One of my 4plex had old roof, but it was still functioningLast year in May of 2014, *** *** from PJ Hussey urged me to replace the current roof with new roof, he claimed that the current roof could leak and new roof would not have any leakage issuesand now beginning of it leaked within one year of installation of a brand new roof! If PJ Hussey had disclosed (as they should have) that this new roof could leak I would not have agreed to do a brand new roofOriginal price *** *** gave to me in May was under $8000,and *** assured me in email that the final price should be very close to this quoteIt turned out the final invoice *** billed in June was $13000, which was $higher than what he promised! This is not ethical to NOT disclose the potential leakage issue with the new roofand it is not ethical to quote a low price to cheat property owner to replace the roof, and increase the price dramatically after the work had started already and can't be stopsee attached original invoice under $and final invoice of $If PJ Hussey disagrees with above facts, they should send the evidence
PJ Hussey claimed that the reason tenant deposit was short of $for aug payments, was because these $were used to do repairsall repairs over $need owner approval per our signed management agreement, there was no repair approval sent to mePJ Hussey should send evidence of my approval for these repairs to support their claim, if they can't show evidence then their claim of these deposit were used for repair is not true

[redacted], I would like to start by saying the roof was completed by a licnesed, bonded, insured roofing contractor with a 5 year warranty. The roof is a flat roof so water stays on the roofing surface longer than on a standard shingle roof. It is not uncommon for a small leak or 2 to occur when you...

do a roof of this size. The small leak was already fixed at no charge to you. Not to mention the cost of this roof was thousands of dollars less than the next bid we received.As for the money being stolen from you that is simply not true. It is customary in ** to have the property managers hold deposits you didn't ask for these up front and it may have taken a month or 2 to get them to you but you have been given the deposit funds. We had multiple conversations about getting units ready to rent and doing what is necessary to accomplish this. If you were so upset I am not sure why you didn't call me months ago to discuss this. I have asked to speak to you about these issues and you will not call me. I don't want you to be upset and I can walk you through the financial reports any day of the week to show you that you have received every dollar you are owed.

The add that [redacted] is referring to was for apartment [redacted]. that unit was rented by the time she contacted us. We believed that we would have another unit available as an existing resident wanted to move into a one bedroom freeing up a studio. [redacted] was fully aware of this and...

even states that in her complaint. She chose to put in an application anyway and unfortunately the resident decided not to move therefore the only unit we had available was a 1 bedroom which was out of her price range. We did nothing wrong and if we didn't incur the expense of running the app we would have been happy to refund her $35. The add that she called on is attached: http://www.[redacted]

[redacted] The management company has made a false written statement. I wasn't aware of anything, I was instructed to submit an application and pay for a background check and once processed she would get back with me.as I stated in the email [redacted] said she would contact me once it was completed with the findings. She never even attempted to contact me or even give me an update of any changes as she stated she would. I have to contact her and at that time she informed me of the tenant changes his mind.in the beginning I informed her I was only interested in the studio based on my sons limited income. She new all along the tenant had changed his mind but didn't inform me. her purpose was to try and rent me the one bedroom all along. I will continue to pursue this until my $35.00 is refunded I'm not not begging off. the company shouldn't have did the background check if the studio wasn't going to be available,, the loss will not be on me.

[redacted] and I have come to a verbal agreement to resolve this issue and I am waiting on the documentation to be drawn up to complete this agreed upon scenario. This should be resolved by the end of the week.

[redacted], every roof has the possibility of leaking that is why you have a warranty which we used to fix the small leak for you for free. It has rained several times since the minor repair without any issues. You are welcome for getting out there so quickly. As for the increased cost of the roof it states very clearly on the invoice that plywood once discovered would be replaced at a cost of $125 per sheet. I told you on the very first visit that the roof was "soft" and actually factored a few sheets of plywood into the quote because of this. Once the roof was removed we discovered that it had been so poorly maintained that virtually the entire roof could have been re-decked. We ended up replacing 55 sheets of plywood with your permission after sending you videos photos and numerous phone calls. We felt very bad about the additional cost even though it was clearly outlined in the estimate as a possibility so we reduced the cost per sheet by $40 a sheet saving you $2,200.00 in addition to this we discounted the entire invoice by 5% again because we are heartless greedy people saving you another $644.50. Finally, we allowed you to pay off the balance in payments free of charge or interest without complaint. As for the deposits we have accounted for all deposits and have shown you were they were allocated whether it was used to pay for things like the roof, returned to you, or not given to us in the beginning when the property transferred from the previous company to us. If you still require additional explanations please provide dates, times, amounts, etc. as we have and always will be happy to research or provide you with that information. I truly do wish you the best of luck and hope that you find the right company to provide you with the proper balance of occupancy and operating costs.
