I rented a one bedroom apartment for 2 years from E. David Properties. I lived by myself both years.
I would not recommend renting from this company to anyone. E. David does not return calls, takes days to respond to important maintenance requests (ex: furnace breaking MULTIPLE times in the middle of the winter), needs multiple reminders about maintenance requests, and does a lousy job of fixing the things that do not work ("fixed" my furnace about 6 times). He is not willing to make necessary updates even if it is dangerous to his tenants (ex. there were electrical wires running THROUGH the furnace from one room to the other)
Continuing with the furnace-- it is so out of date and dangerously hot that it melts anything with in 2ft of it even when it is set on the lowest temperature. I made multiple requests for maintenance to fix it and they only made temporary fixes (mind you they came days after I placed the request and needed multiple reminders).
Upon moving out, I had contacted the landlord, E. David, regarding repainting 1 room in the apartment I had painted-- back to its original color- white. The lease stated that I needed to paint any room that I painted back to white unless otherwise noted. When I called David regarding the room, he told me that I did not need to paint. He said that because I was moving out 15 days early, that they were having painters come to paint the entire apartment (I had lived there for 2 years so it was getting a routine painting). Once I received my deposit back, I was changed 125 dollars for painting and cleaning. I had also cleaned the apartment spotless before I moved out (mopped floors, bleached bathrooms-my parents even helped me), despite the fact that it was disgustingly dirty when I originally moved in.
Other things that I was charged for include lightbulbs ($6) and a "broken" screen on a screen door ($45). This screen was not intact when I moved in and I made several calls for someone to come fix it. Once again, when they did finally fix it, it was a temporary fix. This temporary fix did not last through the winter weather and the screen came off from the frame. David had re-attached the screen to the frame 1 time, but he never replaced the frame which was the cause of all the problems. When I moved out, I was charged a ridiculous amount of 45 dollars to replace a screen the size of 1ftx1ft. This screen was NEVER fixed correctly and David expected me to pay the price for his lousy management/handyman skills.
Going back to the lightbulbs- I was charged 6 dollars for lightbulbs when ALL of the lightbulbs in the apartment were mine, and I even left them there for the next tenant!!
I called David regarding all of these claims and he denied speaking to me about any of it. He said that I never made requests, that I didn't speak to him on the phone and that I broke things that I didn't break. This company did not have any time of formal system to file maintenance requests to even prove my argument.
In summary, E. David is running a joke of a business. I don't know if he is pulling some kind of scam on college students or if his cognitive skills are severely declining due to his old age. It's hard to tell.
