I am rejecting this response because:The response is inaccurate and does not address the actual nature of this complaintMr [redacted] has filed a lein against the property that he was hired to list and sell almost year agoI have followed his instructions and advice over the past year and have struggled with bills,expenses while trusting that he was working in my best interestMr [redacted] failed to show or market the home at allThe MLS listing "structure on lot" served as the only source of marketing month after month after monthThe home was newly updated, and free of any type of squatter issue whatsoever MAY= SEPTEMBER it was occupied by my daughter and ready for buyersThe home was occupied because left empty and vacant it is a target for squattersOnly when left vaccant or unsupervised and at no other timeMr [redacted] allowed a squatter to break in and stay almost months.November 2014- May This is the bill from [redacted] ***, eviction attorney who finally petitioned the court to remove the unknown person who broke into the home long months after she gained entry through a windowThis was presented to the court as a landlord tenant issue and cost the estate almost $and monthsI have never received a contract, court document, or description of services from Mr [redacted] and did not request or feel his service was neededA phone call to the police would have been fasterThe house was destroyed only after Mr [redacted] requested I vacate the homeI was extremley concerned because of the previous squatter but was assured he would check on it dailyThis of course did not happen and the house was vandalized for weeks and not reportedThe 2offers I recieved after almost a year, were back to back offers that were canceled the very next dayHe obviously did not report the vandalism to the buyers or the sellerI have not recieved a single contract,reciepts or any proof of service for the charges Mr [redacted] claims he is owedHe has no proof and refuses to provide it to meHe has filed a lien against the property even though he has failed to provide contracts, or receipts for work he claims was done to the houseMuch of this without my knowledge, consent or requestMuch of this work was never done and is completely all togetherMr [redacted] has now resigned and also refuses to provide me with a resignationHe has refused to correct the charges or remove the mechanics lienThis has been a nightmareThe home is now not able to be sold in its current conditionMy family is truly suffering a financial hardship as a direct result of Mr [redacted] s neglect and unethical actionsThank you

My apartment building was sold to another owner who then switched from Heritage Property Management to Eagle Property ManagementThough I know that it is not required by law, I would have liked to have been able to terminate my lease from this saleThis part did not bother me that muchWhat did was what happened after
The first problem came up was a crack in the bathroom sinkNot a big deal, it was not leaking below, but it was a cast iron sink and the last thing I needed was the bowl to start rustingIt took weeks to get this fixedThe second thing is lawn and outside property was not maintainedI am allergeric to wasps/hornets and yellow jackets and since the property was not maintained I had to carry an Epipen with me while I was at home
These were petty compared to my next problemI had the power go out in a few of the outlets and lights in my apartmentI figured the breaker blew, so I checked them and none was trippedTo make sure I reset all of them to no availThis was a problem since my fridge was hooked up to one of the outlets that was out, and same with the range's 240v outletSo I called them and I get the answering service who says that some one will come out tomorrowThe next day came and no one came outBy this time the power in the outlets came back onI called again that day and again I got the answer that some one will be outMy power went off and on for weeks, in which time I called them timesFinally they send out a repairman to look at it, but he was a DRYWALL repairman sent to fix an ELECTRICAL problemHe called back to Eagle and told them that this is a serious problemEagle told him to just plug the fridge in to another outlet using an extension cord He said he would give his report to the main office on MondayWell Monday came and no one still has came out to fix the problem
I ended up calling my city building department and telling them the whole storyThe worker helping me transferred me to the building inspectors office, who I told this toShe was dumb struck that Eagle would not fix an electrical problem that bad for weeksShe told me to write a letter to Eagle (which I did) and send her a copy plus give one to Eagle while she calls them to see what is going on
The next day I get a call from the inspector who told me she talked to EagleShe wanted me to make sure my story matched their storyApparently Eagle told her that they sent a repairman out to fix the problem, but I refused to let them inI told the inspector that this was false, as why would I refuse to let the repairman in to fix a major electrical problemThe inspector agreed with me and called Eagle again to have them fix the problemThe following day Eagle sent out an electricain around 5:00pm to fix the problemIn which he did not have the proper tools to fix the problem till the following day
To recap Eagle Property Management to little over weeks to fix a major electrical problem, and only after the city inspector got involved did they finally fix it
So would I recommend this business to others? NoMy worst enemies deserve better than these guysThis review is just mainly about three problemsYet these are not even close to all the problems I have had with this companyThe Revdex.com needs to redo their rating as it does not deserve the grade it is given

