My wife and I were the sellers of the home purchased by a couple who worked with e-Merge and in particular with agent Dawn P[redacted]. The bottom line is that I feel robbed of the commission that we paid Dawn due to the lack of professionalism and communication that was witnessed during this transaction. Dawn did not communicate with the buyers, lender, or title company very well at all. The lender for the buyers decided to contact the buyers directly for any questions they had since emails, calls, and text messages were not being returned by Dawn. It appears from reading more about e-Merge that the agents are essentially independent contractors and they do not work for e-Merge but rather belong to the group. That said, if this is the kind of representation they have, I would caution anyone from doing business with this company.

the details I will go over here I got from my own research and from [redacted].
I emailed [redacted] (the Revdex.com dispute resolution person) 2 emails. The first email was the lead the client made on Zillow. Zillow is a marketing website that claims to have all the real state listings. Unfortunately it does not belong to any of the REAL ESTATE associations and does NOT get the RETS feed (which is what we use to feed the REALTORS MLS, Multi-Listing Service) from the Board of REALTORS. It relies on 3rd party companies to syndicate the property information to them. Sometimes these sites report accurate information and sometimes not. This particular home in question was address [redacted], Centerburg Ohio. This home was listed on the MLS as a HUD owned home. That means it went through the foreclosure process and then listed for sale. Its original list date was 8/22/2014 – it actually sold/closed 11/03/2014. I sent the MLS sheet to [redacted] to show these dates too.
The complaint was that [redacted] put this home on Zillow and it was a “fake” listing. That is not the case I sent the MLS sheet to [redacted] it was a real listing. This home was not listed by [redacted] but by another agent. HUD homes have a very specific rule about other agents allowed to market the homes. The second part that it was a “for sale by owner”. We only have 7 days to respond to this complaint and I am working very hard to figure out why it was posted there. At this point I recognize a mistake with that but have not found out the cause. It currently is not there for sale nor any more of the marketing listings she was using. I have also instructed her to not use Postlets due to the fact you can not control the information it syndicates. The next part of the compliant was that it did not have an address. Sometimes agents choose not to give the address out. They do this in hope it will drive phone calls/emails with questions. I have reasons for and against that type of marketing, but it is not my place to tell REALTORS what they do for/in their business marketing strategies (as long as all REALTORS/MLS rules and laws are followed). The consumer said it was underpriced by $100,000. I have not ran comps for the home but the truth is it was listed for $65,000 and closed/sold for $75,830. I do believe it was a good deal too.
The two things the client wanted to see is :
1 – Deceptive practices must stop:
            I know that [redacted] is aware of how some websites work and the pitfalls with some of them. The house was for sale and did sale, so that was not deceptive. I do understand the frustration with homes that are great deals selling so fast that the marketing does not catch up. Also with the crazy world we live in financing always does not go through with the first buyer. So as a REAL ESATE professional we just have to do our best to explain to consumers that if a home went into contract it might appear to be active until it gets closer to close.
2 – Stop sending emails – I hope that has happened. If not please call me at ###-###-#### or email [redacted]@e-merge.com.
