2/14/2017To whom it may concern;I am writing this letter in response to a claim filed against me with the Revdex.com.I did an inspection for an *** *** on December 7th, It was located at *** *** *** in North Wales, PaIt was in a Trailer park.At the time of the inspection, it had just
rained quite a bitThere was water pooling on the side of the home as well as under the houseAt this time, I stated that I could not go under the house due to the water under thereI did do a complete inspection on the property other than going under the house.I had found a leak in the kitchen sink and had advised them to have a plumber look at thisThis could have potentially been linked to the leak that has been supposedly found.I had talked with *** on February 3rd of There was no animosity or anger displayed on either sideShe mentioned that they had found a broken pipe under the houseShe asked me, while laughing, if I was going to give her back the money for the inspectionI told her I would give her the name and number of a plumber who could come out and look at and either repair or assess the damageAt which time, I would have talked to him and discovered what the actual problem wasI had no proof that there was a broken pipe and I could not in good conscious, return the fee for the inspection.I had gone back to the property for a second inspection on December 16, 2016, when I could get under the houseDue to the height of the I-beams and other things under the trailer, I did not have complete access to the underside of the trailerI did address a couple of concerns which involved the tie-downs on the trailer, which were fine and the vapor barrier under the home, which had been compromised in a couple of areasI did not see the broken pipe in question at this time.The last I knew of anything going on in this matter was that *** was going to call my plumber and he would go out and he and I would talk and determine what went on.The next thing I know I received a letter from the Revdex.com.*** *** made no attempt to contact my plumber or me againAt the time of our conversation, *** seemed to be fine with the plan.I have been in business for myself for about yearsI was a General Contractor with an A+ rating with the Revdex.comI have also been a Home Inspector going on years nowI have had no claims against me prior to this oneI have a reputation of standing behind my work.I do not feel I was negligent on this inspectionI made trips to the site and tried to arrange a way to settle the matter at handI feel they jumped the gunI was willing to

To whom it may concern;In response to the complaint against me filed by [redacted] and [redacted], I still believe that I did nothing wrong.First of all, if the pipe were leaking and the hole in the floor was that big, the sellers should have disclosed it. They truly had to be aware of it living in the house, having furniture in the room on the bad floor and also, having to move all their furniture out over this bad hole. I am astonished that this could have occurred and no one said anything about it.Second of all, both [redacted] and [redacted] were at the inspection from start to finish and were in the house with me. They were walking all through the house and at no point did they feel a soft spot in the floor or say they heard water running. They also were sitting on the floor in the living room. The realtor was also present for part of the inspection.The inspection took me an hour and a half to do. For a trailer, this is a normal time. So, it is not like I went out there and did not look around and try to find issues. Plus, as stated earlier, I went back out a second time. I did not ask for more money. I was happy to do it to try and help them out.The second time I went out, I did not have access to the inside of the home. They did not feel I needed to go into the home again. They were only concerned about the tie downs under the home as well as the vapor barrier. So, I did not have the opportunity to have water running through the pipes for me to hear and see the leak.Once again, I feel I did my job and that I attempted to help out the [redacted]'s as best as possible. They obviously feel that I did not. I am sorry for that.If me returning the $350.00 for the inspection that they paid makes them feel any better, then I would be happy to give up the money. I am not in this business to have unhappy clients. But, I will not admit that I was negligent in any way,Thank you,Lou RPresident

Thank you. I am sorry to have been presented with this situation. I do understand my mother and sister (I was not present at the inspection) were there, but as a "home buyer", you rely on the expertise and knowledge of the individual you have paid. I will accept the resolution of the refunded amount initially paid ($350.00) which will in turn be put towards the cost of the repairs made to the floor.
