Thank you for your reply regarding my complaint #***. I have attached the estimate and agreement which was reached through email messages between 6/18/and 6/22/16. The paint job and initial repairs were completed between 9/12/and 9/28/ I have also attached the lengthy text mail chain of communication which included the notification of failure of the paint job on 6/1/(months following completion), and the lengthy requests and accommodations to Mr***'s schedule for repair between 6/1/and 10/3/17. It should be noted that our house is an eyesore in the neighborhood and no other house had a paint job that failed like ours did over the same period of time following the same winterWe had a winter lease agreement and did not inspect the property until spring when we noted the paint job failure and immediately informed Mr***.I do not have confidence that Mr*** can repair the job and I request a refund in full. Could you please confirm that you have received this response and the two attached pdf filed.Thank you, *** ** ***

The reason the owner is dissatisfied with the paint job, is she expect the house to look as good the following summer as it did when I finished oiling the house.When she bought the house the wood siding on the house was very dry and hadn't been oiled in a number of years.When I oiled the house, the...

oil soaked into the wood and looked great when I finished.The problem with dry wood is that it needs multiple coats of oil to build up on the wood so the oil stays on the surface of the wood. That is what protects the wood from the harsh winter conditions we have here in Truckee. Last winter, was one of biggest winters we have had in years.The white patches she is talking about, was caused by not having enough oil built up in the wood to keep the water and sun from drying out the wood. What the owner expected was that 1 coat of oil, should protect the wood that was so dry. Her husband did use the oil that I left them and he recoated the garage doors and they look great, because it has the second coat That is what most of the house still needs, to protect it from the weather.  What the owner should understand about maintaining a natural wood siding house in the mountains, is that the weather sides of the house and decks should be re-oiledevery 2 yearsI hope this helps the owner understand why the house looked great after I finished and why she saw white patches the following year.I cannot go back and redo a job that was done right the first time because the owner expected a poorly maintained house to last longer after one coat of oil.[redacted]

I am rejecting this response because:1.     I did educate myself on care for a home in the Truckee/Tahoe Donner area when I purchased the home.  I was told by the building inspector that the home would not need to be stained for at least another year.  This was confirmed by both a building engineer and a painter who I consulted at the time.2.     I decided to stain the home the following year (2016) because I wanted to maintain it well.  (I had repaired every item noted by the home inspector as needing repair the prior year.)3.     I called the building inspector for the town of Truckee today to ask his opinion.  He said that homes in Tahoe Donner/Truckee should be stained every 3 to 5 years and that the only thing you needed to do more often was sealing the driveway (which I do).4.     The issue is not the maintenance (when or how many times the siding was treated).  The issue is with the method by which the treatment was applied.  Mr. [redacted] used a spray application and, according to his own comments, he did not use a brush to work the product into the wood grain and thereby seal the grain (as I requested and he promised, see email dated 6/21/16 in which I asked for confirmation of his method.)5.     As evidenced in the pictures of the front gable there are visual inconsistencies in the color and finish that were apparent before the stain job was in place for even one year.  On closer inspection, it is obvious that this is inconsistency in the sprayer’s application of product leading to buildup at the time of application causing runs, drips , and sags that were not properly brushed out.  Instead of using a brush, he wiped it out with a rag.6.     I have no confidence in Mr. [redacted]’s workmanship.  He agreed at first to correct the problem and did not show up for months when he had promised to do so (see string of text messages).7.     I would like a complete refund.  I do not want to work with a vendor who does not honor his agreement or stand behind his workmanship.  In addition, his tone, throughout this communication, has been condescending.

As I said in my previous response to Ms. [redacted], she needs to educate herself on how to maintain a  natural wood siding house in the mountains. My suggestion is to talk to the paint stores about keeping a house oiled so that it looks good.It isn't like maintaining a house in the flat lands where you don't have freezing temperature s and snow. In that environment you put a coat of paint on the surface of the wood and it keeps the sun and water from getting into the wood. With natural wood siding houses you have to build up the oil in the wood to keep the weather out. Ms. [redacted]s house had not been oiled in a number of years and she needs to build up that oil if she wants her house to look good.[redacted]
