Education Realty Trust, Inc. Reviews (2)

I moved to 109 tower apartments on January 11, 2016. Before I moved in here I was never given a tour of the apartment. I can clearly see why, the apartment previously had a fire and I'm assuming that was the reason why I never got the opportunity of viewing it before I got here. I gave the apartment manager a list of all the renovations that needed to be done which they never put into action. However, I never complained I just continued to reside there. Recently, my car was towed for parking in a reserved parking area I had no problem paying to get my car back because that was my fault. However, today as of February 2, 2016 I went downstairs to go to work and my car was towed. I respectively went into the office to speak with the property manager and he said that my car has been parked for over 30 minutes. There is no sign or any rule to let the residents know how long we are allowed to park. I went to go confront him about my car being illegally towed. The name of the property manager is [redacted]. He was very unprofessional and got up into my face and threaten to evict me out tonight. Therefore, I went to the [redacted] to file a report against him and the company. He stated that I must pay $200 cancellation fee to cancel my lease. I never stated anything about canceling my lease so why should I come out of pocket over a threat that was made to me. I just paid my rent yesterday and would love to get my money and my car back. I am a full time college student working part time just to pay my bills and my classes. This kind of disrespect should never be tolerated. The only professional staff working there is [redacted]. She was very respectable and tried to explain to me a better solution. However, I no longer want to stay here knowing any day they can just come in and put me out. This place is very unprofessional and I [redacted] no longer take any disrespect from Mr.[redacted]Desired SettlementI no longer want to affiliate myself with this company. I just want the company to please give me my car and my recent rent. I do not have any way of getting my car since it is under my mothers name and she does not reside in this area. I want the towing company to kindly bring me my car and for my rent to be reimbursedBusiness Response We are truly sorry for any inconvenience caused for this resident. We go to great lengths to ensure that we provide a happy, healthy and safe community for all residents and that all residents are treated with honesty and respect. In this instance, the resident's car was towed from a parking space on community grounds after exceeding the 30-minute parking time limit. However, that parking area is primarily for loading and unloading and is clearly marked regarding the 30-minute restriction. These spaces are generally used by residents moving into and out of the community or briefly unloading groceries or packages. We have an agreement with a [redacted] parking garage right across the street that provides our residents ample long-term parking. That agreement is disclosed to residents whenever a lease is signed. Our management team did help this resident recover her car the day it was towed. We are not affiliated with the towing company and feel that our staff worked with the resident to achieve the best possible outcome a practice we encourage in all of our community staff members. With regard to potential fire damage to the resident's apartment, there was a fire at our community in late 2015. The fire primarily caused water damage due to the fire suppression sprinkler system. We circulated e-mails on at least a weekly basis keeping residents informed about the fire, any building damage and the work being done to repair the damage. While water remediation was taken care of immediately, some repairs took longer than expected, not because of inaction on our part but because of an extremely lengthy permitting process through the City of [redacted] all of which was regularly communicated to residents. To the best of our knowledge, all property damage has now been fully repaired, though we will follow up with this resident and all of our residents to make sure that they experience no further issues. This resident sub-let this apartment from another leaseholder and continues to reside at our property. We take great pride in our communities, our policies and our staff. We will continue to work with this resident and with all of our residents to try to create the most comfortable living experience possible at [redacted] for all community members.

