Review: Easy Living Management has failed to meet contractual obligations. This is a property management company. They routinely fail to return calls. There were multiple instances of failure to send monthly rental income checks to me (property owner) timely. This led to a negative impact on my personal credit rating, and led to my termination of the contract w/ Easy Living Management. ELM has refused to send the initial security deposit from the renter ($950) to me (property owner) as due.Desired Settlement: Issue check to me for the $950 initial security deposit as due. Failure to return these funds to me should be considered theft.

Review: Below is a list of grievances that we have had with the service of Easy Living Management.

1) Lack of response to e-mail and phone call requests for information or follow-up of concerns, and avoiding being in the office when we try to see someone.

2) No quarterly financial reports were sent as agreed upon.

3) Permission was given in the lease for a dog without our knowledge and without requesting our permission. We explicitly wrote that we did not want pets when Easy Living Management was searching for a new tenant, and the Easy Living Management web site states that pets are not allowed without the owner’s permission. Not only was permission granted, but a pet deposit was not requested, and now the carpets need to be replaced.

4) Some maintenance issues were not completed. The most significant unaddressed maintenance problem was when the tenant reported a leak in the wall of the finished basement around September 2014. Apparently, the interior wall was removed, but neither the leak nor the wall was repaired. This resulted in continued leaking that caused thick mold growth and water damage to an adjacent wall. This was also a major inconvenience for us since we expected all maintenance issues to be completed before we returned to live in our property.

5) The tenant removed our washer and dryer, and no one realized it was missing when the move-out checklist was completed. It took ten days from when we informed Easy Living Management that it was missing before they recovered them from the tenant.

6) A dehumidifier is missing and unaccounted for. It is unknown whether Easy Living Management failed to identify this after the first tenant moved out in 2012 or after the second tenant.

7) A hot tub was installed by the tenant in the garage without permission, which involved installing electrical connections out through the garage wall and back in through the exterior house wall into the electrical box. Easy Living Management failed to notice that this had been done. The tenant removed the hot tub and wiring and cut the wires on each side of the garage wall.Desired Settlement: We want to see Easy Living Management take responsibility for the mismanagement of this property by paying a total of $1443.91 for replacement of the upstairs carpet ruined by a pet they authorized against our explicit guidelines ($1233.97), and the dehumidifier since they were unable to identify the responsible tenant ($209.94).

Review: [redacted] at Easy Living Management is holding on to security deposits for both sides of my duplex. Side 1 left back in December and I fixed damages at my own expense that exceed the security deposit. I submitted proof of my expenses in January. Side 2 is still living in the appartment. I terminated our agreement for property management the last week of March. I was told that he would have the security deposits and the slush fund money ready for me to pick up early the next week. When I returned that next week, I only received a check for the slush fund of $200. He told me he would have the rest of the money sent to me that week. It has now been 30 days since the last time I was able to contact him. He does not answer the phone, return voicemails or repond to emails.Desired Settlement: He needs to settle the account for [redacted] as soon as possible by sending me the full amount of the security deposit for 4104 in the amount of $795.00 and what is left after the fee for carpet cleaning subtracted from $750.00 for 4102.
