I am rejecting this response because: No one has been in contact with me from any insurance company. The business owner has not been in contact with me either to tell me what is going on.

Review: I am currently selling my home. Ebert Home Inspections was contracted by the buyer to perform a home inspection. My air conditioning unit in my townhouse is less than a year old and has not been touched by anyone since it was installed. I came home from work on the day they performed the inspection and my air conditioner was not working. I checked all fuses/switches throughout the house and could not find the issue. I called my Realtor and she was able to get me the name and phone number of the inspector. My husband called [redacted] (inspector) and explained that the air conditioner wasn't working and asked if he knew why. [redacted] confirmed that the air conditioner was in full working order when he went into the attic to inspect the furnace, but upon opening the furnace cover the switch broke. He proceeded to put tape around the broken switch hoping it would fix it, placed the cover back on the unit, and marked it as a defect on the inspection report. He is stating that it was a defect on the unit and is refusing to pay for the damages - stating "its still under warranty, I don't know what you're so concerned about." I've contacted my original installer and he stated that if the cover wasn't taken off properly that the switch would in fact break. The inspector told my husband that he will not paying for the damages even though the switch only broke due to carelessness on his part.Desired Settlement: I want the inspection company to pay for the repair of the switch and cost of installation. Approximately $300

Review: I had a home inspection done at my house that I bought in May of 2011 [redacted] was my home inspector

He failed to inspect a roof that he said was good and would last 10+ years which did not

I have had many repairs on this roof and it got so bad that I had to get a whole new roof

There was rotted wood everywhere

the roof was bad before I even bought the house

It has cost me $8,000 to replace the ply wood and shingles

$8,000 should have been taken off the house when I bought it so I could repair the roof.

This inspection part of the house was terrible and if they have inspectors that cant catch things like this is not good at all

I tried by email to settle this and they will not do anything so I told [redacted] that I will bring this to the Revdex.com

home inspection is a big deal and if things aren't caught such as my roof is a HUGE deal

I shouldn't have been told this roof was good when it was not at allDesired Settlement: I would like a refund $4,000 check for me to split for the cost of the new roof

I think that is fair

Response:

Eben‘ Home Inspections performed the above referenced inspection on March 7, 2011. [redacted] was purchasing a short sale, and requested a handwritten on the spot report which we provided him with on March 7‘”, 2011. We were not informed about the problem by the client until November 6, 2013.

When an issue is brought to our attention by a previous client, our normal protocol is to return to the property to re-inspect the concern of the client. We were not afforded that opportunity since [redacted] contacted us demanding reimbursement after the repair/replacement had already been made.

Furthermore, if you read our attached correspondence, sent to [redacted] via email, you will see that our home inspector, [redacted], had made several notations about leaking, staining and mold. A copy of our original report is also included.

Our Standand of Practice includes reporting visible signs of damage or necessary repair seen at the time of the inspection only. We cannot predict what might happen to a home in the future.

Also, we responded to [redacted] concern, even though we were never paid in full for the inspection. If you have fun‘her questions, please feel free to contact me.

Correspondence: November 12'” [redacted] wrote:

"After reviewing the report there are at least 4 references to leaks and mold in the report. March 7, 2011 report.

(In the Summary #1) The report indicates that leaks were noted at the second floor bathroom and kitchen. At the time of inspection lindicated the flashing was leaking, and that the intersection of the main roof and the west side elevation was leaking.

(on page 9) I indicated that leaks were noted on the bathroom floor from the roof and that mold was noted on the bathroom wall in the basement

(On page 13 in the reporv [indicated that leaks were noted on the ceilings of the kitchen and 2nd floor bedrooms

(on page 15) 1 indicated that tar used to repair roof had dried out causing a leak in the kitchen.

Dear[redacted],

In response to your concerns, l reviewed your report and must agree with [redacted] comments. As stated in your Pre-lnspection Agreement, attached to your report, our inspection is a visual inspection only. We can only report what is seen at the time of the inspection.

[redacted] pointed out many red flags to you that should have been further investigated prior to closing. Although the roof was dry at the time of inspection, there was evidence of staining in multiple areas.

A root‘s life span depends on weather conditions and sun exposure. Since we performed

the inspection, almost three years ago, we've experienced many storms and hurricanes that can

cause pre-mature deterioration and damage.
