For your reference, details of the offer I reviewed appear below.As I mentioned in my original complaint, the Eagles Reserve tried to contact me at an address that they knew I did not live at (I gave them my current address when I moved out) I moved out on July 19, and they were sending collections letters to my old apartment at the reserve. I hand delivered and emailed a letter to Eagles Reserve on September 4, shortly after my previous roommate, and the current resident of my old unit contacted me about collection letters being delivered thereI had no opportunity to either pay, or evaluate the charges prior to them being sent to collections as the management refused to respond to any of my attempts to communicate with themOnce the Eagles Reserve sent me to collections, they gave the company my old Reserve address and once again thankfully my old roommate provided me with the letter, and I provided the company with my new address so that they could properly contact me.
I would like the charges off my credit reportI spoke with the collections agency this morning about settling this debt in return for it being cleared from my credit, but they informed me that it would not be removedAt this point, regardless of the validity of the charges I would be willing to pay if it was completely removed from my credit report

Thank you for allowing us to address ***'s concerns directly. As *** mentioned, she was allowed to move in early and take the apartment "as-is". Whenever you are taking an apartment "as-is" because one needs an earlier move in date than what was originally agreed upon in the lease agreement, you are responsible for the condition of the apartment "as-is". That is the risk one is assuming in order to accommodate early move ins. *** had the opportunity to submit a maintenance request anytime during her stay and we would of been more than happy to address the damages after she moved in. If one fails to turn their Room Condition Report into the office to file away for when it comes time to move out, the tenant is responsible for all damages. *** is responsible for the $in damages still left on her account. Once payment has cleared, collections will be notified immediately.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I have previously explained to the Eagles Reserve that I did not have a move in sheet because I chose an early move in date because of work and school, but the damages they are charging me for were present prior to the two tenants in room A that lived there before me.  The Reserve's policy for early move in's is that you accept the apartment as is, which I was perfectly fine with, but I am not responsible for damages that were present and not fixed in the three years my roommates had lived there prior. The two tenants prior to me were able to fill out move in sheets, and the damage is documented on their move in sheets. One of the previous tenants is my sister, and the other is my current roommate. I think that this issue would be so much easier to resolve if the current Eagle's Reserve management would simply look and see that the damages have been in apartment [redacted] since prior to 2009 (when I was a Freshman in high school). The previous management did not perform move out sheets. I saw six tenants go through this apartment between the five years that my sister and I lived in [redacted], and not one of them was required a move out sheet. The fact is that the current management has no idea when damages were cause with the exception of move in sheets, because the new owners bought a company whose condition was not well documented. They are attempting to play catch up and clean the image of this establishment, but they should not do so at my expense.  I very happily paid for the dirty bathroom, and the lost key because I was fully responsible for those damages. 
Furthermore, it has been incredibly frustrating dealing with Eagle's Reserve on this issue because they keep attempting to contact me at the wrong address. As you saw in the move out sheet I provided my new address, but they sent letters and provided the collection agency with my old address, at the Reserve. I wouldn't even have known about the fact that I was being charged, or the fact that I had been sent to collections if my old roommate had not remained at the same address and eventually provided me with the letters from the Reserve and collections. I am not simply trying to get out of damages because I don't want to pay for them, but I think it is unethical to be charged for damages that existed prior to my residence. 
Eagle's Reserve is charging me for damages caused by others, and because they are not my damages I will not pay for them.

'Segoe UI','sans-serif'">Upon further review of her lease folder the following information was discovered.
Capstone Real Estate Investments purchased the property at [redacted] on July 14, 2014. We inherited the current lease files for all residents living on the property at that time. In Ms. [redacted] file there is no move-in condition forms or any notes that document the condition of the apartment prior to her moving out. Ms. [redacted] completed a walk through with one of our staff members and he documented the stains on the carpet, different color paint on the walls, the broken ceiling fan globe, dirty bathroom and the fact that Ms. [redacted] did not return her bedroom key. Ms. [redacted] then signed the move out condition form in his presence on July 19, 2014.
Attached is the document mentioned above.
We are more than willing to work with Ms. [redacted] if she can provide documents or photos proving the condition of the apartment upon move-in.

Below is a copy of the email sent to Ms. [redacted] regarding her move out charges. Attached is her revised move-out statement along with pictures of the items charged.

Attached are the pictures taken from your daughters apartment during her move-out inspection. As you will see in these pictures the blinds were damaged and had to be replaced, the tub was very dirty as well as the ceiling fan. I am going to reduce the blinds charge from $95 to $35. I will also remove the $70 charge for the holes in the wall because it is clear that they were patched. However, all other charges will remain.
I have also attached an updated final account statement that will reflect these charge reductions and the new total amount owed. If you have any questions please let me know.

communicated to our third party collection agency.  Previous resident is free and clear from all move out damages.
