[redacted] [redacted] ***The client was minutes late arriving to the inspection During this time, I had taken pictures of all of the appliances and each data plate I then started the dishwasher (it was not running when I arrived) and, as I always do, placed paper towels under the front of the machine to help detect any leaks I then started the washer and dryer (neither was running when I arrived) to run each through a cycle At this time, the client arrived to the inspection I explained to the client what I had already done and told the client that I was now going to go out and inspect the roof and exterior (I had NOT already inspected the roof and gutters before the client arrived) I told the client that they were more than welcome to follow me around during the inspection Once finished with the exterior of the home, I came inside to inspect the interior While inspecting the interior, I used the drain stoppers in the bathtubs and sinks, to fill them up and then drain them all at once, and also flushed the toilets, to see if any leaks were present, and therefore help to determine if there were any plumbing defects While running the water, I checked to see if the water was hot and on the proper side of the fixture The water was hot and appeared to be fine.With regards to the washer and dryer, they were both on while the client and I were there There was no unusual noise coming from the dryer The inspection of the Water on Demand unit is visually inspected for damage, rust, corrosion, age of equipment, etc Water was ran through all fixtures in order to test this unit to see if it was producing hot water The water at every fixture appeared to be producing hot water.I explained to the client that I could not predict the life expectancy of any mechanical device When finishing the inspection, I picked up the paper towels from under the dishwasher (which had finished its cycle), as my last check for leaks I found the paper towels to be dry.• Client statement: “Dishwasher was running for hours at a time” “The dishwasher receives hot water so it no longer runs for six hours at a time”.o The dishwasher was not running when I arrived When I arrived, I opened the dishwasher and took a photo of the data plate and then started the cycle.o Whether or not a dishwasher has hot water has no connection as to how long the cycle runs.• Client statement: “The dryer worked but makes a horrible clanking sound that can be heard throughout the home” o There was no unusual sound coming from the dryer at the time of my inspection The client and I were both in the home while the dryer was running through its cycle, and the client did not point out that they heard any “horrible clanking sound”.• Client statement: “Hot water takes minutes to turn on”.o Upon inspection of the water flow from the fixtures in the sinks and bathtubs, each was producing hot water in a sufficient manner of time.• Client statement: “He was very rude and defensive in our conversation stating that these things must have all broken since he was there, days prior, seems unlikely”.o I do not believe that I was rude or defensive, but do acknowledge I stated that it is possible an appliance may become defective between the time of final inspection and the time that a buyer moves into their home There is just no way to predict whether or not this will happen.o It seems quite unusual that three major appliances, all within one year old, would need repair all at the same time.• Client’s statement: “I had to pay for those repairs”.o Due to the age of these appliances, there may possibly be a manufacturer warranty that the client could use to repair any defects.I have been the owner and lead inspector of Eagle Property Inspections for over years, and in this time, have never had one complaint made to the Revdex.com, nor any issue that I could not agreeably resolve with a client I strive to provide my clients with the highest level of service and have had thousands of very happy, satisfied clients in the past plus years of business

I am rejecting this response because:In response to ***'s statements, I'd like to clarify some inaccuracies Regarding the appliances running an my arrival, he stated to me that he was happy that the homeowners did some of his work for him by already running the dishwasher and dryer for him, meaning they were both already running when he arrived This dishwasher is one that can be opened while it is cycling, so it is possible to take a photo of the registration number and then close the door and it restarts Also, there were no paper towels under the dishwasher when I arrived, shouldn't an inspector leave the towels under the machine for longer than a few minutes to be sure it's not leaking If he indeed checked all of the kitchen and laundry room appliances in the minutes that I wasn't there, shouldn't it be checked longer than that for water leaking, with his statement it would seems he only had a paper towel under the machine for seconds? Also, "wash cycle times are based on degrees water supply" quoted from the manual that indeed this model does need a hot water source or it will not complete the cycle to fully sanitize the dishes Also see two attached photos from the manual stating this as well This statement was also confirmed by the plumber that was hired to resolve these issueAt the time the hot water heater was inspected by the plumber it was only pushing out water at degrees, so clearly this problem impacted the dishwasher It would appear that even with his years of experience that machines have been modernized and possibly he is simply not up to date on the current technology of kitchen appliances I would not have hired someone knowing they were not skilled to inspect a newer house The washer and dryer were reported to me, by ***, to have been already checked and that the dryer was running already on his arrival, so I did not get a chance to hear the clanking noise that it was making because he had already turned it off by the time I arrived The licensed repair specialist hired to fix the dryer specified that this was a defect when they installed the dryer so he feels that it was making this noise 100% of the entire time it has been running since installed I had to pay this repair specialist out of my own money because the dryer is past the year warranty and is not covered under the new home warranty The water heater has a problem with the thermostat and the electric panel It was quickly identified by a professional plumber and the parts are in process of being ordered There is absolutely no way the water was hot at the time of inspection based on the findings by this plumber I did not feel the water when we were doing the inspection, I did note and state to *** that the water pressure seemed low and this was confirmed by the hired plumber, due to the problems with a signal from the electric panel in the hot water heater *** just stated that multiple faucets were running and completely blew my comments off. I'd also like to address the claim that these appliances would be under warranty Many of them are indeed not covered after year Also, I didn't hire him to have him do his job by falling back on a warranty that he cannot verify is even still in good standing That is a poor way to run a business and I feel that since he knew the house was newer, that is the reason why he was so easily able to over look or not even check for some of these issue that I found on day of living in this house I'm really at a loss of what to do I feel that had I had a descent inspection that identified these issues as I did on the second day of living in my new home I would have been able to negotiate these issue with the previous home owners If the dryer issue had been identified prior to me purchasing the house the item would have been fixed free of cost since they were the original owners, per Sears support since it is a *** Dryer Since I'm the new owner the warranty stops at a year and I had to pay for the repair that had always been there This is directly related to him not identifying a problem I paid him to find The hot water heater is being repaired, I may have to pay for the cost of labor that I'm told will be several hundred dollars Again, if this problem had been properly identified at the time of inspection the original owners would have been able to get it repaired fully, including the cost of the labor So again, I'm going to be out that money that would have been a free fix if *** had then this job seriously and fully evaluated the items in question Everything would have been fully repaired and the cost completely taken care of I paid *** 350$ for the inspection He claims that he "strives to provide my clients with the highest level of service" I don't feel that I received the highest level of service He also claims that he has had " thousands of very happy satisfied clients", well I'm neither happy or satisfied with the job that he did or the service I received I was spoken to very harshly over the phone by him and he has made no further reasonable efforts to ensure my satisfaction with the work that he was paid to do It is clear to me that since this was a newer home with a known new home buyers warranty that he didn't do a sufficient job I think it's fair for the money I paid for the inspection to be fully refunded I did not receive the service that was promised to me based in his mission statement I am not happy with the customer service I received, I am not a satisfied customer I think he probably does a fair job most of the time, he was recommended to me by my realtor, but on this particular job, he fell very short of his responsibilities and I'm stuck paying for this jobs inadequacies

As the owner of Eagle Property Inspections, I would like to state that it is unfortunate there happens to be a difference of opinion as to the facts of this situation, and that the consumer was not satisfied with the home inspection.As a gesture of "good will" and in the interest of moving forward in a positive way, I will be refunding the inspection fee to the consumer.Regards,[redacted]
