Complaint: [redacted] I am rejecting this response because:This company Tri-State Building Specialties, from the very beginning has done nothing but lie to your officeThey first state that Design Concepts installed the room and that it was out of businessI provided proof that Tri-State was the company that did the installI provided proof that the room leaked from the day they installed itTri-State had no problem charging me $to reseal the room back on 08/08/At no time did they bring up any of the things they are now bringing up to cover themselvesTri-State thinks they can continue to make stuff up to cover up what damage they have now done to my propertyThey think if they send me back the money they charged me that this will relieve them of any and all liabilityI will not accept them sending me my money back and allow them to walk away and continue to make up stuff to cover themselvesI am asking that your office continue to force them to fix the problem and I am asking that you not believe anything they sayOnce a company gets caught in a lie then everything and anything they say should be considered suspect Regards, [redacted]

We will set a time to go and inspect Mr [redacted] sunroom David C will go and inspect the sunroom to see why roof attachment is leaking As state early the sunroom is over old There is not a lifetime warranty that cover roof leaks Response to paper work that was forward to us.Temo mfrwarranty roof covered for years

Complaint: [redacted] I am rejecting this response because:Tri-State says our first contact regarding 1: Roof leakingwas2: First time contact about roof issues winter of Mr [redacted] called Mr [redacted] and Mrs [redacted] divorced.The first contact was, in fact, within ONE MONTH following completion of project in No response was received then or after repeated requests between then and Winter Leaks have increased over the years and subsequent damage has been caused as a result of unaddressed leaks.This pattern of non or inadequate response is reflected in various [redacted] reviews of Tri-State by other unfortunate clients of the company Regards, [redacted]

Sunroom was purchased back on 3/31/on or around 8/7/2014, we had correspondence with Mr [redacted] about an issue with his sliding door (which was addressed) and about a leak at the connection of the roof to the existing house wallMr [redacted] provided photos of the issuesThere was a concern about leaking on the skylites as well and I think that was addressed alsoAs a courtesy, we offered to send a repairman out at a cost of and was dispatched on 8/8/During that service, it was discovered that windows above said sunroom were somewhat recently installed and water was getting in around windowsThis is an older home with cedar shakes sidingMr [redacted] was advised that he should look into getting home resided and water was penetrating the siding and getting very softMr [redacted] started to contact us about it leaking againAT this time, Mr [redacted] has been advised that the company who installed the windows should be contacted and assess the situationUntil that happens, we hold the position that we will not offer any more courtesy service on a room constructed over years ago that has a leak as a result of faulty window installationOne other important, this room was installed by Design Concepts, a company no longer doing business, and this complaint should not be on our Revdex.com of NJ record

We still strongly believe that the windows above the sunroom were installed after our sunroomThe room is over years old, and the cedar shake siding, well older then that, living out its life expectancyThe room did not experience any leaking, to our knowledge over the entire yearsThe existing sidings has age/ weathered gaps in it ranging from 1/4"-3/8", thus allowing additional water to get behind our flashing and get into the room, to go along with the water that was getting behind the window gaps (which we caulked)This siding weathering is not covered under warranty, and we feel strongly that we should not have a formal Revdex.com complaint lodged against us because of itThe siding replacement is needed and not our responsibilityThere is a southern exposure where the room is and the siding above it that is contributing to said weatheringThe homeowner maintains a responsibility for maintenance and upkeep on the sidingWe are willing to perform a courtesy service, but will not accept any liability

Dom W, who responded to the original complaint is not a liar. Tri-State Building Specialties which traded under Design Concepts back in the 90's was owned by George M. In approximate Ownership change from George M to David C. Mr*** stop payment on check in when the room was installed do to the fact the base track that is attached to the existing concrete leak. The track was resealed and no leaks. Mr*** contact us last year stated the roof leak. The sunroom has not been leaking since the day it was installedAs stated after years there is no warranty. That is why MrDom W charge for a service to Mr***'s home. The Service person told Mr*** that there was a bigger issue then just re-caulking the roof. Mr*** was told that the existing siding was an issue. Steve K (service person) did recaulk the roof used tubes to reseal the roofThe existing siding needs to be removed and reinstalled and the siding around the windows needs to be either caulked or flashed or both. I'm not sure if the existing siding can be matched The existing house wall after year and new windows installed are not our responiblity

I am rejecting this response because: this is not true the windows have been installed before the installation of the sunroom. The room was installed by Tri-State Building Specialties / Design Concepts I still have the contract and the receipt. This company is telling you nothing but a lie.

What is the response to the water running under the conservatory and pooling on the footings?and the footings settling?

