Dear *** *** * *** ***I wanted to
acknowledge receipt of your complaint you filed with Revdex.com, ID #*** on May
13, 2016.When you visited the community and asked for proof of work that was done
to exterminate bed bugs and the community provided you an invoice, I am not
clear what you were
expectingThere were three treatments to the home for the
extermination of bed bugs and the total came to $Your deposit was
initially used for unpaid prorated rent, water bill and extermination cost as
damages which was indicated on the Final Statement we sent you back in March of
2016.Since we did not
send you a timely revised final statement crediting back the charged, but
unused extermination cost charges, I have instructed the collection agency AAB
(Account Adjustment Bureau) to not pursue the remaining $and to remove
any reporting of funds owed to Sun from your credit bureaus.Please accept my apology and hope this settles your dispute

The collection package
was sent to the collection agency (AAB) on May 22nd, 2015. I am aware we received your email here at the
corporate office on June 9th, and responded back to you on June 15th,
I agree with your statement that the new home which you moved into was
left in good condition, with the exception of a few walls that were discolored
due to being rubbed, scratched or having screw holes in themEven though we
have pictures to support our charged damages, for which those walls were
needing to be patched and repainted, East Fork Crossing MHC has agreed to
reduce the amount owed by you to $0.00, charging only $for damages
to settle this matter.If this
is agreeable by you, please call, write or email me and I will have the
collection agency stop any further collection efforts and remove any reporting
that they may have filed with any credit bureau agencies.Sincerely*** ***Director

I was never contacted about a extermination problem. And I have still not been contacted about repair. Also they did a inspection before I moved in and said that everything was in operating order according to paper that I signed.

Mr. [redacted] purchased a home at our East Fork Crossing location from Sun Homes. Please find attached the purchase agreement signed 4/29/2016 by [redacted]. The Purchase Agreement-Page 2 paragraph 9 states “If the purchase is a used mobile home, Buyer purchases the home “as is” and...

with all faults. Seller makes no warranties, express or implied, as to the condition of the home.   Sun Homes, East Fork Crossing wanted to show good Customer Service and Goodwill so we did have our maintenance technician to the home for Mr. [redacted] on several occasions. We also sent a HVAC service tech to his home in early July, almost 3 months after purchase. We will schedule maintenance to repair the water line and we will repair or replace the fan above the stove. This will be scheduled this week, by September 9th.  Mr. [redacted] purchased this home using lease credits towards a down payment that he earned over time paying his monthly Lease in our Lease to Purchase Program. The home that Mr. [redacted] and family lived at 178 and that property was left in a condition that required a professional exterminator to be contracted over a 60 day period to prepare that property for new residents. That cost was not passed onto Mr. [redacted].  We did alert Mr. [redacted] of the findings and suggested that he contact an exterminator for his new home.  Customer Service is an important part of our daily resident interactions and we strive for our customers to be happy and satisfied. We believe that we have been very fair and responsive to Mr. [redacted]'s concerns. Please let me know if you require additional information.  [redacted] Regional Vice President Sun Communities
