Initial Business Response /* (1000, 5, 2015/08/25) */
Per the security distribution that was sent to you with your remaining security deposit(within the 21 day time frame) the property did appear to be cleaned but unfortunatley there were a few things that were either missed or...

overlooked(i.e. floors had hair throughout and built up around toilets, as well as kitchen cabinets were still dirty inside and out)again this was only charged as a light cleaning (3.5hrs). Regarding the one time yard clean-up, the gardener went to the property on July 28th(4 days after your moveout) but did not provide us with a written estimate unitl August 5th. At the time of his arrival on the 28th he noticed there were several weeds in the flower bed(s) as well as along the driveway, although you may have mowed it, the weeds that were there shown to be there for awhile as they were overgrown and dead. Please be aware that the amounts that were charged to you out of your deposit are fair and not in any way excessive.Additionally, please keep in mind that the estimate/invoices that were given are from outside vendors and we do not profit from these charges. We appreciate you leaving the property in good condition, but there was a few things that were undone/overlooked upon move out.
Initial Consumer Rebuttal /* (3000, 7, 2015/08/28) */
(The consumer indicated he/she DID NOT accept the response from the business.)
The exact wording on the cleaning invoice says:
Light cleaning - property appeared to have been cleaned however there was hair in both bathrooms & also on floors. Interior cabinets were dusty & exterior cabinets had dirt around handles, etc.
If by exterior cabinets they are talking about the garage those cabinets were not delivered to me free of dirt. The invoice goes on to list a full professional cleaning of the entire house. If you are going to charge me anything it should only be for those items I was deficient on. It does not take 3.5 hours to clean a little dust and some hair.
Also I requested a move out walk through. [redacted] came over and did the walk through. I remember her mentioning when we were in the kitchen that clean cabinets were something [redacted] was really a stickler on. Bearing that in mind I cleaned all the interior cabinets inside and out. But here it is on this invoice. It causes me to wonder if I contacted the California Real Estate commission and had them look at other tenants move out records if there might be a pattern of fees taken for "dusty" cabinets that emerges.
For the lawn service bill. There absolutely was not any large build up of dead weeds in the flower bed driveway or otherwise when my lease ended on July 24th. Again I have a neighbor (possibly 2) who will attest to the condition of the yard. Looking at the invoice I was provided it has absolutely no identifying or contact information for the "gardener" so I would have no way to verify those charges or if it was in fact a third party as you claim. You keep saying that the fees are reasonable and you don't profit from it. Of course you do why should you pay the cost when you can take the money from my deposit. These items fall under normal wear & tear and I don't feel I should be charged for your costs of doing business. I would like a refund of $207.50.
Final Business Response /* (4000, 9, 2015/09/01) */
We are sorry that you will not accept the facts from the last response but please note this will be our LAST response regarding this issue.
The fees that were charged to you were not deemed "normal wear & tear". Please refer to the last response.
