We rented a nice executive home in a nice neighborhood for yearsWe didn't have any major issues with this company, and they were generally responsive to repair requestsI had read previous reviews from other renters about the owner, Katrina Benbow, being a rude and unprofessional person She definitely is not a warm or friendly person, but I had not classified her "rude" until it was time for us to move outWe are active duty Army and received unexpected orders to relocate year early, therefore invoking the military clause to break our lease The Army gave us weeks notice until we had to be at our next duty station We gave notice to vacate the home with a date AFTER our orders had us reporting to our new duty stationThe Army transportation was back logged and we were a short notice move, and they gave us moving truck date days AFTER we were supposed to report to our new duty station(In our years of active duty service this has never happened and was very unprecedented and stressful)I called Katrina to request a week extension on our rent She initially declined, and was extremely rude about it She had rented the house to other tenants but they weren't to move in until week after our new requested move out dateShe apparently thought she needed weeks to turn over the house? We had no option; we were at the whim of the Army Katrina said, "I support the military and am sorry, but I have a business to run." Seriously? She finally agreed to a date a few days before our requested date, and sent a formal letter threatening to sue us if we were not out of the home by that date, and that if the Army couldn't move us in time, then we needed to make arrangements to move ourselves Really? Have a Soldier pay $10,out of his pocket for a moving van, that the Army provides for free, because she wanted us out so she could have days to "prep the house"? Even then the Army could not guarantee moving us that day, only within a couple days of it It was so stressful How could this woman profess to support the military, then not support us? Even though we were excellent tenants, paid $per month rent, and never caused a problem I was shocked at how nasty and rude she was about something beyond our control as a military familyI will add, we were the first renters in this home The owner moved out only days before we moved in There was no "prep" or turnover when we moved inAnd the house was disgustingly dirty- Food splatters still on stove and soap sm/mildew in the showerThere was dust so thick on the curtains, they had to be taken down and washed(You couldn't just dust them)The walls had not been painted in years and looked terrible In such a nice home, the walls should have looked better But I just cleaned the house myself, while also paying $to have branches and debris moved from the backyard when we moved in The yard was scorched and dead wen we moved in too We cleaned up that yard and took good care of itYet she charged us $for mulch when we moved outI will add, from a homeowner's perspective, I would steer clear of hiring this company to manage your property In summary: we were going on vacation, notified the company the upstairs bathroom toilet had a leak I told them they could enter the home, but we were leaving for daysWhen we got home days later, there was a steady stream of water coming from the garage ceiling (bathroom is above it) That floor was completely flooded for days They had been there to repair it, but didn't repair it correctly or turn off the water The garage leaked water from the ceiling for days after the leak in the bathroom was fixedThat's how much water was in the floorboard Katrina knew and emailed it was not our fault, and she was concerned about water damageI took photos and sent them They NEVER sent the root rooter, or a company to dry the floors They never sent anyone to inspect the damage It was like "whoops Never happened"I'd be willing to bet they never informed the owner either

I purchased my first house in and started my family in Richmond When my job informed me that I was relocating out of state, I wasn't sure what to do with the house I decided that I would try renting it first because I really didn't want to give up what meant so much to my familyI did some online research and ended up having EA Williams come out to the house They were very thorough and were great at answering all of my questions Once we moved, EA Williams stayed in constant communication with me until they found a tenant They were also proactive in getting things done Since doing business with them, they have always stayed one step ahead of me It's been a great experience!

I have known Katrina and the team at EAWilliams for years, since they first managed my property in Churchill The reason I took them was because a friend also used them and couldn't stop raving about them Now I know whyEAWilliams staff is immensely professional in its handling of properties All of their employees are knowledgeable, wise, considerate and fair They are also prompt to respond during times of emergency, but they are also professional in responding to owners' requests or inquiriesI would heartily recommend EAWilliams to everyone who owns property in Richmond

She definitely is not a warm or friendly person, but I had not classified her "rude" until it was time for us to move out.

The Army gave us 6 weeks notice until we had to be at our next duty station. We gave notice to vacate the home with a date AFTER our orders had us reporting to our new duty station.

I did some online research and ended up having EA Williams come out to the house. They were very thorough and were great at answering all of my questions. Once we moved, EA Williams stayed in constant communication with me until they found a tenant. They were also proactive in getting things done. Since doing business with them, they have always stayed one step ahead of me. It's been a great experience!

Everyone at EA Williams is very helpful. I have 2 homes I rent through them. I would rather sell them but like most people I am underwater. This is a great way to offset the cost. Every question I had was answered quickly and in a way I could understand. They were very thorough in finding the right person. I had one home that had someone not renewing their lease and they found a new person and had a contract ready so fast, I wasn't able to read the first email before the next one was out telling me they found a new tenant. I have no problems recommending them to anyone who asks. If you want to rent and don't want to have to deal with finding tenants and making sure they pay and keep up with the property, this is the way to go.
