Dear Utah Revdex.com: This email is in response to the above-referenced complaintMy client, Tax Lien Buyers Club (“TLBC”), apologizes that a response was not made earlier, as the contact person was out of date and the complaint was not receivedIt is my understanding that TLBC has updated this
information and this should not be a problem going forward. In response to the Complaint, TLBC states as follows: Contrary to the assertions in the complaint, REI did not represent that it bought land in Hendry CountyIt purchases liens attached to land, but not the land itself., REI does not buy specific liens for customersIt purchases lien portfolios from other companiesLiens from these portfolios are then sold to the individual customers. On June 9, REI Holdings, LLC mailed a refund check to Ms*** in the amount of $6,109.25, for of the liens she purchaseWhile REI believed it had purchased these liens, it did not discover that they never transferred to REI until sometime laterThere are various reasons this can happenFor instance, the lien may be redeemed (paid off) before a transfer is completeSometimes, REI is still able to complete the transfer and complete the sale to its customers (such as Ms***), but in this case it was notREI conducts periodic audits of its inventory for quality control and when issues such as this are discovered, REI has its own internal protocols to verify the status of the lien and the ability to complete the transferThese protocols are necessary to determine whether or not the lien can be properly transferred or if a refund is appropriate. The 7th lien that Ms*** purchase was transferred in her name by Hendry CountyShe owns the lien, not just an interest in itREI does not have any interest in the lien and a refund for it is not appropriateIf the lien is paid off, the money will be sent from Hendry County directly to Ms***The lien expires in the spring of next year if it is not paid off before then or if she does not initiate a Tax Deed Application. TLBC was not the entity that sold a membership to Ms***We believe her membership was sold through Advance Real Estate EducationTLBC only receives a nominal amount from the sale (less than $50.00)Ms*** should contact the entity that actually sold her the membership to request a refund. REI Holdings, LLC’s Response to *** *** Revdex.com Complaint With respect to the complaint of Mr*** ***, REI Holdings, LLC (“REI”) responds as follows: 1. REI is in the business of
selling tax lien certificates2. REI does not sell other services, such as tax lien education3. REI has not sold any tax liens to Mr*** and has not otherwise taken any sort of payment from him for goods or services of any kind4. REI works with other companies that do sell related services5. Through one of these companies, Tax Lien Buyers Club, REI has been informed that Mr*** purchased education or similar services through Advanced Real Estate Education, with Tax Lien Buyers Club providing a portion of the educational servicesMr*** may have also purchased other services from Advanced Real Estate Education that are unrelated to Tax Lien Buyers Club6. Mr*** should verify his credit card statement or other payment method to determine from what entity he actually purchased a product or service and what company was responsible for fulfilling such purchase7. Contrary to Mr***’s claim that no one has spoken with him in three months, Tax Lien Buyers Club has notes that show that he spoke with Carter W*** multiple times in November and December Tax Lien Buyers club has also informed REI that Mr*** logged into the Tax Lien Buyers Club website for fifty (50) minutes on November 21, 2016, ostensibly accessing the education materials provided by Tax Lien Buyers ClubAs REI did not have any dealings with Mr*** and did not receive any monies from him, REI is not the proper party to provide the relief he is requestingREI recommends that Mr*** contact the company he has actually done business with