Are apartment has had unfixed water damage from over month ago with areas of the apartment left with unfinished walls and missing base boards. We noticed water a couple weeks after we moved in (august) and told staff who said they would work on it and sent someone who was supposed to fix the problem but didn't properly fix it, we then noticed another leak and reported it, the new manger seemed not to care and it took days for a crew to show up, she also left us with unfinished floors for over a month, and still hasn't been bothered to have them come repair the damaged walls and replace floor boards. Horrible management here, took two months to get ice machine hooked up, and still haven't properly connected exercise equipment to internet in gym. And all of this is an obvious case of "Neglect of duty" as my council has informed me. Hopefully we can get these things fixed without further escalation.Desired SettlementWant above fixed, and also some type of compensation. Business Response In response to the complaint from Mr. [redacted] regarding a flooding incident in unit 101 at The [redacted] Apartments: Mr. [redacted] was not in contact with the office during or after the incident occurred. Management and contractors responded immediately to the flood as reported by Mr. [redacted]'s roommates, and began providing immediate remediation and repairs to the unit. The flooding did not occur in Mr. [redacted]'s bedroom. He was only affected indirectly, as remediation required the removal of his baseboard for a short period of time to ensure proper drying. Repairs also included proactive environmental treatments to all affected areas within the unit to prevent health concerns. This included thorough humidity testing to make sure work was complete and the area was dry. Emphasis was made to conduct all repairs thoroughly with as little inconvenience to the residents as possible. In regards to Mr. [redacted]'s request for compensation, a $100 concession was applied to his account on October 16, 2014, although his lease contract states that the property is not required to provide such compensation.Mr. [redacted] is incorrect in stating that the internet is not connected to the equipment in the gym, as that particular issue has been resolved for an extended period of time. An additional inspection was made on January 21, 2015, and all equipment remains in operating condition. The Lotus disputes any claim of 'neglect of duty' and has already provided more than adequate compensation to Mr. [redacted]. As of January 30, 2015, all issues within unit 101 at The Lotus Apartments have been addressed, corrected, and confirmed to be in good working order.Consumer Response (The consumer indicated he/she DID NOT accept the response from the business.)Sorry for the delayed response your response was being looked over and analyzed. The sheer amount of gross inaccuracies you responded with is a testament to the way EDR runs its apartments. Most of these statements could be nothing father from the truth and we believe constitute Libel. First you are correct the flooding did not occur in "Mr. [redacted]'s bedroom" the Flooding originated in his bathroom so I don't understand how Mr. [redacted] wasn't "immediately affected ", along with this Mr. [redacted] was the one to bring the water leak in his bathroom to the staffs attention so any suggestion that Mr. [redacted] didn't contact staff is simply incorrect .Second the statement that Mr. [redacted] wasn't directly affected is a blatant falsification of events. The first water leak originated in "Mr. [redacted]'s" Bathroom damaging the vanity and Floor Board and leaving his shower and sink nearly unusable for over a week due to a large dehumidifier blocking the shower door and drainage tubes occupying the sink. The second leak required the removal of a roughly 7x4 foot section of flooring in the common hallway that took over a month to be re-installed leaving Mr. [redacted] to have to walk across unfinished and glue covered concrete on a daily basis and having to navigate doors that had been taken off their hinges for the same period of time. Along with this Mr. [redacted] was forced to endure a week of unbearable noise levels in the apartment due to the 24/7 running of six commercial fans and two Dehumidifier running in the apartment for over a week. Third the statement that all work has been finished and finished to ensure no health concerns arise is simply not true Mr. [redacted] noticed a large spot which appears to be mildew or mold that is creeping its way up the floor board and swiftly reported directly to the manger [redacted] After he noticed this problem he immediately sought medical advice from his physician who advised him such deplorable conditions can be the cause for respiratory problems. Additionally [redacted] has concluded the presence of mold and mildew in indoor air has been clinically associated with more than just allergic reactions. Some studies show a link between airborne mold spores and depression, and even death. EDRs Short cutting of the job may have put Mr. [redacted] and the other tenants of the apartment in harm's way and if any medical issues should arise in the future due to these possibly harmful spores EDR Trust along with the [redacted] property owner could become held liable not just for Mr. [redacted] but also the other tenants of the apartment if it does in fact turn out to be mold/mildew. Fourth although the management staff has gone out of their way in the last week to repair most of the problems there is still the water damaged vanity and adjoining piece of floor board (that may have mildew or mold) that need to be replaced. Fifth EDR trust is incorrect in stating the workout equipment has been connected for some time because they still do not work, they shut down and restart when any of the internet required functions are tried. Sixth we still hold firm that the [redacted] Neglected their duty by taking roughly 5 plus months fixing all the problems related to the water leak. Mr. [redacted] would like to see all these problems addressed soon or other courses of action [redacted] have to be considered, Mr. [redacted] would also like an apology for the libel that was perpetrated in EDR trust response If these concessions are completed we [redacted] close our complaint with the Revdex.com.Final Business Response Thank you for contacting EdR regarding the complaint about The Lotus - our community in [redacted] I have personally followed up with the management team at The [redacted] in regards to Mr. [redacted]'s original complaint. The local management team as well as the regional director and director of construction over The Lotus and all reported that all repairs to Mr. [redacted]'s unit have been completed and resident has verified satisfactory completion in writing. During this time inspections and moisture readings were completed and verified that there is no presence of mildew or mold in unit. The "...large spot which appears to be mildew or mold..." was confirmed to be water-damaged baseboard which was replaced within 24 hours of receiving resident's concerns. At this time, all machines are operational in The [redacted] fitness center and The Lotus is working closely with their internet provider to provide a long-term solution for the intermittent connectivity issues that are occurring on select machines. We apologize for any inconvenience that was experienced by Mr. [redacted] or other tenants during the time of repairs.