I am rejecting this response because: This business does not state if they are going to fix the problems or just come and look. They have already sent someone to LOOK!! at the problem and they LIED to you as to what was causing the problem. I think they are just trying to now make up another reason for the failure of the roof and fix nothing. If they are going to come and fix the problem then I have no problem with that. 6-30-20032:  Total cost of contract $40,000.00  not $68,000.003:  Permits filed - all inspection done - final      C.O issued by town4:  Tri-State Building Specialties built the     conservatory not the raised patio and steps going to        conservatory.  Raised patio done by other under Mr. [redacted]     direction. Nature of issue.1:  Roof leaking2:  First time contact about roof issues winter      of 2014.  Mr. [redacted] called.  Mr. [redacted] and Mrs. [redacted] divorced. Cause of Leak.   The raised paver patio has settled causingwater to run under the conservatory and pool in footings.  Over time the excessive water going under theconservatory has caused the conservatory footings to sink.  The footing sinking caused the conservatory tosettle causing a roof leak.  Course of Action:  Inspections by [redacted] and Tri-State Building Specialties.When Mr. [redacted] first contacted Tri-State Building Specialties, Mr. [redacted] gavehim the phone number to [redacted].   This was done since Tri-State BuildingSpecialties no longer handles conservatories. The original manufacturer of the conservatory was [redacted].  This company no longer exists.  [redacted] deals with amanufacturer in England so they would be able to get parts to service theconservatory.  [redacted] wascontacted by both Tri-State Bld and Mr. [redacted].  [redacted] went to job and reported thatthe conservatory has settling do to the fact that the raised patio is pitchingback towards the conservatory and water from rain, snow and ice is poolingunder the conservatory and the conservatory footings have settled.  [redacted] advised Mr. [redacted] tocontact his homeowner’s insurance company due to the nature of the problem. Inspection done by [redacted] of Tri-State Building Specialties.  On 11-12-14, [redacted] inspected the conservatory.  Mr. [redacted] spent about 4 hours to inspect the conservatory.  Listed below are the findings of saidinspection.   The conservatory is raised about 36"above grade and built on pier footings. When Mr. [redacted] went under the conservatory he could see where the waterwas been pooling on conservatory footings. Two footings have settled over 3" inches.   The galvanized tecos used to attach thepressure treated post to the concrete footings where rusted anddeteriorated.   Mr. [redacted] also noticedthat the back side of the skirting was also wet and showing signs of excesswater.  The skirting is not a structuralpart of the conservatory, it is simply to cover below the conservatory to theground.  The skirting is made of pressuretreated plywood with a concrete stucco finish. Mr. [redacted] then examined the exterior of the conservatory where the waterwas pooling under the conservatory.  Thearea adjacent the pooling water is a raised concrete paver patio with paversteps leading to the conservatory.  Theraised patio and steps where not done by Tri-State Building Specialties.  The raised patio was installed using theconservatory skirting as support.  Theraised patio has settled from 3" to 6" causing water to run under theconservatory, thus causing water to pool. The raised patio is also being undermined by this excess water causingthe steps to settle.   Conclusion of findings: Mr. [redacted] feels that this should be covered under warranties.  The roof leak was caused be the settling ofthe raised paver patio which directly caused water to run under and pool on theconservatory footings.  Even if there wasa warranty it would not be covered.  **gave a 10 mfr parts warranty.  Thiswarranty covered failed parts under normal circumstances.  ** is no longer in business and if they wherethey would not consider this a warranty issue.   Mr. [redacted] contacted an attorney, Mr. [redacted] Attorney of Law in [redacted].  Mr. [redacted] spoke and sent pictures to both Mr.[redacted] and Mr. [redacted] and reported his findings.    Tri-State Building Specialties’ position is that this is not a warranty issue,  Also as of now, by our attorney direction,there is a liability issue,  In order to fix the conservatory the problems with the raised paver patio needs to beaddressed.  Also the conservatory is over 14 years old, and again the installation of the raised patio has caused all the problems.  Again, Tri-State BuildingSpecialties did not install the raised patio. Tri-State Building Specialties cannot fix another company’s work. The estimate cost to raise the conservatory, repair the roof and address the backwall water damage ranges from 5000.00 to 10,000.00  However to try to fix the conservatorywithout addressing the raised patio is only a "bandaid" fix.     Sincerely Tri-State Building Specialties

Tri-State secured a copy of a report on roof shingles used on sunroom roof panels, under hurricane conditions as of yesterday afternoon and furbished the same to Richard U[redacted] Building Subcode Official. We confirmed he received this am and he felt that, upon initial brief review,...

that it would be sufficient to meet his needs and we could "put this to bed". He will confirm that this afternoon and advise. We also filed an appeal with the [redacted] County Board of Appeals as of Yesterday. Once this matter is sorted out, we will have a mechanic out to the property to address the screen door and the loose siding.