[redacted] is correct that I was hired to list and
sell a family property for an estate in which she is working as the executor.  In our initial meetings, I agreed to do some
repair work to the property and float out those charges until the property was
sold and would ultimately be...

reimbursed out of escrow.  I oversaw the repairs to the property and
paid for the eviction of the squatters that was done by an attorney, [redacted].  I have currently expensed $7,309 of my own
personal money for this property. It is standard practice to list the property via the MLS
site as stated in our Listing Agreement.  After the repairs were made, we marketed the property and received two
full price offers.  After these buyers
saw the neighborhood and the continued squatter activity, they withdrew their
offers.  At the end of our services, the
home was once again vandalized by squatters and I was informed by [redacted]
that she was going through her homeowners insurance to have the repairs
completed. I am willing to continue to float these expenses until the
property sells.  We have essentially given
an interest free loan as we have received no compensation for any work
performed nor are we marking up any of the repair work that was completed. If she is looking to get reimbursed for her time, she should
contact her Estate Attorney in hopes of being paid out of the trust of which she is the executor.

This business definitely still in business. This is the worst Property Management Company we have ever dealt with. They would not return phone calls, they would not talk to us over the phone had to come in person if we had any questions and they are only open til 5pm m-f. They made it nearly impossible to work with. The person who walked through apt. with us for exit interview said it was the best one cleanliness wise they had seen considering we were there for over 5 yrs. Yet we still we required to give up our deposit & we gave a 30 day notice as their paperwork requested we dropped the paperwork they required us to fill out at 5:30 pm when we got off work on Dec 1, but because we didn't hand it in person it did not count therefore they made us pay Dec. & Jan. rent even though we were already moved out by Dec. 10th. Appears they have already rented the apt out before Jan. 1 therefore they must have collected rent again. The paperwork for 30 day notice they require you to complete does not say anything about bringing it in the office in person So very misleading. When called to ask questions they would not talk to me.

Review: [redacted] (My Broker) is also the owner/founder of eagle property management and also the owner founder of eagle property investments inc. Mr. [redacted] was hired by me under contract to market and sell my Grandparents(3 bedroom 2 bath,newly updated home,separate apt. on almost 1/3 acre of land,probate home) located in Sacramento Ca.I trusted he would "manage" the home as promised until sold as,I live out of state.This was an exclusive listing.10 months later the home was not sold. He failed to show the property.Ever. His ONLY form of marketing was his "listing" on MLS that stated "STRUCTURES,ON LOT,TRACT,6-8 UNITS" That is it!(I had no idea)I have printed out copies and have them available.Every other home nearby sold and fast. kept suggesting I allow "free renters" and the squatter it took 5 MONTHS to evict even though [redacted] was notified within 3 days after the squatter broke in (it was presented to the judge as my tenant who failed to pay rent)This cost the heirs $900 in court fees.I was told I was not allowed to charge rent all this time. When I questioned about the absolute lack of activity He continuously told me he was "perplexed" and stated the house was "nicely updated and priced to sell" He said this month after month.Mr. [redacted] told me to "vacate"the home on approx 8/15 stating it would "show better empty"Another squatter concerned me, but I was assured he would check on the home "daily" During this time ,Mid-Aug-mid Sept.He assured me almost DAILY he was showing the house,taking care of the home.On 9-18 we were notified by the sheriff the house was Vandalized,Occupied by multiple squatters,all windows broken,everything stolen(gutted) and damaged beyond repair.[redacted] did not inform me.He suddenly had 2 offers right before we were notified,they canceled the next day(both offers).I have police reports and absolute PROOF (ALL of his emails that show this is %100 fact)for your immediate review.The vandalism alone in excess of 10K.Im a Mom, now struggling to feed my 3 kids. Thank you.Desired Settlement: I am one of 5 heirs waiting for the home to sell.I have followed the advice of Mr. [redacted] exactly.This is the result.I cannot afford to fix the home and it isnt worth much in its current condition.I put over 30 thousand of dollars into the house.In fact,I followed his list of suggestions exactly.I have receipts for everything.I have a 48k bond on me as well.I have struggled and spent our grocery money paying bills,insurance ect.I hope to be reimbursed for my time and expenses if at all possible.
