Dear John:
Sorry you had a bad experience. It has happen to many people, even someone who use to be a Real Estate Agent.
While I do not know this company I have seen some companies undervalue Real Estate.
A 6 month window is to take place when finding Comps. Not always a easy thing to find if there are not enough sales during that time. Then it goes beyond that time frame.

You should know what type of home you have if it is not a Cape. It would be on past Appraisal and your County Tax Records. Easy to look up online now a days.

Some Banks put in Restrictions on appraisals (possibly only allowing using your School district with allowable Comps-happen to me- not good- as I have many low value properties in it).
My own bad experience and I had a few:
I had 2 appraisals on my own home done within 2 months by 2 different companies for 2 different banks about 10 years ago. there was a $60 thousand difference (lower with the agency from Hazleton that was out of my County).For KNBT Bank.
The other Appraisal was done with a local Broker in my County and used homes in my County for the Bank we went with State Farm Bank.
When I presented the difference in appraisal to KNBT (now BB+T) bank they insisted their appraisal was right. What a joke. They were so smug we closed our checking account with them.
I have seen for years Brokers use smaller older homes to lower the value of a property.
They are suppose to be the same year or near the age of your property.

As for basement remodels- it depends were you live. It other people do not put the money into it then you will not get your money back from it.

If you do not agree with the Appraisal , insist on another.
Yes, I know more money, you did pay the bank the fee-even though the Broker states you did not pay them directly. That is a nice loop hole. You can complain to the State about that issue. All Agents are Licensed.

You would think every appraiser would come up with the same price- but it does not work out that way. Every one will come up with a different one .
I could never understand that even when I was in the business. I left a long time ago, it's a cut throat business.

East PA Realty Services was hired by *** to appraise my home for a refinance. The appraisal was submitted with gross inaccuracies which, ultimately valued the home much less than what the market had suggested. When contacting East PA, I was told that they cannot speak to me about the appraisal and that I must "go through" my lender. I received no indication that East PA has any concern for the quality of their work nor, me as a customer. Below are inaccuracies that stand out
Appraisal states no gas on site - there is gas on site
Appraisal states it is a "Cape Cod" style home - it is not
Appraisal states there is no finished basement space - there is one room finished
Appraisal states exterior is constructed of vinyl and masonry - there is no vinyl, it is all rock and stucco
Appraisal states all windows are double-hung - they are all casement windows
Appraisal states flooring is carpet and resilient (bathroom is listed as tile) - three bathrooms, kitchen, laundry, and foyer are all tile
Appraisal does not list garbage disposal in the kitchen
Appraisal lists above grade room count at "9" - it is actually "11"
Appraisal lists bathrooms as being updated 6-10 years ago - two of three were updated in 2019
Appraisal home comparisons were not similar - all other homes were a smaller footprint
Appraisal states that comparable home search limits had to be exceeded, due to a lack of said comparables
Appraisal states garage square footage is 841. Actual internal dimensions indicate 944
Appraisal sketches including dimensions & room labeling are very inaccurate
Appraisal indicates a "bathroom" which, is actually the master bedroom
Appraisal indicates a "Bedroom" which, is actually a library/living room
Appraisal does not include the "Morning Room"
Appraisal states there is not porch - there is a front porch
Appraisal states there is one fireplace - there are two
Appraisal does not indicate higher quality of build - 2x6 construction, #1 cedar in all soffit, porch, patio, eves. Copper Pent Roofs

To whom it may concern:

I am in receipt of you letter regarding the concerns of a homeowner who states he had an appraisal done by our company and I am responding to your letter.

We do residential appraisals for many companies, banks and other individuals. As such, each and every appraisal done by our company is strictly confidential and cannot be discussed with any other parties other then our client. Since the Revdex.com is not our client, we are not at liberty to discuss any appraisal report in part or in whole, with the Revdex.com or any of their representatives or assignees. To do so would be a major violation of our contract between our company, our appraisers and our clients. The party you are writing on behalf of, additionally, is also not our client and the same confidentiality applies. As a PA business, I am sure you recognize the need for and restrictions of discussing any aspect of a report that is confidential.

When is comes to the appraisal business and it’s processes, the homeowner is generally not the person who hires us and therefore, we are also not able to speak with them regarding any appraisal. This is explained to any homeowner who calls our office asking about anything regarding an appraisal report. Anyone who applies to a lending institution for a loan is the client of that lending institution and not our client. Therefore, we cannot discuss any report done on the individual property. The homeowner who contacts us with any concerns regarding their appraisal is always instructed that they must go to their lender directly. It is against state and federal laws for us to breach confidentiality for our clients.

There are also home owners who apply to lending institutions for loans and our company also does not work for those lending institutions. Federal laws put in place over 10 years ago now require any lending institution under a specified size, to hire a third party company (***; ***) to find an appraiser to conduct an appraisal. Some of our clients are the companies who have been retained by lending institutions to find us and in those cases, we are also forbidden to speak directly to anyone employed by the lending institution because they are also not our client.

If our company did an appraisal on ***’s home, and if he contacted our company regarding the complaint you forwarded to us, he would have been instructed to contact his lender directly to try and resolve the issue. If *** had contacted his lender, as he would have been instructed to do if he had called our office, the lender could start the process of addressing his concerns. This is the ONLY way a property owner’s concerns can be addressed and if he had contacted his lender, the issues would have gone through the proper channels and all concerns would have been addressed.

Lastly, regarding payment for any appraisal we do for lender’s, we do not receive payments from the homeowner and we do not collect payments from homeowners. The complaint to you stated that our company did not care to correct anything on the alleged appraisal report. Again, there are channels that must be followed for any remedies. Failure to follow through on the process will always result in a homeowner being dissatisfied with the process. East PA Realty Services cannot be held responsible for a dissatisfied homeowner who does not follow through on the processes in place for a remedy to their situation.

I am rejecting this response because:
A representative from their company entered my home and provided an inaccurate service - THEY entered MY home. I have been communicating back and forth through my lender who is essentially a third party in this. The Reasons the complain-tee is providing as rational are evasive nor always accurate. Their gross errors question the validity of any and all information. There are significant errors that, due in fact alter the value of the home. The report and the disinterest in correcting it is ludicrous. The best outcome in this case is to simply refund the appraisal fee, so that I can contract another agency. All of the back and forth in emails is going in circles. The complain-tee, when accuracy was questioned by my lender, stated to my lender that the previous appraisal was not substantiated in comparisons. It is their appraisal that is not substantiated by similar and local homes. The two year old appraisal of my property was done and compared to homes in my actual neighborhood and are very similar.
