Sent: Wednesday, April 13, 4:PMSubject: Revdex.com Case # [redacted] Dear Dispute Resolution Team, I am in receipt of the letter sent by the Revdex.com in regards to the complaint filed by Ms [redacted] who is leasing the property we had listed at [redacted] ** I did speak with our agent Charles G [redacted] when I was made aware of the problem as well as communicated with the leasing agent Pam R*** The comments I would like to speak directly to are as follows: a) We didn't pay for an advertisement saying the landlord pays for lawn service and it comes with a washer, dryer, refrigerator( Our agent reactivated the listing in the Multiple Listing Service, when the previous tenants moved out, and the Landlord decided to put it back on the market The appliances and lawn service were offered on the previous lease, but not this time, as the Landlord moved the appliances to one of his other properties.) There were no appliances in the house when Ms [redacted] looked at the houseOn the [redacted] , there is a disclaimer "Data Not Verified/Guaranteed by MLS Obtain signed HAR Broker Notice to Buyer Form With that being said, the Landlord said if Ms [redacted] would sign a year lease, he would supply a washer, dryer and fridge, and it was discussed with her agent that yard service would not be includedb) The lease was signed by Ms [redacted] (Tenant) March 17th and Fessahie K [redacted] (Landlord) on March 18th, with a March 18th Commencement date As Ms [redacted] , had moved here from out of state, with no place to stay, the understanding was, eventhough the appliances weren't installed, she could take possession and the landlord would make arrangements to get the appliances.( Prior to moMs [redacted] paid a one month security deposit of $1275, first month's rent of $and an application fee of $35.00.) Tell us why here...If you read on page under the residential lease, you will see that the lease indicated that the property shall include a refrigerator, washer and dryer. Although this lease was created on Monday March 14th, the reason that they delayed me moving in until the 18th was so that the delivery and installation of the above mentioned items would be in the home, prior to me moving in. When I moved in on March 18th, they stated that the items would be delivered that weekend, and it was another week before it was doneThus, the realtor was not truthful about those items not being mentioned in the lease and it was a courtesy.
Second inconsistency, I have attached the hyperlink for the advertisement for the rental property. You will see that it stated in the ad, that the rental home comes with refrigerator, washer, dryer and that the landlord pays for lawn service. If they do not wish to honor that, then it is advertising and if I must pay for lawn services, then it should be deducted from the monthly rent.
Lastly, the landlord called my mother, listed under information, versus calling me. As soon as he hung up with my mother, she called me and I returned his call immediately.
This realtor did me a injustice by only getting the money, and not keeping their part of the agreement. The broken window was shown to them when I viewed the place and they stated it would be repaired before moving in. As a new person moving to this area, who had no family here, they caused me a lot of undue stress and hardship
