manner they were at move outIt is noted that there was a stain on the underside of living room carpet, which was circled and in itialed by our inspector (please see attached document number and photos).This was also signed off on by the complainant on that day In the pictures, you can clearly see the circled spot as well as a ll the other spots that showed up at move out that were not there at move in .The amount of deposit offered for return stated by the complainant is incorrectEven though it is clearly stated in the notice to vacate (see document 2) that we do not refund carpet cleaning, we did refund $ 100.00 as a goodwill gesture (see document 3) and the total refund was $226.08, not $as stated by *** * in complaint.The complaint also states that they were never informed that their pet urinating in the house would be grounds for automatic replacement of carpets, however it is explicitly spelled out in black and white in the notice to vacate, which the complainant signed (document 2) that if there are any urine stains, they replace carpetOn the clay they initially signed their lease, they signed an addendum that states all carpets all pulled at move out and resident will be charged for any carpet with pet stains (document 4)And lastly, the day they signed their pet policy, they were informed that they would be responsible for carpet replacement etcbecause they are responsible for the cost incurred by pet damage (document 5) .Regarding the desired settlement; the damage to carpet is not wear and tearI feel we are justified in holding *** *** *** * responsible for replacement of carpet that is now damaged with urineI will absolutely send a receipt for carpet replacement directly to the complainant when the apartment goes into maintenance and the flooring is installed.Please let me know if you require further information regarding this matter.Thank youTammy F*Property Manager for Eagle Ridge Village*** *** ***

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
The business has no proof or ability to classify the stains as urine. As explained in my previous comments, the pet had never urinated in the areas in question, and was never in the upstairs area. In fact the stain in question in the upstairs bedroom was from a water spill. The company is making false accusations in order to keep the deposit. I ask that the company reevaluate their decision, as their claims are false and unjustified. We are not the first military family that had been taken advantage of, but I hope we will be the last. If the company does in fact follow through with replacing these carpets for no reason, I request to have a receipt of the carpet replacement sent to me with proof of replacement in the exact unit we rented. I also want the company to know that the entire Fort Drum community has been warned against doing business with Eagle Ridge by SEVERAL families, and will not be filling the large number of empty units any time soon due to many others having the exact same bad experience.
