the inception of the lease, than the security deposit may be used to apply towards the rant outstanding; after the move out inspection is completed. It would be our desire to avoid any further disappointment on the part of the residents and to avoid the assessment of late fees or collection costs should the communication and move out process not be handled in an acceptable mannerAs an officer of Van Rooy Properties Inc., I would like to see if we could have our Service Coordinator, get Involved in the move out process and remove the need to work any further with the Regional Manager or the Leasing Department I am willing to make myself available to assist or meet with the residents to accommodate any further matters related to the ending of their residence at *** *** ***I can be reached at 684-7305. Sincerely, Sharon D***CFO/Executive Vice President
